Very comfotable stay in a cozy hotelm right in centre of Edinburgh. perfect location, with just steps away from both the railway station and to all city centre attractions. It takes literally 3 minutes to reach the hotel from the Waiverly railway station. The rooms were spacous and welcoming, while the breakfast was accomodating all tastes. We espeially appreciated the hotel evening bar, which provided very good cocktails and overall a nice ending of our sightseeing days. Finally, the staff at the hotel are particularly warm and welcoming, prividing very good travel / restaurants suggestions.
What an amazing location, you step out the door and everything was within walking distance. The service was friendly and always helpful along with a relaxing yummy self-service breakfast. Highly recommend!
Stayed at Motel One Edinburgh Royal from Tuesday - Friday. The hotel was lovely and was in a great location. We didn't eat at the hotel as there was so many options nearby. All staff we met was very friendly. The room was quite small, however, we only used the room to sleep and due to its prime location we were out all day, so only used it to sleep at the end of a busy day. I would recommend this hotel and would definitely stay at again.
Room clean, big and efficient. Bar in the lounge room open until late. Breakfast with fresh cakes, cold meat, fruit, fruit juices, coffee, tea, croissants etc. Staff super friendly and helpful. Reception open 24h. Honestly, the best hotel ever. Thank you for everything, I will definitely come back soon!!!
Great hotel
Beautiful hotel, very convenient for the train stations .
Perfect location with friendly and helpful staff
I've stayed at a Motel One in Berlin and very much enjoyed it, so I was keen to try one in Edinburgh. The proximity to the train station, bus to the airport, and the Royal Mile was fabulous! The front desk people and bartender were cheerful and friendly, my room was spacious and spotless, and I even had a nice view of an alley towards Cockburn St. (I mean that sincerely). I had to leave in a rush so I didn't get breakfast, but I remember the breakfast buffets at Motel One Berlin were impressive, so I assume the same. I would definitely recommend this hotel and stay there again!
All communications were in German for some reason. Even though it was booked for a hotel in Scotland. And there was not "translate" option. Staff were super friendly when we visited, this was our second time coming back. The location can't really be beat. Elevator system is really weird, only one elevator goes to reception. But there is a second hidden elevator around the corner. Was given an accessible room, and so the shower was too low for a normal person to use. Would have just like the option for the shower to go higher
Fantastic, the room was as good as you could wish. Asked for a room near the lift as my husband had a sore back and they arranged that.
Really enjoyed my stay again. I was on the fourth floor (405) and my window was frosted and faced the alley of a restaurant. There was a lot of noise at times with conversions of the restaurant staff and often late at night. I wish there would’ve been more sound proofing and been able to open my window and see the weather. It felt like an internal cabin of a cruise boat. Other than that the staff was helpful and the location is great. Always like Motel One hotels.
Good room, nice shower. Thought the selection at breakfast for a vegan was a little limited. The addition of some pastries and cold vegan meats would make it a load better
WE had a problem with our reservation and they fixed it on the spot, no charge for the change. Thanks
Perfect location, clean and comfortable accomodations.
I enjoyed my stay at Motel One. My room and bed were comfortable and I had everything I needed. The hotel rooms were quiet and the reception areas were friendly and bustling. The convience to the Royal Mile and train station was everything. Highly recommend!
Great location. Nice facilities. Clean. Needs more options on breakfast.
Perfect place to stay in Edinburgh! Wonderful staff, location and relaxed feel.
Great hotel in central location! Room was lovely and clean and spacious
A really comfortable stay in the heart of Edinburgh. The staff were friendly and helpful and the room was spacious and comfortable. Would have been good to have some bottled water in the room and a small chest of drawers to put clothing away.
The only thing that I can complain is the location of room. It was next to advocate close ladders. Because of that it was noisy during all time of the day. Other than that I come again.
First we got a room from another building with a very complicated access and a terrible view straight to stairs where crowds of people were hoarding. We asked for another room which was in the main building and it was fine and quiet.
The breakfast room was in the lounge area. We found it cramped and uncomfortable with the lounge chairs and tables. Everything else was great, compliments.
On arrival we were able to store our bags which was good, the room was clean, bed very comfortable, the room could have done with a small fridge just to keep a couple of waters in would have been nice. I found the hotel to be lacking in a personal touch but maybe that's just me, the bathroom did have a funny smell to it but we didn't say anything as our stay was only a short one. The Bar seating area way too many chairs.
Location can’t be beat. Reception staff was very friendly. Room was very small and dark so wouldn’t stay again. Lobby was big but we would prefer a larger room to a large lobby. Didn’t have the continental breakfast as there are other options nearby. Room only had plastic cups for tea and coffee. Went to the lobby to request mugs instead
Perfect location, bed, service. Breakfast also good: I would have appreciated some local food like porridge. Overall just perfect
Really basic, small bathroom and the towels smelt awful. Over priced breakfast for what was offered.
