great location . Rooms can vary in size and ours this year was quite small . We have been visiting during the fringe for years but rooms now overpriced.
Usually it's absolutely value for money but during the Fringe prices are crazy in general.
great staff but I would not recommend an otherwise excellent hotel because its way overpriced during the festival no restaurant = price gouging during the festival period i would not

I would have like to rate this Hotel One - Royal Edinburgh a 10 because everything was excellent except for the price. The amenities available for the price was minimal but we paid 5Star price. The location was excellent to the train station and the Royal Mile and this was our need. Please note there are a few stairs to enter this hotel for anyone with disabilities.
Fabulous - mirrors on the Bar ceiling need attention though silver mirror breaking down and looks unclean

Great Location. We came up from London on the train. I was happy that we didn't have to walk up the hills with our luggage. Close to everything, even the back way up to the castle and a great coffee shop across the street. My only thing that I would have liked is a wardrobe in the room. When I'm on holiday, I like to unpack and hang up my clothes and jackets. My room felt cluttered living out of my suitcase for the week. If it was only a few days for business, I wouldn't care. I also would have liked an ironing board and a phone to contact the front desk instead of going down five floors.
A good hotel, accessing some rooms can be difficult, and some have zero views ( except into other rooms).
Conveniently situated next to Waverley train station. Small but comfortable room, as expected and considering its location in the centre of busy Edinburgh, well insulated from noise. Breakfast fairly basic and crowded in the bar area.

The entry/bar area was inviting and the staff friendly however we found our room extremely hot with aircon that didn’t work effectively. The room was noisy with an open window we didn’t have access to causing lots of street noise to enter our room. Having just flown long haul this played havoc with our ability to sleep. Very limited tv channels with English speaking options. Whilst the location was amazing, we unfortunately won’t return to this establishment.
A great improvement in my view would be to have two separate bed quilts, as I am a quite warm person and my wife is not. I could just not find the right temperature and slept poorly as a result. Still a good experience.
Excellent, but small room
This is the second stay we've had at a Hotel Motel One, the other being the Amsterdam-Waterlooplein location. The room was clean and nicely decorated. We particularly liked the design of the hotel incorporating Scottish themes throughout. The staff was friendly and helpful. The breakfast was nice but we were disappointed to hear that it is no longer included for members. The hotel's location could not be beat.

very expensive. small room. no glass for the toothbrush, sink is too far away from the faucet - so water always splits over. breakfast room too crowded. Could not find a seat to eat breakfast.
We really enjoyed our stay. There was an issue with a noise in our room on our first night however the night staff dealt with the situation well and the situation was rectified the following day. I felt for the centre of Edinburgh the price was very good, superb location as we travelled by train so was very accessible from Waverley. Would definitely look to stay here again although would only be as a couple as couldn't see the option for twin rooms so can't use for girls trip etc.
The stay was great but the rooms very small and getting to them with bags etc a little difficult.
This was our third Motel One that we stayed at and the room we had was the best out of the 3. The staff was super friendly and accomodating to guests needs. The location was awesome!
We were able to check in as soon S we got there. Location is fantastic. Rooms are quiet, clean, and spacious. The hotel is old and it has different buildings; it took us a few minutes to get to our room and we needed to take two elevators and a glass bridge over a close.
Room was clean, bed was comfortable, staff very helpful. The problem came with the air conditioning or I should say, lack of air conditioning. The room was advertised as having air conditioning and was the deciding factor in renting this room. When I asked about it I was told "oh no it is a chiller.". The chiller took all night to slightly cool down the room. We had to have two small fans running at all times to make it bearable. This in my opinion is false advertising. Do no rent here if you are looking for air conditioning.

The rooms are well taken care of and comfortable. The only admiration it really needs is central air pressure some form of air conditioning as it can become extremely hot.
We had a large glass of wine and a bottle of cider on our first night in your bar and it cost us nearly £20 which we thought was excessive so we didn't feel we could have a drink in your bar again. Other than that we enjoyed our stay.
Very close to where I wanted to go. The follow up from the staff beforehand and during the stay was excellent. Since they don’t have a “proper” eating place, it can be a challenge to find a place to sit if it’s busy.

