Motel One Edinburgh-Royal exceeded our expectations. The room was very clean, comfy bed, and a window that opens (which is much appreciated). Tea and coffee provided in the room and also available free in the lobby. The lobby itself has a great vibe. Great place to have a drink or just hang and people watch. All of the staff were friendly and helpful. The hotel is very close to the train station and an easy walk to the Royal Mile and all the beautiful sights of Edinburgh. Would highly recommend.
Great Location, bathroom little, great experience
Everything about Motel One in Edinburgh is just above average. Apart from the price which is sky high for the adequate standard of accommodation . I note that Motel One costs less in the London locations. Charging according to demand does not lead to good value.

Great location. Wonderful stay, except one day missed cleaning our room. We asked for towels and received them.
We stayed twice at the Edinburgh Motel One Royal. First stay was perfect since we had booked a room with a view. During the second stay which was not booked in advance a room, we stayed in a very quiet room in the back of the hotel but with very small windows. It felt a bit like a bunker. Anyway, that didn’t bother us since we were out exploring. The hotel is very much centrally located. You can walk to the train station.
We had a very pleasant stay in your hotel. The location was perfect and the accommodation very comfortable. We had breakfast on one of the days which was very tasty, however my husband would have loved a little better choice of hot food. The staff were very pleasant and accommodating.. We had cocktails one evening, most enjoyable.
I love the location! It is central for everything. The only complaint is about the very low tables where we eat breakfast. Uncomfortable to lean over to eat. Rooms are small but that can't be changed.

Staff was welcoming and the breakfast bar was well stocked and had a good assortment. My room was nice and clean. I appreciate being able to store my bags after I checked out so I could see a little more of the city before I caught my train.

The Breakfast was really good. Nice Sourdough Bread, the pastrami was good and there was a wide variety of food to choose from. The coffee from the coffee machine was ok. Beds were also reasonably comfortable. My main critique would be that the room was a bit stuffy and smelly. The window only opened a bit so it was hard to get in fresh air.
Perfect location for walking all over. Staff is friendly, helpful and knowledgeable. Breakfast was excellent with a nice variety for all including vegans. Highly recommend!

Very handy to Princes Gardens, Calton Hill, Princes street, the Royal Mile and right a cross the street from Waverly Station.
The staff on Reception were ALWAYS, friendly and extremely helpful. However, there were no drawers/cupboards in our room, which was inconvenient and annoying.
Room was clean including bathroom. A second luggage stand would be helpful. Desk staff very hospitable and helpful. Great location (Royal) ! Lots of different types of main floor lounge space which was nice. We ourselves liked that the HVAC system was set at cool (May 19-22, 2026). We heard another guest complain that they wanted heat. I guess a common system can’t please everyone, but we would not want a noisy fan coil individual system in our room. Need a secure wifi with password.
Floor boards creaking, pillar in the middle of the room against which I banged my head at night, ONE garbage can only, worn carpeting. This is a shabby, absurdly overpriced hotel in a good location. You can do better.

The staff was friendly and helpful. We loved the common areas to sit and have a drink or snack. The room - 572 - was an adventure to get to and we loved it! Bed was super comfortable. Everything was great!

The hotel location is a perfect base to visit Edinburgh. Beds are very comfortable and the reception staff were nice. However, in our case our stay was very overpriced (16-19 May) but must be the start of the high season.

Nice hotel, great location. Hotel a bit pricy. No water provided in room, no refrigerator, no snacks. On my Belgium / Scotland 5 week holiday, I stayed in ~20 hotels. Motel One Edinburgh-Royal was the most expensive and the ONLY on that didn't provide water in the room on a daily basis.
The hotel is centrally located and well-served by public transportation. The staff is welcoming and friendly, and for me, that alone is a huge plus. The standard room is adequate in terms of space and comfort. Housekeeping is quite thorough; I would only suggest a little extra attention, such as replacing glasses and bath towels and checking that the electrical outlets are not damaged. The breakfast offers a good variety of both local and continental fare, adequate for the number of guests. However, I would suggest improving the furniture in the breakfast area, including the height of the chairs and tables, as it's not very practical to eat at tables lower than the seats, nor to eat directly in the lobby. In terms of safety, the hotel is equipped with fire extinguishers and escape routes, but in the room without the ability to open the double windows, I felt a bit unsure. Perhaps some written and clearly visible information in the room would help people feel safe. My experience was overall positive, and I can confirm the excellent value for money. Hotel location was great as was value. Decaf coffee would have been nice from the machine in the lobby and a bottle of water in the room. Bed comfy room spacious and also quiet. Breakfast was just right not always easy to find space to eat it though. Enjoyed the stay.
Here is the review you requested: --- Disappointing stay at Motel One Edinburgh after multiple good experiences I’ve stayed with Motel One several times in different cities and have always had a good experience, which is why I chose them again for Edinburgh. Unfortunately, this time was different. We arrived on Saturday evening and were assigned a ground floor room. In reality, it had two half windows high up on the wall, looking out directly onto the external stairwell and the hotel’s garbage bins. We couldn’t even open the windows because of the smell of trash coming in. We asked if we could change rooms and were told that since we were the last to arrive, that was the only room left. They said we could switch the next day if we wanted. But we only had one day to explore the city, and that would have meant packing up in the morning, dropping the bags at reception, and coming back later to pick up the new room – losing at least an hour. Reluctantly, we decided to stay in the room with the view of the bins. The room was also right next to the housekeeping storage area. At 6:45 AM we could hear the linen carts rolling out one after another. They were very loud because of the door opening and closing, and because there’s no carpet in the storage room. On the positive side, the room itself was very clean, and the hotel’s location is excellent, right in the city center where you can easily visit everything on foot. I think Motel One should clearly distinguish these ground floor rooms with half windows from the standard rooms with full windows on the upper floors. What we got didn’t match the quality I’ve come to expect from the chain.
Sent email already but Room assignments were not acceptable. No value for money and imo, a fire risk to have a room with a skylight only.
Very clean, good breakfast and friendly staff
The hotel in every way meet our needs. It was the perfect location! The rooms were clean and the reception area welcoming. It was wonderfully quiet. The morning continental breakfast was lovely and allowed us to eat at different times in preparation for our tours. I will highly recommend the hotel.
