Breakfast buffet offerings were fabulous! Room on this visit was comfortable and the temperature was well regulated. On a previous visit a week earlier room temperature was too warm to sleep comfortably.
My wife and I stayed at the Motel One Edinburgh Royal mile for our visit to Scotland. Location was everything when we chose this hotel, and it's location is grand! It is close to the Royal mile, Edinburgh Castle, St. Giles cathedral, walking distance to shops/pubs/restaurants, and Waverly train station was right across the street! The service was on point, and the breakfast was good! The rooms are sparse, but functional. The bed was comfortable. Above all, the room was clean! I would stay here again. The improvements I would make would be washcloths and hair conditioner in the shower/bathroom (that's it!). Great stay, otherwise.
It was extremely disappointing. The room stank of chemicals which made our eyes sting and meant we both woke up with headaches. There was no window in the room which was not made clear on booking. The room was not very clean too. Location is brilliant and staff are lovely.

We love the hotel, the team is amazingly kind, for newbies: there are rooms without windows but:its a n old house. Not all roosm have real windows! We had it, and we love the place It is close to all places and the breakfast is amazing
Great place to stay, right in the middle of all the interesting places. The Airlink bus from the airport stops just a minute away. Room and bathroom were all very nice. Breakfast is more than enough, finding a place to eat can be tricky but we managed. We'll be back!
Towel for shower are too small and in The room there’s too light during the earliest morning hours
It was a last minute booking and I received excellent service. I was able to access my room at 09:00am after a long journey, it was cool, clean and had everything I needed. Staff were excellent. The bar being open late was great to catch up with old and make new friends.
We really enjoyed our stay. We had a lovely room with a great view. The location is perfect. The only complaint that we have is those awful plastic cups in the room; please cold we have china ones! The Clipper tea is excellent. The instant coffee in hotels is always a disappointment!

Another excellent stay at Motel One Edinburgh-Royal, our go-to hotel whenever we visit Edinburgh. The location is perfect, the rooms are always clean and comfortable, and the staff are wonderfully friendly and welcoming especially at reception . We look forward to returning!

Good location. Room size and storage: OK. Room quiet. Bed comfortable. Wi Fi and shower: good. Breakfast good. Layout of hotel a bit of a nuisance with reception on mezzanine level and only one lift stopping at that level.

Room was excellent, comfortable beds and great location. The only issue I had was the lack of transparency in the price. When we booked the room it stated on the quote that the price included taxes and fees, and this was in fact incorrect. While I completely understand the hotel has no control over taxes implemented by the government and council, it was fully aware of the tax and chose to not include it in the quote despite stating the quote did include taxes. For this reason, I would not recommend the hotel to friends and family. I prefer a place that is honest in their quotation, allowing guests to accurately compare prices across all hotels.

Great location, fun vibe!
Fantastic hotel, I have stayed here before so I knew it would be perfect to take my mum who struggles with her mobility and the wheelchair access and accessible room was perfect. The location is so central to everything in Edinburgh and the staff are so friendly and helpful. We really enjoyed our stay here and it was a bit on the pricey side but that was due to the fringe festival and the Edinburgh tattoo being on but for location and convenience it's worth the cost. Thank you for a lovely stay. 😁
I have stayed for several years running at this hotel, and am generally happy, aside from the very high room rate, which I appreciate is excessive due to Festival time. Friendly staff, room comfortable, if rather small. And I still don't understand why there is no way of plugging the basin (retaining water). This is very inconvenient for people who wear contact lenses and is environmentally unfriendly as you have to keep the taps running. Location is the hotel's key advantage and the main reason I keep coming back.

