Location near the rail station is excellent. I had a hard time finding it because of another hotel had the same name
Lovely and clean bedroom was good but plastic cups for tea in room is a no no. And when we stay in hotel one of our highlights are a cooked breakfast.
Very good atmosphere and service ,but work was going on all the time. The staff was very friendly and they were very helpful.The continental breakfast was very tasteful. The lounge was under repair and difficult facilities for enjoying breakfast because of differnt sizes of tables,chairs . However, next time the lounge will be bigger and better and we will return.
Extremely over priced hotel.Whilst clean with friendly staff, the room was drab and dark. Felt a bit like a prison cell with one small window facing out at a wall, room115. Great location though, but definitely not worth the money, £254pn no breakfast on a Thursday night.
Super friendly and competent people working there! The room was spotless! The missing points are because of the building being under construction! I already recommend this hotel to my friends! Best Hotel i ever stayed at!
Unfortunately on this occasion the building works inside the hotel impacted negatively on my stay. I was in room 320 at Edinburgh Princes and on the same floor as where some building works was taking place, meaning I was woken up early at 8am on both days by loud noises of hammering and drilling. When I spoke to the desk team they said this shouldn’t be happening as they should be starting work at 10AM. Equally, as a solo female traveller I did find the number of workmen moving around my floor of the hotel uncomfortable, not to mention that the overall appearance of that area of the floor looked to be a bit like a building site (as well as one of the lifts which had building work covers). Finally, the fact that the check-in/dining/bar area was having work done on it was also negative. When I went to check in, the lights at the desk wasn’t working and there were lots of workmen around and when at the desk or using the lifts there was always a lot of loud noise. In the evening when I went to sit in the bar/lounge area, again the lights hadn’t been working and had to be turned on. Finally, a large part of the dining area was closed which meant that there weren’t any tables for breakfast and people were crowding onto arm chairs - there weren’t enough seats and so the only option was to take a tray back to the room which I found quite stressful as you ended up competing for seating and not enjoying a relaxing breakfast as I had hoped. Overall, I usually love MotelOne however this time the building works had a negative impact on my experience so I’d be grateful for any refund of payment that could be considered.
Hotel is in an excellent part of town, directly across from the railway station and many of the Edinburgh attractions are an easy walk. Compared to many other hotels the price point was reasonable.
Great location in Edinburgh, but room very basic (could just about walk between end of the bed and the TV on the wall). No cupboard to hang clothes, just an exposed pole. No drinkable water in room or available in corridor (that I could find anyway. Quite expensive without breakfast too.It's adequate if you happy with basic but I'd rather have had a longer walk in the morning and something better.

A very nice accommodation for short stay in Edinburgh, centrally located just opposite the Edinburgh Waverley railway station along Princes Street, the main thoroughfare of the Scottish capital.

Easy to check in. Overall room was fine. However, there was only one waste basket in the bathroom. After taking showers the bathroom had a mildew smell.
We had a fantastic stay! Staff was incredibly friendly and were able to check us in early when we arrived, giving us a chance to relax and refresh before exploring the city. The staff in the evening were fantastic as well when we sat at the bar, chatting with us and serving great drinks! The construction on our floor was not a bother at all. The only minimal complaint would be that the A/C didn't seem to work well, making our room a little stuffy. Otherwise, we would recommend this hotel to anyone visiting Edinburgh!
Room does not have air conditioning . Advertised as air conditioning exists. Had to keep window open to cool the room. Only reason to this hotel for the location since lived in Edinburgh we know is convenient for bus tour, closer to royal mile.
A great hotel centrally located . Clean modern trendy boutique decor. Felt really safe , great view over to Edinburgh Castle
Have stated in hotel a few times but this time loads workmen in although not making noise it was inconvenient sometimes waiting for lifts and disruptions round reception area. Overall. It too bad
Overall we had a nice stay. It was the 2nd time we came to this hotel because of the excellent location, cleanliness and very friendly staff. However we were disappointed in your breakfast offer. The first 2 days were surely acceptable (although some scrambled eggs would be nice), but on 26/08 breakfast was not ok. There was not even a simple fresh loaf of bread, only half frozen sandwiches and old bread for toast. We paid 300 euros/night and for that price you can expect some freshly baked bread.If breakfast would be improved we would surely give an 8/10.
Enjoyed our 2-night stay at Motel One Princes! Hotel is right on top of the Apple Store. Got free upgrade to a room with view and our window looks out directly at the Balmoral Hotel. Very easy access to shopping and dinning. Highly recommend!
Location and staff were great! The bed is extremely hard and the ac did not work well.
There is no free water in the room. The curtains do not block the sun. I will gladly repeat the visit. I thank the reception staff for their kindness.

Location is great but the room felt like I was in a prison cell. Bed and pillows were hard as a rock. It was a cramped space with no where to set our things down in the room or bathroom. I felt like this was severely overpriced compared to other hotels who would’ve had better accommodations.
Room 410 was fine, except I don't think the air conditioning worked at all. Location would be fine but the main street is very noisy with sirens and people yelling at all hours of the night making sleep difficult. The room price was very steep when it doesn't include breakfast. I was not used to that coming from the US where they are always included. That said the staff was wonderful. Very nice and helpful.

