Excellent location- near Airlink, Waverly Bridge Station and quiet room even though large window faces Princes St which is a busy street! Thanks Haley for exceptional services with a smile at check in!
Very clean and helpful friendly staff
View from room terrible. Room too warm but couldn’t open window due to noise and air con too noisy if turned up.
We are disappointing with the room because it leak water from the aircon so it is noisy when water comes from the aircon

Great location. Wish breakfast was included in the rte instead of being an add-on. Most othe hotels in this class include breakfast. Chris in the lobby look nice, but are not comfortable to sit in at all.
We stayed 16 nights and had a wonderful experience. The staff was always welcoming and friendly. The breakfast bar was well stocked and a definite plus for a good start to our days. Hats off also to the housekeepers for keeping our room in order each day.
We had an enjoyable experience. Our room was comfortable and we loved the morning breakfast. The lounge was inviting and the staff professional and friendly. Great location and you cannot beat the price given all the amenities.

My only complaint was the temperature - I expected air conditioning and it was stuffy and a bit uncomfortable due to the heat of the summer. It never cooled off greatly. Staff excellent, breakfast excellent, location was absolutely perfect - 5 min walk across the north bridge and you’re in old town, 3 min walk and you are at Princes Gardens or St. Andrew’s Square with great restaurants, literally across the street from Waverly Train Station, and 1 min walk to Sainsburys and other shops of interest.
Lovely hotel. Very friendly, helpful staff. Lovely room with lots of space and a very nice bathroom. Very well located- literally 2 mins walk from Edinburgh Waverley station.
Great Localization
Room was small and very basic, was not good value for the price, however it was during the Fringe when everywhere is too expensive and poor value.

Great location. Staff are helpful, friendly, very professional, offering early check-in when available. Very comfortable room, great bed, walk-in shower, Wi-Fi. A shame that there's nowhere to store small clothing items, underwear, etc. A small drawer unit would make a big difference.
In terms of convenience and hospitality, the stay was very nice. The hotel was much closer to Waverley Station, as well as some supermarkets and some sightseeing spots. What’s more, the hotel staff provided me with some ice in plastic bags for my sprained leg. Thanks to their support, I was able to enjoy touring in Edinburgh despite my injury. The staff was also very kind and made us feel comfortable.
we stayed there when we arrived and the last night we had in Edinburgh. The staff was lovely and we had no issues with anything. Everyone was very nice and helpful when we had questions and getting our bags down the elevator!

Had a lovely 2 night stay at this hotel for the Tattoo. Staff were really helpful and friendly, room was very clean and perfect for our needs. Breakfast was continental but plenty of choice and all really good products. Would stay again.

A Motel with an excellent location on Princes Street. The motel is located just in front of the back entrance of Waverley Railway Station. Many tourist spots are within walking distance of the Motel. We recommend this motel for a stay.
Excellent location but poor housekeeping services (not enough towels for 2 people, didn’t fold pajamas in bed, no water, etc). Basic services for a stylish hotel.

We had no hot water for 2 mornings. Maintenance responded very politely and promptly on day one and arranged to return later. Unfortunately, when he returned my husband had the"do not disturb' notice on the door which was respected. Fair enough, our error, but it would have been helpful to let us know this before our cold shower on the second morning. Reception staff were really good, although as above, could have been more proactive and messaged us about the lack of maintenance on day one. Housekeeping need more training in customer service. A young man with a laundry hopper avoided any sort of acknowledgement as he almost ran us down as we pressed ourselves against the wall.
Lovely hotel very centrally located. Staff are very helpful and friendly. Only down side is that rooms are small, so not enough space for more than a night’s stay. Paid for city view and tbh it wasn’t a great view. On the third floor so window was at chest height. Also very noisy with window open due to the hotel opposite’s air conditioning fans.

We had a super nice stay. There was only a few things: There were some hairs on our towels and toilet seat when we checked in. It would have been nice with a trashcan in the room and not just the bathroom. More amenities and not just a shampoo and body wash in one. The possibilities to stream on the tv. But our stay was still great.
I found the staff friendly and welcoming, especially a member of the housekeeping staff ( long beard gentleman - 4th floor). The room was compact but lovely. I would stay again but not in August due to the cost. The only thing that disappointed me was the breakfast, it was continental and scattered around the room with no explanation. The baskets were set to high for me to reach.
Room was clean and felt new with finishes and linens and bathroom. Great location. Friendly staff. All excellent for the cost of the room.
The staff at this hotel are stellar! Our first interaction was with Haley, and she set a pretty high bar! All other staff were super friendly and helpful. Location of the hotel is great, we found it to be very walkable to major sights, great shops and the Waverly train station.
This is my first time staying at a Motel One hotel. Love the beautiful room and fantastic view. Location is superb too! Will definitely come back when I next visit Edinburgh!

Perfect for Waverley station, everything so straightforward, no fuss, so clean, comfortable and friendly. Will use Motel One now wherever we travel.
We verbleven hier drie nachten om de stad Edinburgh te ontdekken en we hadden in Motel one alles wat we nodig hadden: een heerlijk bed, een goed uitgeruste badkamer en een fantastisch ontbijt. Ook de ligging was top aan Princess street. De medewerkers waren stuk voor stuk hartelijk en hulpvaardig.
Fijn verblijf gehad. We kwamen al op tijd aan, en wilden graag onze bagage vast kwijt, maar we konden zelfs al onze kamer in :)
Fijn hotel, mooie kamers. Vriendelijk personeel dat altijd klaar staat voor je. Locatie is perfect. Waterdruk in douche minimaal maar verder prima.

Centraal gelegen hotel. Mooie, schone kamers en zeer vriendelijk en behulpzaam personeel.
Erg goed hotel. Uitstekende ligging t.o.v. het station en veel toeristische plekken. Nette kamer. Weinig last gehad van het geluid van de staat, goede geluidsisolatie. Ontbijtzaal was helaas erg krap opgesteld, erg dicht op elkaar. Onbijt was oke, maar niet erg uitgebreid. Wel glutenvrij brood op aanvraag en lactosevrije yoghurt.
Het hotel is centraal gelegen waardoor zowel de oude als nieuwe binnenstad zich op enkele minuten loopafstand bevinden. Ontvangst is hartelijk en de kamer (recentelijk opgeknapt en goed onderhouden tijdens ons verblijf ) ziet er goed uit. Men is het hotel aan het renoveren, maar daar merk je als gast zeer weinig tot niets van (je ziet bouwvakkers lopen maar van geluidsoverlast is geen sprake). Het ontbijt is prima in orde.
Er was geen airco in de kamer aanwezig, wat gezien de weersomstandigheden voor een ondraaglijk gevoel zorgde. Op de gang daarentegen had men wel een fris gevoel.
Wat een tophotel, super vriendelijk personeel, heel proper en superlekker ontbijt!
Mooi, schoon centraal liggend hotel. Vriendelijk personeel. Heerlijk ontbijt. Het is alleen heel erg warm op de kamer .
Heel fijn hotel! Goede ligging en aardige mensen. De kamer was prima in orde. Ik kom hier zeker nog een keer terug!