Third time we’ve stayed and will be the last. Room was extremely tired and dated, in fact waking up in that room (326) and looking at blank walls and just a colour block of curtains was actually depressing.Separate small shower and even smaller toilet…good job we’re both slim people as anyone larger would have a problem! No complaints about breakfast but the bubbled flooring in reception really needs attention before someone falls. Over £600 for two nights in a bleak room not even a wardrobe or drawers. I’ll end on a positive note…breakfast good and location is great.

Amazing location and great staff!
Very comfotable stay in a cozy hotelm right in centre of Edinburgh. perfect location, with just steps away from both the railway station and to all city centre attractions. It takes literally 3 minutes to reach the hotel from the Waiverly railway station. The rooms were spacous and welcoming, while the breakfast was accomodating all tastes. We espeially appreciated the hotel evening bar, which provided very good cocktails and overall a nice ending of our sightseeing days. Finally, the staff at the hotel are particularly warm and welcoming, prividing very good travel / restaurants suggestions.
What an amazing location, you step out the door and everything was within walking distance. The service was friendly and always helpful along with a relaxing yummy self-service breakfast. Highly recommend!
Stayed at Motel One Edinburgh Royal from Tuesday - Friday. The hotel was lovely and was in a great location. We didn't eat at the hotel as there was so many options nearby. All staff we met was very friendly. The room was quite small, however, we only used the room to sleep and due to its prime location we were out all day, so only used it to sleep at the end of a busy day. I would recommend this hotel and would definitely stay at again.
Room clean, big and efficient. Bar in the lounge room open until late. Breakfast with fresh cakes, cold meat, fruit, fruit juices, coffee, tea, croissants etc. Staff super friendly and helpful. Reception open 24h. Honestly, the best hotel ever. Thank you for everything, I will definitely come back soon!!!

I've stayed at a Motel One in Berlin and very much enjoyed it, so I was keen to try one in Edinburgh. The proximity to the train station, bus to the airport, and the Royal Mile was fabulous! The front desk people and bartender were cheerful and friendly, my room was spacious and spotless, and I even had a nice view of an alley towards Cockburn St. (I mean that sincerely). I had to leave in a rush so I didn't get breakfast, but I remember the breakfast buffets at Motel One Berlin were impressive, so I assume the same. I would definitely recommend this hotel and stay there again!
All communications were in German for some reason. Even though it was booked for a hotel in Scotland. And there was not "translate" option. Staff were super friendly when we visited, this was our second time coming back. The location can't really be beat. Elevator system is really weird, only one elevator goes to reception. But there is a second hidden elevator around the corner. Was given an accessible room, and so the shower was too low for a normal person to use. Would have just like the option for the shower to go higher
Fantastic, the room was as good as you could wish. Asked for a room near the lift as my husband had a sore back and they arranged that.
Really enjoyed my stay again. I was on the fourth floor (405) and my window was frosted and faced the alley of a restaurant. There was a lot of noise at times with conversions of the restaurant staff and often late at night. I wish there would’ve been more sound proofing and been able to open my window and see the weather. It felt like an internal cabin of a cruise boat. Other than that the staff was helpful and the location is great. Always like Motel One hotels.
Good room, nice shower. Thought the selection at breakfast for a vegan was a little limited. The addition of some pastries and cold vegan meats would make it a load better

I enjoyed my stay at Motel One. My room and bed were comfortable and I had everything I needed. The hotel rooms were quiet and the reception areas were friendly and bustling. The convience to the Royal Mile and train station was everything. Highly recommend!

A really comfortable stay in the heart of Edinburgh. The staff were friendly and helpful and the room was spacious and comfortable. Would have been good to have some bottled water in the room and a small chest of drawers to put clothing away.
