Hotel was clean with good amenities and the staff was wonderful. It’s in a great location and no noise for peaceful sleep. You can get everywhere easy walking. I highly recommend
Regular stays at this hotel for several years. Room quality is inconsistent. In terms of space, view/natural light and overall experience. Never any sense that regular custom valued or any effort made to make sure I’m happy with room. On the upside the staff are otherwise v good and lounge/bar space v good. I would recommend the hotel but in strong proviso you may get a bad room.

I had a mixed experience. I had stayed at this hotel previously and had a lovely room, which was the reason I decided to book again. I booked a room with a view and was initially allocated a very small room with a restricted view due to the roof. In my opinion, the price for this room was not justified. The reception staff were very friendly and offered complimentary breakfast, which I appreciated, although we didn’t make use of it and it didn’t reflect the difference between the room booked and the room provided. The following day we were moved to another room. It was much larger and very nice, but it had a strange sweet smell and there was a bug on the bed. One thing I find difficult to understand is the significant variation in room sizes. Guests appear to pay the same rate for the same room category, yet some rooms are very small while others are very spacious. This did not feel particularly fair.

Easy check in. Loved the breakfast and location to the Mile, Castle. We were even able to walk to Arthur’s Seat. Appreciated being able to store bags after check out till our train.
Excellent location. Rooms are tired, small and dingy. We asked for a quiet room and as high up as possible. We got a room next to service area and near lift on the third floor. This room had a large pillar in the middle, really small and dark. After a lot of to and fro with a reluctant reception staff who insisted the room we were allocated was quiet (not so) we were given a room on the 6th floor much lighter and acceptable though still in need of a little tlc. This begs the question whether any requests are read and taken seriously.
The property is very close to all the attractions, about 400 feet from the train station and the Airlink 100 bus that takes you directly to the airport. The breakfast is generous, although I would recommend more options for those with celiac disease and lactose intolerance (including lactose allergies). The room is cleaned every day, and the towels are changed, which we greatly appreciated. The staff is really friendly. I would definitely stay here again.
I was from 6/7/2026 to 6/13 in room The One with a View. Staff : welcoming, helpful, attentive, responsive, eager to please. I want to stand out the man who made my chech-in : my room was very cold due to understandable reasons and he brought me very quickly 2 elect heaters( perfect). The 2 girls in the check-out ( Maria and another with brown curly hair) good too. I found the hotel cozy and I felt like at home.
Central location excellent, as were breakfasts and remodeled rooms. A wonderful chain for traveling in UK and commonwealth countries.
Quick efficient check in, one of the rooms was fabulous and other met our expectations. Price was decent nothing exceptional but given the tourist season in Edinburgh was very acceptable. Great breakfast and good drinks at the bar in the eveing
Motel One is in a fantastic location in Edinburgh. The rooms are nice sized and comfortable. The breakfast was very good and the bar offers great drinks and small food offerings. The staff were very helpful and friendly. Overall a really great hotel.
Great location! Breakfast choices were good. I inquired months ago about detergents and cleaning products. Someone checked with housekeeping and I was assured that sheets and towels were fragrance free and no strong smelling products were used. Towels were fragrance free but sheets and comforter were NOT. Made me sick.
Everything was wonderful! Surpassed all expectations. Wish the chain had a different name. For Americans, Motel does not connote something fine, in general. Hotel is more like it!

We loved the quiet atmosphere of the whole place. The breakfast was OUTSTANDING. Beds were really comfortable. Overall very nice place to stay and super convenient to Royal Mile, Castle and Princess Gardens. It was a little pricey, but I still say worth the money.
Hotel was in a great location, nice bar area, basic but have everything we needed, really comfy bed and pillows. clean room. Strong smell of disinfectant in our room which was better than a musky smell but felt it was too strong and perhaps covering something up…was worried this would affect our sleep but it didn’t and Infact the windows were sealed and it was a very quiet hotel with soundproofing to the outside which was good.
Motel One Royal Mile is in a great location. Staff was friendly and helpful. Breakfast was very good and was kept well stocked.Room was clean and comfortable.
Comfortable room, bed was lovely and comfortable. but the outside window was broken and couldn't be closed so it was a bit noisy at times. I did not see any local fresh porridge at breakfast time which I thought was supposed to be available, only instant porridge that you had to add hot water to.
Í had expected a standard room but was allocated a family room on the sixth floor. Unfortunately, it had no view and was quite a long walk from the lift. That said, the room was clean and comfortable, and we had a good night’s sleep.

Motel One Edinburgh-Royal exceeded our expectations. The room was very clean, comfy bed, and a window that opens (which is much appreciated). Tea and coffee provided in the room and also available free in the lobby. The lobby itself has a great vibe. Great place to have a drink or just hang and people watch. All of the staff were friendly and helpful. The hotel is very close to the train station and an easy walk to the Royal Mile and all the beautiful sights of Edinburgh. Would highly recommend.
Great Location, bathroom little, great experience
Everything about Motel One in Edinburgh is just above average. Apart from the price which is sky high for the adequate standard of accommodation . I note that Motel One costs less in the London locations. Charging according to demand does not lead to good value.

Great location. Wonderful stay, except one day missed cleaning our room. We asked for towels and received them.
We stayed twice at the Edinburgh Motel One Royal. First stay was perfect since we had booked a room with a view. During the second stay which was not booked in advance a room, we stayed in a very quiet room in the back of the hotel but with very small windows. It felt a bit like a bunker. Anyway, that didn’t bother us since we were out exploring. The hotel is very much centrally located. You can walk to the train station.
We had a very pleasant stay in your hotel. The location was perfect and the accommodation very comfortable. We had breakfast on one of the days which was very tasty, however my husband would have loved a little better choice of hot food. The staff were very pleasant and accommodating.. We had cocktails one evening, most enjoyable.
I love the location! It is central for everything. The only complaint is about the very low tables where we eat breakfast. Uncomfortable to lean over to eat. Rooms are small but that can't be changed.

Staff was welcoming and the breakfast bar was well stocked and had a good assortment. My room was nice and clean. I appreciate being able to store my bags after I checked out so I could see a little more of the city before I caught my train.

Getting to your royal residence in Edinburgh is a breeze – it’s within walking distance of Edinburgh Waverley station and a mere bus ride from Edinburgh Airport. You’re sure to be impressed by the central location of our design hotel, just a few side streets away from the famous Royal Mile.