Awesome location minutes from the Edinburgh Waverly Station, Royal Mile, and Fringe Festival. No phones in the rooms with the exception of accessible rooms I was told by reception. They indicated they are not mandated to have phones in the rooms. I had a concern about safety in an emergency. They said there number is on the card your keys come in. I said not everyone has a phone. Saturday there was a lot of street noise. I could hear both vehicles and people into the early morning hours. While sitting in the lobby the next morning I overheard a female guest complaining about the noise. Our shower would vary in temperature. There did not appear to be an exhaust fan in the bathroom. The bathroom is quite small. Following a shower the walls were dripping, and the mirror totally fogged up. When I checked out they said they would have someone look at the temperature issue. There was a safe in the room. There was very little room for storage. We left everything in our suitcases. Upon arrival we requested an extra blanket and luggage rack. Both were delivered promptly. The staff were friendly and responded to requests quickly. The hotel was clean and comfortable. There was a buffet breakfast in the lounge area , however we did not have it. Coffee is available from a machine for guests. It was extremely busy in the area and difficult to get a seat in many places with all the people concentrated in the area due to the events. I found it to be expensive for what we got, but I guess it is the location and the events that were on.
All was good except the price for a room which was situated exactly next to a footpath/stairs. Every 5 seconds you had tourists in your window. That's not okay for a room over 300 pounds.

Perfect location! Staff was friendly and helpful. Breakfast was ready early every morning with plenty of Choices. Came back to our room every evening with fresh towels waiting for us. Room was quiet and comfortable considering its very central location. Will stay there again next time we’re in Edinburgh.
The hotel is really nice and in the city center. Very comfortable to visit both the old town and the new town. In front of Waverly Station so that you can get a bus to the airport just outside and get there in half an our at the price of 6 pounds. My room was spacious with air conditioner and enough space. I would have liked another stand for luggage. The towel for the shower were very small. The menu for breakfast was fabulous. The whole staff is really nice and ready to help.
Fantatic location.
The room was too far from the reception taking lift 2 times. The room itself was typical Motel One standard. The attitude of bartender at night was so bad that he kept on talking with one customer and not bothered to let other 5 people waiting.Just too selfish and not customer friendly at all.
Think the hotel is great. Staff are friendly, location is amazing. Beds are comfortable. Rooms are clean. My only gripe is the toiletries. No hair conditioner.
Location great, but paying for a city view and getting a view of fence and a few trees when we had specified it was our first wedding anniversary was quite a let down on our night to be honest

Travelling with my grandson I wanted somewhere close to the train station yet also close to the Old Town. Motel One - Royal fitted the bill and we loved our stay at the hotel. Room much bigger than expected, clean, comfortable and easy walking distance to all attractions. Would recommend and will return.

The room was fine, would have been nice to have had a phone to call the front desk, and a refrigerator. As an older adult I wish my room would have been closer to the main entrance. Would have been Nice if I was told it was going to be so many turns, stairs and elevators to navigate on my three night stay.

I can’t say enough good things about Motel one Royal. The location is perfect for a visit to Edinburgh, and the staff are so accommodating and make you feel at home. In particular I want to point out one staff member, Pete, who went above and beyond to make us so welcome at Motel One. We have stayed there many times and I am sure we will be back. This was a great experience perfect setting in old town plenty of things close by along with the castle. At the desk Kyle assisted us with our luggage as it was a day behind and he secured it as soon as it arrived.
Breakfast was poor, crowded and not everyone had a seat. People stood around eating breakfast!! Plastic cups in the room. For £250 a night I would expect a proper cup! Basic hotel
Coffee cups are not cleaned properly. There were coffee grinds stuck to the side of the cup.very limited counter space and/or hooks
Excellent location, just steps from the Royal Mile, and the hotel staff were exceptionally friendly, welcoming, and helpful throughout our stay. I do have one suggestion. Why are the reception staff required to stand all day? They were professional, cheerful, and doing everything they could to make guests feel welcome. It seems unnecessary to expect them to remain on their feet for an entire shift. Please consider giving your reception team the option of sitting when appropriate. It would be a small change that could make a big difference to the comfort and well-being of such dedicated employees. Happy staff help create happy guests.
Overall a good experience. There were some hot water / pressure issues and on each occasion the room was serviced, we had to go and find a second towel or mugs / spoons had gone missing. Irritating but didn't marr our otherwise pleasant stay.

The room 664 was nice, cozy and spacious. We just loved it. If only there had been a fridge It would have been perfect. The breakfast was really rich. After eating it, we had power to walk for miles around the city. Your motel is fabulous.
