We will recommend MotelOne near the Waverley Station Edinburgh for the location, cleanliness and design. An enjoyable stay and a great first experience of hotels in Scotland.
The room felt like a dungeon with only one window at the very top of the wall. In an emergency I am not sure that I could have climbed up to it too get out. When I put the do not disturb sign on my door, housekeeping knocked not once but twice disturbing my sleep. The bar tender was more interested in chatting with other staff members than attending to customer needs. At check out, they just took my key card. They did not ask how my stay was. They did not say thank you for staying with us. I can only hope that in Canada if someone had to pay $600 cdn per night that we would do a much better job!!
Your bedding is too soft, we have back pain.
The rooms could be cleaner and a ironing board with an iron and small fridge would be nice.

The staff was wonderful and accommodating. Room was simple yet had everything needed. Bed and pillows were good. Lounge was very nice and location can’t be beat. My only wish was that they would have king beds that can split to 2 twins.

Really nice place to stay, so convenient for the station and all the attractions. Nice room, lovely shower almost instant hot water. Safe deposit box a godsend.
I am totally disappointed as I paid higher price for a room with view. The first time was top floor yet with a very reasonable tiny wiindow (like an emergency exit) and the ventilation was very poor. The 2nd time when I come back from Glasgow, was another disaster as there was one window at the ceiling (!!). There is no curtain at all so imagine how you can sleep well with sun set at 10pm and rise at 5am.
The service, morning breakfast, cleanliness and location are great, but can only give it a 5 because our room was so warm. Paid extra for a view room and was put on the 7th floor. Despite air conditioner running full time and use of fan, could not sleep very well - too warm. If paying extra for a view puts you on the hottest floor, I would rather pay less and be put on lower cooler floor.
Motel One Edinburgh Royal has the perfect location. The rooms are comfortable, the breakfast great value for money and the staff pleasant and accommodating.
Great hotel! As tourists, we couldn't have asked for a better location. Just a quick walk from the Edinburgh Castle, Royal Mile, museums, great restaurants. Extremely clean, quiet, comfortable rooms, well thought out with every creature comfort a traveler could ask for. Very warm, friendly and helpful staff. Only one tiny, minor drawback -- there is no place to pull your car up in front to unload your luggage. But not sure the city would allow that. Otherwise, a really terrific property! We totally enjoyed our stay and would highly recommend it to friends.

Stay was good as usual, but just a couple of issues: (a) location was right next to the bins - very noisy in the mornings (b) TV had got stuck on audio described (fixed quickly after a trip to reception (c) unclear how to manage heat/air con in the room - no instructions

Great location, terrific staff, immaculate room! A shout out to Kyle for being amazing and helpful. Would have been a 10 but no clothing storage to speak of, but we didn't much mind living out of our luggage. Would absolutely return.
Wonderful hotel with an excellent location and outstanding staff. The rooms are always impeccably clean. However, this time I was given a room facing the road and garbage bins, which were emptied early in the morning with a terrible noise. After a 15-hour flight, I couldn’t get the rest I needed.

I feel the hotel is overpriced for what they offer and what is available in the hotel room. We were in a room that involved us to take 2 elevators and multiple staircases to get to. It was called a cockburn room and it was absolutely freezing, even after asking for a portable heater. It was unbearable to be in unless you were under the covers. When we told front desk they didn’t seem to care about our experience. The breakfast was very overpriced for what was offered.
I like MotelOne, but this time the Royal was below par. On arrival my BeOne membership was not recognised. While the room was a standard Motel One facilities, with a comfy bed and shower and wide screen TV. The room was exceptionally dark. The light needed to be on during the day. There was a small windows with a street light directly in line with the window, which on my last night started to flash strobescopically. It was next to a passage way towards the royal mile. Later in the evening it was exceptionally noisy with the high spirited using the adjacent passage between 11pm and 2am, disturbing my sleep. I felt the value of this room was not worth what I was charged. The area would be more appropriate for Storage and not a guest experience. I have stayed many times at this location, but this time I could not recommend this location. It was just an awful experience.
Motel One’s location is excellent, steps from the Royal Mile with plenty of restaurant and pub choices. The staff is genuine and friendly. The lobby is spacious and we enjoyed the simple breakfast which wS delicious and quick. We enjoyed sleeping with our park side window cracked open. Our only disappointment was in the poorly designed storage place. No drawers and the top shelf was too high for a 5’3 and 5’6 to safely use. Also I would recommend having a rubber mat for the slippery shower floor.

