Hotel undergoing Reno’s so understand some issues, WiFi was non existent! Otherwise, hotel was clean and area I stayed nicely updated.
Great hotel and rooms! only downside was the Wifi it did not work in my room. I could not connect. this was fine since I have unlimited data otherwise it would have been a little bothersome… maybe something to look into.
Pleasant hotel, good location. Dynamic pricing means I paid much more than in previous visits. This alone would inhibit me from staying again.
I had pay for the room The One with a View ( the photos in your website are showing a big white window), in my arrival I was given a room in the forth floor with a view bur with a very small window not like the one in the picture in your website. I ask to the receptionist, and he explained that you only have 5 rooms like that, and he was kind to change us the room the other day. But being with a small kid the changing of the room was a bit of the hassle. The other room was beautiful (121) compered to the first. Overall my point is that you should advertise in your website the typology of the rooms that you have and not a room that you only have 5 rooms. Overall score is just for the inconveniences of changing room, other things were perfect.
Your staff are amazing and went above and beyond. The room I stayed in was very disappointing and after three nights I couldn’t wait to leave. Cheap beds and uncomfortable pillows. Cheap fittings. Window opened onto a stone wall. Room smelt weird. No proper furnishings in the room. It was small, dark and uncomfortable. The builders used the same lifts and the lifts smelt of smoke because they’d been in them. I was sick during this part of my stay and had to spend quite a long time in my room. Although reception is manned 24 hours there’s no way to contact them. So happy when I could check out.
The hotel's location is near tourist spots and malls, making it very accessible. Clean facilities, except that there is no refrigerator inside the room.

Good hotel, very close to the station and very central to everything. Room was clean and had everything we needed. Hotel bar was good but some adult non alcoholic choices would be nice.

We had an excellent 2 night stay there. The room was unique, very comfortable, with an exceptionally comfortable bed. The bathroom was nice, with the best shower we had at any of the 7 places we stayed while on holiday. The breakfast, which we were only able to enjoy on the first morning because of an early flight on the final morning, was wonderful. For a continental breakfast it certainly had everything anyone might need. The hot hard and soft cooked eggs were really appreciated. All staff that we encountered were very friendly and very helpful. I would definitely stay there again and recommend it to other people. I would also stay in Motel One locations in other countries should I travel where there is one. Well done! I will just say that it was a little confusing that all emails were in German with no option to translate, and the television in the room was also only broadcasting in German, again with no option to switch to English, but neither of those things were a detriment to our experience at all.
We were greeted by a team of friendly receptionists. The room was clean especially the bathroom. We were really impressed.
The room was expensive for what it was. I didn't like being in the ADA room but was too sick to request a change and made due for the 4 days there. I had to ask for extra blankets. The staff wasn't terribly friendly.
Excellent location. However, despite advertising free WiFi, it did not work and the staff seemed unconcerned with resolving the issue. Basically said because it was free, we cannot expect it to work. The rooms also lacked a safe.
I always feel welcomed at Motel One Princes Street. For a mid priced hotel in Edinburgh, it can't be beaten for location and style as a mid-priced hotel. The lounge is a hidden oasis and perfect for 1:1 chats and meetings, the stall always friendly and efficient and the breakfast spread is amazing.
Had a terrible 1st night loud music street raucus activity then early morning bin recycling on complaining about room 203 we were immediately issued a different much nicer room staff could not have been more helpful

Having stayed at your Motel One Princes St. exactly 3 years ago to the day, I am able to compare with April 2022. The prices have really shot up, regarding both the room and the price of breakfast. Little details lack as I compare my two stays. Small though important details like no complimentary pen in the room. For the rest no complaints just the price may oblige some of us to have to compare instead of booking "blindly" One detail I found unfortunate, was the choice of carpetting. Last time the carpet in turquoise and beige which matched the curtains, was most attractive. Now the black blotches are horrific !
The location was very convenient. Walkable to train and bus stations, and hop on hop off bus stop. Many convenient dining options on the block. Near a mall with Starbucks and other dining or shopping options. Convenient to Airlink 100 bus stop to airport. The room was simple and clean. It had a small desk and stool, chair and luggage rack. Mirror with a clothes pole and a few hangers. Comfortable bed. fold down coffee/tea area. Blow dryer. It was missing many amenities you'd want for a longer stay. There was not a dresser or closet for clothing. There was no microwave or mini fridge. There was not a safe in the room. Unlike USA, face washcloths were not provided, or top sheets. Staff was very helpful and allowed us early check in. They also helped print my boarding passes. I found the location was pricey but lower than most of the area options. Overall, a good stay.

