perfect location for those who need to use the train to visit neraby cities; spacoius room anda wonderfull view on the city; very good breakfast; friendly and helpful staff

Toilet stunk of poo upon arrival for around 2 hours. Wasn’t us other than that room served its purpose and facilities did there purpose, reception very friendly and helpful.
Where to start. Booking in was so efficient and I loved the bottle of water. Great sized room and good view of the station. Bed and pillows were to die for, so comfortable and curtains blocked light out well. Shower was the best I've ever used in a hotel but towels were a bit dry. All staff I ce across were so helpful staff at the bar were incredible especially at making cocktails. I'll definitely be booking again and recommending to anyone I speak to.

Really comfortable and quiet stay
Brilliant stay. Front office was flawless and a clean example of customer service. Bar staff was always friendly. Burgan really looked after us and gave us a bigger room to cater for our family. Hotel was beautiful, quiet and perfect location. Housekeeping serviced our room and give us unclean pillows and towels twice unfortunately, but Burgan was able to provide us with fresh ones. Thanks!
Bathroom drains were stinking of a foul odour from the moment we checked in till we left. The fire alarm went off around 11pm during Friday night for no apparent reason. The staff however were very nice and happy to help. The hotel room was very underwhelming for the price we paid.
Hotel was a little too expensive for the quality of the room and stay, though the staff were brilliant and very friendly and helpful. It felt very much like a budget hotel in room layout and size but looking just a bit better than the competition- but for a lot more money. Picked for the location as we were going to Download Festival by coach and the coach stop was literally down the road from the hotel. Honestly, I think the hotel had to have known and raised rates, as we were paying £135 a night for a Thursday and a Friday, but the hotel didn’t appear busy. Room is very small, not a lot in the way of storage. Only one bedside table was frustrating, and lack of USB charging was disappointing, though there are a few UK sockets around the room. To their credit, there was actually a European socket in the room which is handy for travellers. TV signal was a bit shoddy, lots of pixelation and artifacts, and had a light on the bottom that was so bright it was distracting when trying to sleep. Had to find a way to temporarily cover it so it wasn’t shining in my eyes when trying to get down. Bathroom was better than expected, with good fixtures and clean. But, the bath towels supplied in our room literally had holes in them! Shocking, honestly, but reception sorted it in minutes with fresh, in tact towels, and were very apologetic. Air conditioning worked great, but the duvet was a little too warm for my tastes. Reception again were great and gave us an extra flat sheet for sleeping under instead which helped me sleep a bit more comfortably on the second night. Check in and check out were seamless and, again, the staff were great. Though the room itself was ‘OK’ for the price, I can’t praise the staff enough. They are a big part of why I’d still recommend the hotel if you need the location. If you need to be literally on Manchester Piccadilly’s doorstep it’s a good option, but this is a budget hotel first and foremost. Make sure you’re not paying over the odds, or accept that you’re willing to if you need the access to Piccadilly.
I was so concerned about visiting Manchester for a funeral, particularly not sleep due to tram, train and city life noise. Your team found me a great room, I slept great. Also unprepared for rain the girl in reception lent me a brolly and gave lots of excellent advice. Great people working for you.
Great check in - friendly, helpful and efficient. Nice room. Quiet. Just a strange smell in corridor and in bathroom when extractor not on. Other than that it was great. Oh and tv didn’t work properly - kept saying there was something wrong with aerial.

Had an overnight stay to see a concert at The Etihad. Hotel was in a prime location being right next to the main train station & in the middle of the city centre.

Helpful staff, clean, quiet and funky
The staff at motel one are incredibly friendly and kind. The location is excellent and very easy for getting around the city. The rooms are incredibly clean and well laid out. I love the kettle and tea making facility. It is much cleaner than at most hotels. There are a good number of towels, very good beds. I’ve stayed in many hotels in Manchester and motel one Piccadilly is the absolute best value for money, nice hotel. The WiFi is quite poor and rarely works well. Also, the city has a tramline so it can be noisy for light sleepers, which is difficult. I am always prepared with earplugs but I wish there were some earplugs at reception or maybe in a vending machine. I also wish for a little fridge, but I understand that it is a budget hotel so that’s more for my own convenience as I’m often travelling here for work.

Bed, bathroom, layout are all good. But the WiFi was weak and there was no way to watch streaming services such as Netflix. There was no quick, simple, and cheap breakfast option, like a coffee and a croissant or such. Only the full breakfast buffet.

I arrived at the hotel around midday. The Room was ready so I could check in the staff and reception were all very friendly. It’s literally two minutes from Piccadilly train station for a budget Hotel. I was really impressed with the quality of the rooms and the bedding and the cleanliness would definitely stay again.

I always love staying at Motel One hotels. The staff are welcoming friendly and helpful. I feel comfortable when staying, if I have any questions they are answered promptly and professionally.
Convenient location either by train or if driving, there is a carpark adjacent. Clean hotel with a good breakfast. Staff very friendly. The reception area felt safe. Lighting by the bar could be better? A man with alzheimer's/dementure disease came wondering in, lost. It was really sad and to be honest I decided to go to bed and leave the bar as it was difficult for all and the police who were fantastic with him and everyone in the bar area. I hope he got home ok.
Nice clean rooms and hotel
The room was comfortable, with a nice big bed. And it was possible to open the window at night, which I prefer! The receptionists were very helpful and friendly. More than 4 sachets of milk would have been nice. Quite expensive with the breakfast as an extra.
Excellent experience. The only improvement could be the cost of breakfast for multiple night stays. It is too expensive for what it is. Luke on the front desk is fantastic!
As with all of the Motel One hotels I’ve stayed in, this one is very clean, well presented and is good value for money. Check in is very efficient too and staff are friendly. It’s in a great location directly opposite Piccadilly train station. The only issue was I got very little sleep due to other loud, inconsiderate, arguing guests. This is probably more the fault of it being a Friday night than the hotel itself. Perhaps however signs reminding guests to be quiet and considerate, similar to those in Premier Inns, would be useful.
Excellent All Round- Great location beside the main Train station, quick walk to loads of Restaurants, shops and sights, compact but comfortable room, cool bar and reception, Great continental Breakie, and all very a very fair price. Highly recommend.
Good value for money but don’t expect luxury. Room was very dated. Tv didn’t work properly, no usb sockets like other motel Ones we have stayed in.
On 23 May 2026, I urgently needed emergency accommodation for the night in Manchester because I had missed the last train to London. Dakota Hotel suggested I try Motel One Manchester-Piccadilly which I found. Thank you to Reception at Motel One, for agreeing to book me a room as a walk-in resident, as I did not have a computer to book in advance. I have marked Room 905 as inadequate, because the TV remote control unit did not work, and the window did not close flush with the frame even though it was closed - so some air and sound came through the window gap. Overall, I am very grateful that Motel One Manchester Piccadilly booked me a room as a walk-in customer. From Patrick Lee, 6 June 2026.
Excellent facility, staff, and service.
Very pleasant stay, like always. The only disappointment was that I had to exchange a room with a great view for a room with the worst view ever (right into offices where people were working) since the tv was broken broken.
Good room, clean with a comfy bed. Excellent bar area and breakfast was good. Friendly staff, who were attentive.

All the staff were very helpful and the room was lovely. was great to be able to leave my luggage while I went out for the day, after I'd checked out of my room. The location is so convenient for Manchester Pic station.