Have stayed there a few times and we like it's central position. The staff are nice and breakfast is grand. I have one complaint and that would be that the second day of our stay was warm and sunny and that lead us to having a very hot bedroom at night and there was really no way to cool the room down. No aor con, no fan and the window wouldn't open enough to let cooler air in. We usually stay in Edinburgh in the winter, but in future, if we do come in the summer, we would not choose motel one, but somewhere where there was more attention paid to guest comfort at night.

Entrance from the street to the reception desk was difficult with the stairs. Pulling a suitcase with shells up and down the stairs was unsatisfactory. The room was on the 7th floor. The air conditioning did not work and I had to have the hotel staff bring in a portable fan. Only one window opened. The lack of a telephone in the room to contact staff was unacceptable.
The location was great, close to everything and the train/bus stn. Staff were generally helpful when asked about directions to various sites. The entrance to the hotel is a bit awkward, I was dropped off at the entrance with stairs and had to lug my heavy case up while three or four men stood behind the desk and watched me. I didn't know there was another entrance up the hill I could have used until a couple days later. At night the TV remained on with a white glow after the lights were turned off, eventually I had to remove the key card from the light switch to turn all the power off to the room just so the white glow of the TV would go off. The rooms were actually a bit warm (which was a change from all the other hotels which bordered on freezing). I didn't mind the heat. With the window closed the room was fairly quiet. I did not use the bar.

Good location; room met our expectations and breakfast was good. We couldn't get the air cooling/heating system to operate until a member of staff showed us on the morning we left. Some instructions in the room would have been helpful
The property was very conveniently located and was very attractive. We were very happy with our room, as it had big windows which overlooked treetops and a park. The breakfast was very good. The staff were all very friendly and professional. Thank you.
Overall Motel One was great but I have a few suggestions to improve. First off no one at the front desk told us to put our card in the slot on the wall in order to have electricity and I had plugged in my cell charger thinking it would be fully charged for our evening out and then realized it wasn't charged at all. There was no phone in the room for me to call the front desk. The front desk made it sound like I should have known when I have never been in a hotel that did this before. The other suggestion would be for you to have a small night light in your bathrooms. I stumbled in the dark to make it to the toilet several times during the night. I didn't want to put the big light on and wake up my husband. It's the little things that matter!!! Hope this helps.

Fantastic location, warm friendly welcome from professional, friendly staff. Stylish decor in the reception and bar areas. Room spacious and clean with a very comfortable large bed. Rather cold due to the heating being off and cold air blowing. Staff were very responsive in providing a heater and explaining the fan control. The shower room was very small and cramped. Disappointed that there were no free biscuits provided and no glasses for water or china mugs. Disliked drinking from the reusable beakers. Breakfast was rather chaotic as very busy and the seating doesn't lend itself to a comfortable dining experience. Overall, I would recommend this hotel to others and with some minor improvements I would rate it higher.
A nice hotel in a great location but room was small & basic. I booked room with partial view but there was no view. Window had frosted glass & would only open about 2 inches. Very noisy outside the window until about 11 pm each night. Must have been opposite a pub but couldn’t tell due to frosted glass. The room felt a little claustrophobic

Perfect spot for a hotel! Very close to trains and interesting public area. A bit of walking inside hotel to find your room. Just one elevator. Good tasty breakfast but the seating area with small tables etc could be better. I still recommend the hotel!
