Stayed a few times. Booked 'special one' not worth the extra. Room was smaller that nor.al and bed was very uneven. Mattress seriously needing replacement.
3 night stay, can't fault the rooms, service or position of the hotel. Great price, 5th floor, 3 lifts so no waiting. Did not eat in the hotel but bought coffees. Comfortable lounge area. (Larger than expected) Here is a hint for the hotel. Did not like the plastic cups in the room. Why not offer a proper cup/mug with the hotel logo on to buy take home) Would I stay again , YES !

Return stay at Motel One after staying elsewhere. Really friendly greeting at reception quick check in and my exact room type provided. As soon as I walked into my room I realised how much I like the rooms and it was great that the tv had been updated although I never got a chance to fully try it out. Only thing that lets the rooms down is no fridge and the curtains whilst thick aren’t blackout. Lastly please the offer of a glass room temperature bottle of water is a bit pointless in my opinion- please get a water cooler in reception so we can get cold water on demand

The bedrooms were super comfortable, well stocked with essentials, and the location of the building is steps away from a tram stop that gives you access to the entire city, with several shops and eateries are a stones throw away making the location very convenient. Every single member of staff - the reception team, bar staff, and cleaners - were absolutely outstanding. They were all incredibly helpful, positive, extremely knowledgeable of the area we were staying in, and all had a genuinely great personalities and sense of humour. While still remaining professional, my friends and I were all able to have great chats with all of the staff whenever we passed by or needed something. Their attention to detail was fantastic, they remembered my birthday and made sure to say happy birthday as I passed through reception. Absolutely nothing was too much for them, they were so happy to help at all times. The building, location, bedrooms, and facilities were all wonderful - but I cannot stress enough that it is the staff that brought this hotel to life for us. We will all 100% be returning!
The property offers excellent value and convenience, and is well located. I stay when in Manchester when I have travelled from London for professional work up there. I would like to highlight two excellent interactions on my last visit, staying on the night of 15 April. First, your website seemed to have changed the date of the reservation to the date of booking and treated me as a no show. But staff identified this and flagged it to administration who arranged a refund the next day, and I was booked in at reception as a new booking. Secondly, on the next day there was a serious problem with trains because of damage to overhead wires at Piccadilly stopping all direct service to London. Online rail information about alternatives if any was very poor and so I decided to go with my luggage to the station. But I first checked (about 1630) with your reception to see if there were rooms left so I could book back in if unable to travel, and because the hotel was filling but to avoid risk of me having nowhere to return to if necessary, your colleague Burgan offered to hold a room for long enough to prevent this. As it happened there was a rail substitute bus to Stockport then trains, and I called the hotel so the room could be released- but I almost never provide feedback and I do so because I would like to note this event and record thanks to Burgan and the staff at the Piccadilly hotel.
Nice stay, clean rooms. Breakfast could be better, not completely the same every day. Maybe try two different breakfasts layouts and exchange it every other day...
Had to move room due to the shower not heating up. New room wasn’t serviced the entire time, had to ask for clean towels. Was in Manchester for the marathon, had a 10 month old baby. Very poor & disappointed

Always enjoy staying at Morel One, Royal Exchange in Manchester. But please, hotter showers! Water always lukewarm.
I like this hotel as it is waking distance to the shops, restaurants and the major train stations. The bedrooms are extremely comfortable and clean. (Not a big fan of the short cable kettles or the plastic cups though) The staff are extremely lovely. Especially Fatima, Georgia, Mo, Eve, Nile and Michael on reception. Lovely Matthew makes fatantastic coffees. Mario and Andrea's (Sorry if that is the wrong spelling) are very good at the cocktails. I will be definitely staying again very soon. Thanks guys. X

It is the 3rd we’ve stayed at a motel one and always enjoyed our stay. Clean, comfortable with a relaxing vibe and very friendly staff. We have since booked to stay at sister hotel in London.

Dead shield bug in the bed! Room also smelled a bit musty, however the bed was comfortable and did the job for one night. Breakfast was good, but not much hot food choice. Bar was very reasonably priced and very well stocked

Rooms were lovely and clean. There should be a mini fridge to allow guests to store perishable items and medications.
We enjoyed a lovely stay at Motel One, Piccadilly recently. Our room was comfortable and clean, hotel staff were friendly and accommodating and breakfast was fresh and plentiful. Our only negative observation was that the breakfast seating area is located beside a busy sliding exit door and it became very cold and uncomfortable to sit and have breakfast there. Prehaps this door could be kept closed for the short duration of breakfast times to ensure the comfort of your guests. Other than that, our review of this hotel is a very positive one. Thank you.