My husband and I stayed at Motel One-Edinburgh Princess on May 8-10 and May 18-19, 2025, at the beginning and end of a road trip around Scotland. We very much enjoyed the location (right across from Waverly Train Station), the public areas of the hotel, and the breakfast service. If we hadn’t been so tired and jet-lagged when we checked in for the first stay, I would have realized we had not been assigned to the Comfort Room-King I had booked instead of the Accessible Double we were given. We greatly appreciated the management’s efforts to ensure we were given the right room for our second stay and they even upgraded us to a city view as a gesture of goodwill. For that reason, we would recommend this hotel to other guests.

While we appreciated the location, the lounge area and the breakfast service very much, we were dissatisfied with our room. I had booked two city view Comfort rooms with a King size bed for the beginning and end of our visit to Edinburgh. However, for our first stay, which was two nights, we were assigned a small, dark, sparsely furnished, wheelchair accessible room with a Queen size bed. There were no luggage racks, no bathroom counter space, no hand towel bar, and a sink that was so low the water splashed all over the floor when washing your face. Lastly, the window view was a light well, not the city view we had booked. We will be arriving May 18-19 for our second stay and rather than canceling I would like to give them a second chance, but I will be bringing this up with reception at check-in. I hope they will see to making things right. If not, this property will be receiving an honest review on Google and Expedia.

Cosy comfy rooms, beds are so comfortable, staff are lovely and nothing is too much trouble for them. We have stayed a few times here because location is excellent. Only thing is am not keen on the new cups in rooms but staff always give me mugs if asked
This fantastic hotel is right opposite Waverley Station so was perfect for my needs. I was impressed with the friendly greeting I received at reception and was really happy with my room. I paid extra for a room with a view and it was well worth it - right opposite the Balmoral Hotel with views across to the castle. Beautiful. The room was immaculate and the large double bed extremely comfortable. I was so happy to have hypoallergenic pillows and bedding rather than feather and the shower was lovely and hot. There are German tv channels as well so not a huge choice of British but that wasn’t a problem for me. I paid each day for breakfast and really enjoyed it. It was continental but there was a good choice of breads, pastries, fruits, boiled eggs, meats etc. it’s a nice dining room with lots of tables and good views. The only thing I would have liked was a clock. I’ll definitely use Motel One in other destinations.

Motel One has been my hotel of choice in Edinburgh for many years. The staff is always welcoming and helpful. Location is excellent for both Princes street and Royal. I cannot imagine staying anywhere else in Edinburgh.

The staff at Motel One Princes Street make that hotel one of my favorites around the world. From making a reservation to check-out the team there work far and beyond. I truly appreciate all of their efforts. And I must congratulate the manager who must be excellent at hiring and managing staff. I hope you all are able to treat yourselves to a retreat. or some other celebration. you deserve it! I especially would like to thank AJ Ablong and Emily Trowell who truly gave me a very special experience. they patiently guided me through the reservation process via email. and upon arrival they were so warm and friendly and they made us feel like an A-lister and at the same time made us feel at home. The breakfast crew, the housekeeping crew, the construction crew, all made us feel so welcome. each department were warm and courteous. Honestly, I have stayed at many 5-star hotels around the world. The Ritz, W, Four Seasons, Savoy, Dorchester....who cares....they cannot compare to the service at Motel One Princes Street. Thank you so much for all of your hard work.

While everything went really smooth, the hotel was very clean and the staff were really friendly, I will suggest to management to review the amount of Hours in regards of security at the door. The only downside I can highlight are the homeless trying to get inside with you at the entrance after 10pm. It's not very pleasant and you don't know how aggressive the situation can get. It spoiled the experience a bit.
The staff was extremely helpful, friendly, and kind. Our accommodations were spotless which I appreciated.
