Great location. I am not sure we knew in advance about improvement works but don't think affected us. Great staff. The water in the Aircon system does make a lot of noise and felt ceiling style didn't help. Bit odd that plug for kettle under desk and that only one side of bed has table.
Perfectly adequate hotel; nothing too special but a great location & friendly and attentive staff.
Clean room and equipped with typical appointments. Close to Waverly train station within walking distance with luggage. complaints: room looked out onto a four story courtyard which was neither attractive nor served any purpose but was lit up during the night like daylight. Sink had no plug to fill up basin and toilet was difficult to flush.
Everything was lovely, but we were not forewarned that there would be building works which marred the wow factor on the bar area. Also the air-conditioning in the room stopped working and whilst we were provided with a fan it was not adequate to cool the room. This meant we had to have the window open onto a very noisy street.

Motel One was able to get us in our room quickly and everyone was very nice. The room was clean and nicely decorated. The view of Edinburgh was fantastic. The breakfast was delicious! Best hotel breakfast ever! Fresh croissants, meats, jams and fruit!
The room was fine, location excellent but the breakfast not worth the money. We missed proper egg and bacon instead of the hard boiled eggs- they were all hard boiled.
There was a little issue at check in when we discovered we had been given the wrong room but staff quickly rectified this and that is why we are still giving full stars The staff are what makes this hotel Pleasant happy and quick to help which is why I always stay here or at the Royal when I visit Edinburgh
The location is perfect.
Excellent location, right at the foot of Old Town, close the train station (we arrived by train from London). The room was super spacious, very comfortable, and clean. The reception staff was very friendly. I highly recommend this hotel if you're planning to spend a few days in Edinburgh.
Great position, hotel was comfortable and had all that was needed. Room was a bit small, but you don’t spend much time there. Didn’t like the plastic coffee cups in bedroom, and one garbage bin in bathroom only, bedside tables too small. Other than these small things overall ambiance was great. Staff friendly and very helpful. Position is perfect for a visit to Edinburgh.
I am writing direct to Erwin Tolentino on the amazing staff Pascela Cameron and AJ while staying Princes St location Edinburgh my 3rd stay at least! At 82 I selected for perfect safe location. My experience was so caring by your young staff for this Canadian Breakfast healthy great view Balmoral Castle. I thanked them with chocolate and have a great photo I will send direct. Amazing location and incredible staff! The rooms are a bit stuffy and on the small side, but we would definitely stay here again! Room was also really quiet.
Rooms are lovely and much better than the sister hotel in Edinburgh. But the building was so hot, the room I couldn't cool down, the AC didn't do anything and the window being open did nothing. The breakfast area was equally as hot, every morning I had to rush to get out into a cooler climate.
This was by far, the Best Motel One stay we have had at any of the locations to date. Cameron at the front desk was Exceptional!!! Actually, due to her Superior Customer Service, we have rebooked an additonal two nights, at the end of our time in Scotland. All staff we encountered were friendly and helpful. Excellent job Motel One Princes!!
Overall it was a great stay! Our only real complaint was that Expedia led us to believe our breakfast was included but found out when we got there that this was incorrect. I'm not blaming you as it sounds like a miscue on the part of Expedia
With easy checkin, the room was good size and the bed comfortable. While I had no notice of construction it was not bothersome. Friendly staff and fantastic location.

Enjoyed our 6 night stay. GREAT location. Only a few short blocks to the Royal Mile. Friendly and helpful front desk staff. Housekeeping was excellent. Price was ideal. Only two minor issues. First, hotel address is 10-15 Princes Street, but entrance is on West Regester, which was not easliy noticed. Second, inadequate airflow so room seemed over heated and stuffy at times despite temp settings. Regardless, would DEFINITELY RECOMMEND!
Jet lagged and anxious, we checked into our hotel earlier than our check in time. Thank you so much to Haley at the front desk who made a way for us to get into one of our rooms and get ourselves sorted. She and her colleges were friendly and seemed enthusiastic to make us feel welcomed and appreciated - thank you!
Nice hotel right off Princes Street in a great location. Very nice staff, quiet room. Lots of pubs nearby.
The location is excellent. We love to walk around Edinburgh and this is a perfect place to start an adventure. We also enjoy day trips by train - Waverly is across the street. The breakfast is very good. The hotel is undergoing remodeling so there's some disruption, but that didn't interfere with our vacation.