Hotel reception was lovely. Room was nice and clean, I would recommend more milk for the hot drinks though. The room was much smaller than we were expecting, even though it was clean and functional.

Did not like the pillows, paper cups and bathroom steamed up when using the shower there was no where to sit in front of a mirror to do your hair and makeup. I was expecting a proper English breakfast. On the plus side, room clean and adequate, staff very helpful.
I really enjoyed my stay: the overall aesthetic and vibe of the reception/bar area was really nice. The reception staff member who checked me in was really friendly and helpful. I really liked the room, with the bed very comfy and the shower really clean and high quality. I also really appreciated the breakfast - it was lovely and fresh with lots of variety. Even though I am British, I much prefer a continental approach to breakfast over the 'full English' approach, so it was perfect for me. If I had one complaint it was the paper cups in the room for tea and coffee, as these were small and flimsy. And no shelf next to one side of the bed - the side with the socket - was a little bit annoying. But not enough to detract from the overall rating. I had a lovely stay.

Room was clean and everything which you require for a city trip. Only thing the smell from the bathroom was horrible, we couldnt leave the door open. Place is quite loud as well.

Overpriced ( yes I know it was marathon weekend ) but £318 was excessive for facilities provided. Room was clean and comfortable, towels lovely and fluffy. Mirror was far too narrow and positioned in totally inaccessible place for drying hair and applying makeup. Liked the bar area and all staff were very friendly
This is the second time we have stayed at Motel One, Royal Exchange. We like the location near tram stops and lots of bars and restaurants. The staff are very friendly and helpful.

The bed was comfortable and the bathroom was good, but the other arrangements in the room were unsatisfactory. I like to do some work on my laptop, but the only thing to sit on at the table was a very uncomfortable stool, which was far too low and had no back support. After half an hour I could hardly stand with induced back ache. The only other thing to sit on was a very badly designed chair which was equally uncomfortable. I tried sitting on that for about two minutes and gave it up as a bad job. Breakfast was not too bad, but apart from boiled eggs there was no hot choice, and no Marmite for toast. I realise Motel One is an international chain, but in an English location surely it is not too difficult to provide Marmite? You had crumpets, after all. They have Marmite at Holiday Inn, so why can't you?
Very well situated hotel. Adjacent to Piccadilly Station plus reasonably priced ( by city centre standards ) NCP nearby. Rooms are comfortable, if perhaps slightly smaller sized, and I would have appreciated some glasses in the room, however the rooms are clean and the bed is comfortable. I didn’t have the breakfast but it looked very good in the morning
A number of points about the booking and stay were disappointing and hence the score of 4, and whether I would stay at the hotel again or recommend to others. We booked the room as we were visiting Manchester to attend a concert on Saturday evening. Unbeknown to us it was the weekend of the Manchester Marathon and as such the price of the room was somewhat inflated! I booked the room in advance with the option to cancel nearer to the time if necessary. A week before the stay I wanted to the cancel the room however I couldn't find a booking confirmation in my email to cancel the room. When I received the check in email on Thursday evening with the booking confirmation I went to cancel online but wasn't able to do so. Following a phone call with the reservations team I was informed that the cancellation policy of cancelling the room up to 6pm on the day of check-in did not apply this weekend and the room had to be cancelled 3 days before, otherwise a 90% charge would be applicable. Despite me explaining that I had not received a confirmation email at the time of booking and therefore had no booking details so I was unable to find the reservation number, the operator said it was not possible to cancel. Therefore as I did not want to pay £250 to cancel the room, we stayed. On check-in the reception staff were friendly and check-in was quick. The room was clean and tidy, however the cushions on the bed were damp and highly fragranced, I'm guessing from fabric deodoriser, which was very overpowering. When we went to have a shower the lights in the bathroom didn't work and whilst the reception team did get them back working, when we returned at night we experienced a problem with them coming on and it took repeated efforts of taking the room key in and out before they came on - which was very frustrating. In addition there was an extremely strong smell of marijuana on the hotel corridor which was extremely unpleasant, and could be smelt through the door. I don't usually complain or write reviews, but I feel for the cost of the stay, which was £270, it felt the room or our experience was not reflective of the price paid.
Straight forward booking. Across the road from Piccadilly Station. Friendly service. And the best thing was the 3PM late check-out for membership holders, which is great if you want to have a shower after completing the Manchester Marathon before getting a train home.
Great hotel, excellent location, clean, comfortable, really nice reception and bar area, very reasonably priced.
