Thank you Motel One Royal I had an exceptional stay with you, the staff were extremely helpful and efficient, nothing was a problem, Great room, clean, no noise, wonderful breakfast. So good I’m coming back mid September. Highly recommend as a place to stay in Edinburgh, great location to all.
Good location. Air conditioning shut off every hour which made sleeping at night difficult. Couldn't open the windows for fresh air as it was quite noisy outside. Enjoyed the complimentary bottle of water.

Another lovely stay at this Motel One. Conveniently located for the main rail station and close to all the main attractions it’s in the perfect location. Also immaculately clean and tidy with friendly welcoming staff and it’s very welcoming and comfortable.
I would like to see a full english breakfast as an offering.
I did not use the lounge or bar. The staff was helpful and friendly. It was a great location near the train station. The bathroom had limited counter space. The breakfast was adequate but could have included more hot/cooked items.
We had a wonderful time at motel one. It had a great location and staff were friendly. It was expensive as the fringe was on so we only managed a basic double with no view which was still expensive. When we visit again we will get a room with a view and avoid August.

Our stay was wonderful and we would absolutely stay here again. My mother and I stayed here for several nights during the EDINBURGH fringe festival and we were so happy with the location, our room, the breakfast, and the customer service. I especially wanted to take a moment out to send all my things to one specificperson working at reception that helped make our stay extra special. My mother had some difficulty pouring water to take up to our room and a gentleman named MAYSUM jumped in and saved the day. He was extra kind and helped my mother during a difficult moment and we are so appreciative. He truly went above and beyond. Thank you for your kindness!!!
Clean, comfortable room with great shower and hot water. Location was perfect
Fab hotel , lovely staff, great location . Few niggly things in room eg, shelves too high to be usable, need glass/cup in bathroom , need extra bin by tea stuff and shower towels are small. Couldn’t cope with clothes if I was staying a fortnight, not enough hanging space and no cupboards!
The location is very good. It is a Motel!! No restaurant and while it has a nice bar area you cannot get tea or coffee thru out the day They do provide quite a nice Continental breakfast at a reasonable cost I was extremely disappointed with the room No value for a substantial rate which we booked significantly in advance It was small. Offered no seating except for bed And housekeeping failed miserably I did however receive an apology from the head of housekeeping which was appreciated The staff were friendly Just lacks amenities. But it is a Motel so don’t expect much

Motel One is a comfortable hotel, fantastically well located for Waverley Station and the Old Town, an ideal base for the Fringe. The staff were friendly and helpful.
Everything excellent but quite expensive for 1 night but probably due to the Edinburgh tattoo. Please don’t let this put you off

I stumbled upon Motel One Royal Edinburgh surfing on the internet and I could not be happier with this. The hotel fulfilled all expectations and much much more. When I come back to Edinburgh, which I definitely will, this will be my one and only choice.
Lovely clean hotel; modern and simplistic. Helpful staff. Great continental breakfast with lots of variety. Fantastic central location for Waverley Station, Edinburgh Castle, the Fringe, Princess St and Gardens. Have stayed here a few times and are never disappointed.
Very overpriced, over £450 a night. We came for The Fringe. The room was very basic and small for the amount we paid. The photographs are misleading. However, the location is good, and the bar staff are lovely.

Location,, room and everything was to a high standard. Very busy which meant there was no space for us to take breakfast in the morning but otherwise very good.
Overpriced hotel near Edinburgh Castle, Scotland . This hotel offered very small rooms which were very clean and tidy but were smaller than I have ever experienced world wide. I was particularly disappointed in Rom 632 which had a view of a dirty and noisy rubbish dump behind an adjacent pub. The combination of a small room and an appalling view for £350 per night (without breakfast) was a shock and a great disappointment . I am aware that the Edinburgh Festival provides an opportunity for hoteliers to significantly increase prices but surely not as much as we experienced in Edinburgh. My name, by the way, is John Goodsir not Goodsir John as shown on my bill. Having served in the Army for 40 years, I have travelled the world and have seldom been inspired to take such a dim view of any hotel. I would be grateful for your reaction to my review. Shower head was broken but reported it to reception on departure (room 706) Beer selection at bar at bit poor Room smelt a bit musty on entering although spotlessly clean ........no view but could live with that.
we were greeted with a smile and we felt welcomed, which is the first step to feeling at home away from home. The only suggestion should be to have oatmeal/porige with sugar and allow the customers to add honey/sirup/sugar to taste. The quaker oats in a cup is way to sweet. It just our taste but it would offer more options. Other than that, the breakfast buffet was very good.

Love the location but we told the front desk that the sink was clogged within 10 minutes of being there and it never got dealt with after a two day stay. I mentioned as much on our check out. The ac also didn’t seem to work, another negative to an otherwise really nice location and beautiful hotel.
Staff very friendly and helpful room clean and comfortable bed …short walk from tram station and to the Tattoo. Disappointing no robe r mini fridge for the price paid I know it’s supply and demand in August but feel a bit too expensive for room size and facilities.
As usual we stayed during our visit to the Fringe. The location is perfect and the rooms are spacious and comfortable.

Usually it's absolutely value for money but during the Fringe prices are crazy in general.

I would have like to rate this Hotel One - Royal Edinburgh a 10 because everything was excellent except for the price. The amenities available for the price was minimal but we paid 5Star price. The location was excellent to the train station and the Royal Mile and this was our need. Please note there are a few stairs to enter this hotel for anyone with disabilities.
Fabulous - mirrors on the Bar ceiling need attention though silver mirror breaking down and looks unclean