I have always appreciated the brand so far; however, I find it inappropriate to offer rooms in a hotel that is essentially a construction site. It would at least have been honest to indicate on the booking website that building works are under way, and then leave it to the guests themselves to decide whether they wish to book an overnight stay on a construction site at full price. I imagine you can picture what would have happened.
Good room, quiet and clean
Great staff, held our luggage during a 3day tour and then we returned. Very good breakfasts.
Nice accommodation however renovations being undertaken did detract from overall score. Also, we have recently travelled extensively through the UK and some measures taken by Motel One appear to be penny pinching. For example, at booking there is the option of no room cleaning for "environmental reasons". However there is no reduction in room cost. No complimentary packet of biscuits in the room. No shower cap. No printed documentation about room services or info about the hotel - I presume to save the environment. However you have a booklet of approx 150 pages advertising all other hotels! Not very environmentally friendly. Your excuses about saving the environment seem pretty hollow.
Hotel in an excellent location in Edinburgh city centre, with friendly staff. Reasonable rooms with all you need, but be wary that some have no view. So if you want to look out over the city ask for one with a view. They do not do evening meals but there are lots of eateries in the surrounding area. Yes we would use again.
I have to say one off the most cosy hotels I have stayed in the bed was the most comfortable bed had the best sleep in it plus the room was so quiet even though it was facing the most busy street can’t wait to stay again

The rooms were not temperature controlled. The first room was a sauna and the toilet was broken. The second room had issues. The third room was better but was on the noisy corner. We didn't get much sleep at all in this hotel. The staff however was incredibly nice and helpful.
Nice room/nice bathroom. Very simple but very clean. Construction was a bit distracting. My main complaint was the bar/lounge area used as a breakfast room. It is very small, limited seating and grossly inadequate for that purpose. Only one large table, otherwise chairs with small knee-height tables meant to hold a drink or two. Breakfast choices were not as extensive as I thought they would be and should have been refilled more often.
The stay in Motel One Princess was ansolutely gorgeous!! The employers are always more then friendly amd open for a little joke. The breakfast is incrediböe amd dont let amy wish open. The new design is gorgeous! We will come back in 2026!
The location was spot on. However, the facilities could use a lot of tender loving care. The hallway carpet was well worn and dirty, and the hallways lacked directional signage to the lift. The bathroom was new and functional but nothing irritates me more then not providing shampoo and conditioner. Customer service was adequate, but I felt that everything had to be paid for. I would not recommend to others to stay there. Not a great value for the price.

A good comfortable bed and shower facilities. The breakfast buffet was also pretty good. The issues were the lack of light due to the one window in the corner and the noise from outside. My room was opposite a hostel and pub and got pretty noisy. The window was thin so it let in a lot of noise.
The room was stuffy and hot, too warm for comfortable sleep. Even after running the air conditioning with the thermostat set at its lowest for over 12 hours, the room was not cooled. The window does not open. No ventilation in the bath at all, and the door would not stay open for air circulation. No washcloths. Shampoo/body wash combo is rubbish and unusable without washcloth. Construction noise and mess were unpleasant. Only one elevator was operating during checkout rush, and it was the construction lift. Unfriendly, unhelpful reception desk staff. There is no way to contact reception for help or answers except in person because there is no room phone; no way to ask a question at night, after relaxing and changing into pajamas. The light switches were almost impossible to locate. Perhaps it is a fair £100 room, but not worth the rate charged.

Incredibly expensive!! £343 for one night in a very basic room which claimed to have a view but the window was too high to see anything. At that price I thought there might be a bath. The shower water did not flood away properly but one was left standing in a pool of water. TV had annoying voice assistant which went on for ages iif you changed channel or volume. Reception was a building site a wholly unappealing lounge area. Daylight robbery at that price. But I’m the mug.
my room was lovely and stylish very nice bathroom great shower. One thing im confused about is the plastic cups for tea and coffe, i dont see how they are more sustainable than normal ceramic cups.
So close to everything - train station, Royal Mile, lots of excellent eating options and the tram to the Airport. Style of decor was modern and clean, attractive to the eye. Support staff were friendly and helpful.
Very friendly and capable staff. Well managed in spite of difficulties with ongoing renovations. Rooms were quite small but nicely appointed in the space available. Nice size bathroom.
The motel is in a prime position opposite the railway station, this is why we booked it, we are elderly and disabled so it was good for us, however we found the room quite basic, it was clean, overlooking Princes street but basic, no refinements like dressing gowns and slippers etc etc, other than the lack of refinements it was ok, the breakfast however was outstanding, continental style but really excellent, the staff are superb and very helpful, cannot really fault the place apart from the room , we had a go at the bar, the cocktails were reasonably priced, but the beer was bottled obscure named and unfortunately the one I chose was terribly tasted, I/we are not fussy people we just like value for money and we feel we didn’t get that.
Always enjoy our stay here but disappointed with all renovations still going on, with no reduction in price. The new updated rooms are lovely.
Cute hotel right by main train station and direct air port buses.
The bed’s mattress was so hard and the room so warm I could not get a good nights sleep. The room itself was very nice and clean and the breakfast excellent.
