Staff are always extremely helpful and friendly. Rooms have always been spotless and comfortable. We arrived early and didn’t expect to get an earlier check in, but we were offered to take our room early if we’d like which was really helpful. Motel one always go above and beyond if there is an occasion during your stay (I.e. it’s Christmas, Easter, etc), and add fun touches around the hotel for guests. The location is ideal for an Edinburgh stay. Right next to Waverley and between the old and new towns. It’s central for all big Edinburgh landmarks. The only reason the score was 9 and not 10 is because the bathroom could be improved with some small extras - conditioner, for example. Otherwise we had nothing we’d suggest for improvement, particularly at the price point of the hotel.

We really enjoyed the overall feel and location of the Motel One Royal, but having to access our rooms by using two elevators or stairwells was rather inconvenient. All of The staff we encountered were truly friendly and accommodating!
Staff was friendly and was able to accommodate my request. Room was clean and quiet. Bed and pillows were comfy! I’m still puzzled why there were clothes hangers in the closed, but no place to hang them, only shelves and no hooks anywhere in the room, I searched the whole place 🤣
Check in was easy and quick, room was decent though weird since I think I got a handicapped room and didn't need. Bar was open late which was nice. Central to everything. Bed comfortable, temperate was adjustable, street sounds were mostly quiet though you can hear everything happening inside the hotel

This hotel is in an amazing location and it’s so cute! The staff is so friendly, they have a great lounge area which has great spread for breakfast, and a full bar to sit and have a cocktail in after your day! Our room overlooked Waverly Bridge and worked great for two people. We were put in an ADA room which was nice because of the extra space but wished we would have had a bit more storage, and that the sink area (pedestal) had somewhere to set your belongings. Overall though I would highly recommend this hotel for your stay in Edinburgh!
Motel one was a nice experience located in the centre of Edinburgh. The room was quiet and pleasant and the staff were friendly.
Helpful staff always willing to help. Generally it is a friendly, warm and beautiful hotel. In Central Point, at the beginning of Edinburgh's Old Town. You go everywhere on foot. Next to the main railway station and all bus and tram stops. Continental breakfast in a place where you need to go in time to sit comfortably. Free coffee and tea are served after breakfast and until late in the evening.
A very clean,warm, hotel,rooms are spacious as are the bathrooms . The staff are extremely helpful and friendly could not fault anything would definitely recommend staying here I know we will come back.
The hotel is in a great situation to access Edinburgh. The lounge and bar area were very comfortable and the staff were professional and friendly.

Great location for Edinburgh. Staff are always polite and friendly. Main bonus on this visit was the no fuss, quick check in which was a great benefit as my wife had been unwell and was very tired after travelling. We were able to go to straight to our room prior to normal check in time which was greatly appreciated. Thanks for a great stay.

The Check-In staff were professional, cheerful and helpful.
My room was miles away. The TV was stuck on audio description and I slept with the fireplace on the TV as I couldn't turn it off. The cups for tea were unpleasant. There was no glass for water. No toiletries provided. My room was freezing cold and I was unable to change the temperature. I could hear the door slamming from the next door room. One of my towels was stained. No ironing board.

We had a wonderful stay at the hotel. Fantastic location and modern hotel. Staff were very helpful and friendly. The only suggestion for improvement was more efficiency clearing the tables at breakfast.
Brought my young baby and staff were very helpful and approachable. Clean room and great location. The only fault I have is that the room was uncomfortably warm, especially at night. Staff were helpful and provided a fan, but that didn’t really help alleviate the heat in the room. I have stayed in the sister hotel close by and also found their rooms to be too warm.

We had a lovely weekend stay. Our room was clean and comfortable and we appreciate being able to decline daily cleaning. Staff were friendly. Not specific to the hotel, but your website, emails and app could be improved in efficiency.
Great location not far from the train station and close to the old city of Edinburgh, the room small but it had a comfortable bed and was absolutely fine for our stay , we had a problem with the shower but they promptly fixed it. And would stay there again .

This was our fifth stay at your hotel, and once again, the hospitality exceeded all expectations. The staff remain as warm, welcoming, helpful, and patient as ever, making every visit truly special. Over time, this place has become like a second home to us, and no other offer could ever change that. A special well done to everyone, particularly the front office team who were on duty from the 16th to the 20th of March — your dedication and professionalism did not go unnoticed.

Comfortable stay. Only stay one night but hotel grest location in centre and room was quiet too. 1st room was hard to find (different part of hotel) but went to reception and they changed my room quickly.
Normally stay at Princess St hotel,but we got moved to this one. No regrets,got upgraded room as it was our 20th anniversary super room facilities and view. Friendly staff .well recommended

The staff were all excellent and by & large the facility was too however could have been improved in a few small ways. For example on arrival it would be normal to have a bottle of water in the room for each guest. We also found it unusual that there was no extractor fan in the bathroom so after showering the mirror was completely misted. The only solution was to open the door to demist it but as the door has a closing mechanism we had to put a towel against the door to prevent it from closing. Finally there is no closable plug in the sink so shaving is only possible by removing the plug, wrapping paper around it's bottom and refixing it back in the sink. Apart from these issues we had an excellent stay.
Friendly staff and very efficient too. Central location which suited us well. I was a little cold at night but should have asked for a blanket which I'm sure would have been provided. We have plans to stay in other Motel One in the future.
Excellent location to Old Town and Princess Street. Value for money Staff extremely helpful and courteous. Continental breakfast had good choices. Rooms clean and comfortable.
Overall a very nice modern and stylish hotel in an excellent location. Very helpful and friendly staff. Lovely, relaxed bar area with reasonable prices for evening drinks. I was less impressed with using the same space and the low informal furniture for the buffet breakfast. We may have been unlucky but we arrived half way through breakfast service on our first day - 9am - and found very little left that we wanted to eat. We waited for staff to replenish but they didn’t. Therefore, a croissant (most of which ends up in your lap) and cup of poor coffee cost us almost £30. We went out for the £14.95 Breakfast Special at The Ivy in St Andrews Square on our second day. This is my only criticism of the hotel and i would certainly stay there again.

Motel One Royal is in excellent location, you literally can not beat it. Perfect for exploring the old and new town. Hotel itself is very well maintained, the room was really nice with comfortable bed and pillows. The staff at reception is very friendly and helpful.