The hotel was clean and lovely. But my favorite part was the bartender (Murphy) and the front desk clerk (Cameron). They were so fun to chat with and I was even sad to say bye to them on my last night there. Amazing hotel.
My stay at Motel One Princes Edinburgh was perfect. It started with a smooth and friendly check-in and I was happy to receive a cozy room on the top floor as requested. The room itself was really clean and pretty quiet. I really liked the breakfast and lounge area which was perfect to have tea and spend time with family. This was my first stay at a Motel One and I would be happy to try one in another city.

The staff is wonderful. Very helpful and pleasant. Breakfast was pretty good too (continental but with various choices). My favorite place was the lobby/dining room where the 24-hour bar is located and where one can purchase snacks all day/night. Our room felt rather small and there are few amenities. But the website does make that clear. Also, excellent location.

The staff were so helpful and friendly with sparkling personalities. The breakfasts were all wonderful, plenty of great choices. The only disappointments were the costs of staying there and the lack of a refrigerator in the room. I am aware that prices are high during August in Edinburgh and that the exchange rate is detrimental to American tourists but the staff, room, and breakfast partially made up for the high cost. I will stay in a Motel One again, try to avoid high tourist season and hope for a better exchange rate!
The air conditioning was not working the entire time, windows did not open enough to let any air in, the pillows were too soft and 2 different sizes so unable to stack them, the bed was awfully had l, barely any storage in the room, no fridge so had to repeatedly buy expensive water from the bar as tap water came out tasting odd and not cold.due to the outside temprature. I've never had these issues at a Premier inn. I'd suggest adding a mini fridge to the room if the air conditioning isn't able to be fixed

Lovely clean rooms and staff very helpful
Air conditioning did not work. The room was very hot which made sleep very difficult all night. This particularly was annoying as we were charged 2x or 3x the usual room price due to Fringe demand. Reception and staff were good.

We had a great stay. The team was fantastic, always smiling, and nothing was too much. They were very friendly. The room was great and quiet (with a view). Also, the location was spot on, right next to the train station. Thank you again, team One-Motel Princes Street.

An excellent stay at this Motel One location- possibly the fastest check-in time ever with super friendly staff. Lovely room, clean and comfortable. We were visiting for the Oasis concert and even had an added treat of 2 bucket hats! Bar staff on the evening were also amazing, a credit to the team.
I'm mostly a fan but find the lack of storage a nuisance, when staying longer than for one night. A smallish unit with a drawer or two would make a huge difference.
The only positive thing I can say about this hotel is its good location. Unfortunately, that’s where the compliments end. It is extremely expensive for what is offered, and the value for money is absolutely not worth it. The room was incredibly basic, with barely any space to move around. There was no coffee machine, and they only provide one bottle of water for the entire stay for two people, which is honestly ridiculous. Our room faced a street with a restaurant/bar, and we had noise all night long, making it almost impossible to sleep. Despite noting on our booking that we were celebrating my birthday, the hotel didn’t offer even the smallest gesture. I actually had to ask for the bottle of water. I would never stay here again, and frankly, they should be charging a quarter of their current rates, because that’s all it’s worth.
Whilst the room looked lovely and the view was amazing I was very disappointed that the bed sheet has urine stains on it, there was no hair dryer and no shower gel shampoo or conditioner considering I paid £498 for my stay it certainly wasn’t worth it at all mattress was uncomfortable too and I was disgusted at the urine stained bed sheets totally disgraceful feel robbed of my money and I will not be returning when I’m next back at Edinburgh

Very nice stay, good location, facilities and nice clean rooms. New bar member on training when we were staying could have been supported by another more experienced bar member and not the Check in Desk staff. Felt like that caused an unnecessary bottleneck.

I might have appreciated your hotel, but your booking/communications need SIGNIFICANT improvement. More than half the time, I receive emails in German (rather than English) when I booked a hotel in ENGLAND and I live in the US. Moreover, the way you describe "free cancellation" during Fringe Festival month is extremely misleading. Why would you even refer to a free cancellation when the date by which you have to cancel is almost a year PRIOR to me even having made the reservation?? Also, the entrance to the hotel gives a HORRIBLE first impression for a hotel that I spent more than $400/night for 4 nights. Your entrance to the hotel is absurd, like I'm entering a cheap subterraneous convenience store. The actual lobby gives nothing of the impression you get from the pictures on your website because the lighting is so dark. All your doors have the look of a utility closet, and my immediate impression of the hotel upon arrival is that it is dark, dreary and depressing. The accommodations are sparse as well. For $400 per night, your hotel offers ONE wastebasket in the bathroom, none in the bedroom, the wifi constantly goes out and has to be reset by the front desk, no toiletries of any kind and a combo wash/shampoo soap, ONE water bottle for a stay whether it be 4 nights (which was us) or 1 night, and a heater brought to the room when it got cold. Your hotel feels cheap and unkind. I understand the prices double for the festival, but perhaps in exchange for such fortuitous events, you can increase your hospitality during the months you overcharge. Extremely disappointed and put off by your hotel operations.
