Great professional staff, perfect location, and great value!!
The location of this hotel is wonderfully central. The staff could not have been any more efficient, helpful and friendly. Only the breakfast was a slight letdown - I would have liked a large selection of bread/rolls. And scrambled egg/ fried eggs/bacon would have been nice. But overall, an excellent experience.
Ideal location in Edinburgh. Comfortable bed, lighting could be better. Unfortunately mirror was in a dark area this made it difficult to do hair/make up. Staff very friendly, reception area was nice. We would stay again.
Room/Bathroom were both quite dirty, dated and very dark. Had to walk through a bit of a maze to get to the room in another building

We would highly recommend Motelone Royal. Service and all staff polite friendly and efficient. Clean and really well presented bar lounge area. Super comfy bed and pillows. Fab location.
Super Lage
Our stay at Motel One was okay overall. Check-in was disappointing, as the clerk seemed distracted by his phone and didn't provide much information. We weren't offered the complimentary water or told about breakfast information or other hotel amenities. The room was a bit lacking in conveniences. There were no glasses and no phone to contact reception if we needed anything. We also had quite a bit of luggage, and getting to our room involved two elevators and stairs, which wasn't ideal. That said, there were definitely some positives. The view from the room was fantastic and made the trek worthwhile. The room was more spacious than expected, the bed was comfortable, and the shower had great hot water. The sofa, however, was worn and looked quite dingy. The toiletries were minimal, with only a combined body wash/shampoo and no conditioner. The location was excellent and very convenient, which was one of the best parts of our stay. Overall, while there were some frustrating aspects, but the comfortable bed, beautiful view, and great location made for a decent experience.
Awesome staff, very attentive. Room was clean with a pretty nice view. Hotel was centrally located with a tenth of a mile walk from the train station and up to the Royal Mile. Would definitely stay there again!

We are very happy with our stay at Motel One. All staff were very friendly and welcoming. It was very nice to have the luggage storage available when we arrived before our room was ready. Room was clean and comfortable. Yummy breakfast with lots of options. Excellent location. One feedback I have is to have anti slip mats for the shower available to borrow. Our 5 year old found the shower very slippery.
Fantastic ! From beginning to end. The staff was so helpful and everyone we met made our stay seamless. The breakfast was amazing! The location in Old Town was perfect and we could reach our travels if bus,trains, airport shuttle with ease.
Great location to walk to the Royal Mile especially if you come from the train. The only issue we had is that they misplaced my wife's bag for 10 min. They couldn't locate it. When that stressful situation was resolved, it was a great place to stay
Overall an excellent stay and perfect for our needs. The staff were excellent. Very friendly and helpful. The only minor niggles were having to put the kettle on the floor to boil as there were no plugs available at desk level, the shower took a bit of fiddling to get going as initially every time I turned it to hot it turned off! Eventually this seemed to rectify itself. Not great pressure but perfectly adequate and we were top floor. That aside the room was clean and comfortable and we appreciated the air conditioning! The buffet breakfast was very good and filled us up nicely for the day ahead. Just a bit of a gamble as to whether you were able to sit at a normal table or low coffee table, but to be fair we managed to get seated without a problem both mornings we were there. Overall a very good stay and we would definitely consider staying there again.
Very happy with our stay. Great boutique hotel. Lovely ambience. Friendly. Rooms were nice. Bfast looked good and had everything needed. Location was excellent! For all that, I thought it was very reasonably priced. No hesitation in recommending Motel One Edinburgh-Royal.
Loved the room - although warm due to the heatwave I appreciated the front desk clerk giving us a fan. Also appreciated that we could store our luggage til the room was available.
Comfortable rom with a nice view of the city streets. Breakfast was good and location is perfect. I sure wish you had AC because it got hot in our room but thank you for the fan.
A/C in room was broken during a heatwave. Room was much hotter than the rest of the hotel, despite reception claiming A/C in our room was working properly. I asked if someone could check again and assist with me with adjusting the temperature, but no one ever came. Would not have booked here had the website not advertised A/C.
Excellent location close to the train station. Welcoming staff and very clean, well-appointed hotel.
Hotel was nice , clean and situated within walking distance of all the sights. It was a half block to take the buss to and from the airport. I would return if I go back to Edinburgh.

It was a really great experience and the location was strategic. Reception was very friendly and helpful with my questions and inquiries. It would’ve been really great if the rooms had a fridge (or did I miss it?). I also almost tripped many times in front of the reception near the stairs on the way out because I think the flooring thingy was kinda uneven / not flat. Like there’s some pocket of air inside. But otherwise, everything was great and I loved staying at Motel One Royal :)

Dated rooms, with corridors that smelt of damp mould. Basic provisions in rooms. Hard beds. Possibly one of the most expensive hotels in the UK for the standard provided. Friendly helpful staff.

Great location! Extremely close to the Royal Mile. Staff was friendly. The rooms were clean but needed small air conditioning units. It was hard to sleep with it so warm in the rooms. I am sure its fine during the winter.
Reception Staff member could have been a bit nicer with his responses, I felt like he was giving me a bit of an attitude. Also I did not receive water as I usually do as a beOne member. Other than that I still love this hotel, will still return as a guest.
Hotel was clean with good amenities and the staff was wonderful. It’s in a great location and no noise for peaceful sleep. You can get everywhere easy walking. I highly recommend
Regular stays at this hotel for several years. Room quality is inconsistent. In terms of space, view/natural light and overall experience. Never any sense that regular custom valued or any effort made to make sure I’m happy with room. On the upside the staff are otherwise v good and lounge/bar space v good. I would recommend the hotel but in strong proviso you may get a bad room.

I had a mixed experience. I had stayed at this hotel previously and had a lovely room, which was the reason I decided to book again. I booked a room with a view and was initially allocated a very small room with a restricted view due to the roof. In my opinion, the price for this room was not justified. The reception staff were very friendly and offered complimentary breakfast, which I appreciated, although we didn’t make use of it and it didn’t reflect the difference between the room booked and the room provided. The following day we were moved to another room. It was much larger and very nice, but it had a strange sweet smell and there was a bug on the bed. One thing I find difficult to understand is the significant variation in room sizes. Guests appear to pay the same rate for the same room category, yet some rooms are very small while others are very spacious. This did not feel particularly fair.