Excellent service. Beautiful accommodations. Perfect location.
Lovely staff , lovely bar area / reception but room 208 is definitely the worst hotel room I have ever stayed in ( I travel a lot for bis - uk , Europe and US
I don’t like how the reception deal with me they show care less and don’t try to help.
Fantastic location, very helpful staff, clean rooms.
Excellent location, very friendly & helpful staff, quick check in and check out. Room was immaculately clean & comfortable.
Perfect location. Super nice staff. Typical city rooms, small but adequate. Zero noise disturbance where we slept. V modern interior. Extremely cosy King. Beautiful bar cocktails. Did not eat the continental breakfast, recommend Southern Cross Cafe up the side street for breakfast/lunch and delicious cake!
Really enjoyed my stay-- great rooms, well serviced, great lounge and bar area, quiet halls. I would stay again happily!
Superb location and staff carnt wait to book another mini break
The hotel was spotless - so clean. We have already recommended your hotel to friends that are going to Scotland in September. The location is the best, bed was comfortable and our room was very clean. The only areas of improvement would be blackout curtains since the sun rose so early and shone so late. Also, there were no washcloths for the shower. We got fresh towels, but never any washcloths.
Perfect location (within walking distance) for those traveling by train. By air, there are trams and busses from the airport that stop near this hotel. Great access to old town and new town.
Friendly staff. Very helpful. Bathroom slightly small than North American hotels :). Great location.
Very nice and clean rooms. Happy they were air conditioned due to the latest heat wave.
Fabulous hotel with spacious rooms close to the train station, Old Town and New Town. Breakfast was included in my room rate which was most convenient. Loved this hotel and its fabulous and helpful staff. Would definitely stay again.
This hotel is absolutely in a great location to explore the city! We choose this hotel because it is right by the train station but soon discovered it was by everything! Little tip: if you have lots of luggage they have a side sliding door on the side of the hotel with only 2 stairs otherwise to get to the reception area to check in you have to drag your luggage up 6-8 stairs. They were lovely and help my daughter and I get our luggage’s up but it would have been nice to know about the other door.
Room was nice, staff super friendly. It would have been good to have a small fridge in the room. Paid for breakfast only 1 morning as for someone with food allergies the options weren't great.
Easy access from a rail station Morning buffet is attractive Room and facilities are clean Price is reasonable
Excellent stay from start to finish. Our room was very roomy and nice and clean with a very large comfy bed. We were in a perfect location and won’t hesitate to return
Check in was awkward. Lifts weren’t working. No one offered to assist with luggage. Room was HORRIBLY (yes, I do mean horribly) difficult to locate. I almost needed breadcrumbs to locate it.
The Motel was in a great location near the train station, near the Royal Mile and near shops and restaurants. Be ready to climb stairs and up and down hills in Edinburgh. Motel One had food and drink and the service was very good.
Great location and nice check in. Room was spartan, with few amenities but adequate.
Not clean
Great location
Friendly staff and service. Room spotless. Perfect location. Would highly recommend
Great room and very friendly staff

Road trip Edinburgh-Glasgow
Just three good reasons to visit Scottland: discover history, taste whisky, breathe sea air!
Hotel Edinburgh Royal
At Motel One Edinburgh-Royal, we’ve rolled out the proverbial turquoise carpet for you so that you’ll be treated like royalty when you arrive for your stay. We can’t wait to welcome you within our historic walls, positioned against the beautiful backdrop of Edinburgh’s Old Town (which, by the way, is a UNESCO World Heritage Site). Our interior is just as special: a rustic yet regal style rubs shoulders with the nature and panoramas of the Scottish Highlands. Everyone’s familiar with our special shade of turquoise, but at Motel One Edinburgh-Royal, we’ve gone green, too. The charm of the Scottish outdoors is brought inside, thanks to the botanical-themed decorative touches and the rear wall of the reception area, planted with real ferns and mosses. Works by photographer Thomas Effinger truly bring Scotland’s flora and fauna to life, fitting perfectly with our hotel’s design concept. His images really come into their own in the bedrooms, hung above the headboards covered in Motel One tartan fabric.
Our cosy box spring beds guarantee you a dreamy night’s sleep, but if you’re struggling to drift off, why not try counting sheep? The walls of our One Lounge are decorated with sheep sculptures by artist Marie Talalaeff. If you’re more interested in whisky than sheep (or sleep), it should come as no surprise that our bar has something to tickle your taste buds. Its bottles won’t just please your palate: they’re a treat for your eyes, too, with the striking light-fitting above the counter made from 50 whisky decanters. Whenever you hit the hay, you can dine like a king on our lavish breakfast the next day.
Getting to your royal residence in Edinburgh is a breeze – it’s within walking distance of Edinburgh Waverley station and a mere bus ride from Edinburgh Airport. You’re sure to be impressed by the central location of our design hotel, just a few side streets away from the famous Royal Mile. Our affordable hotel is close to all the sights, making it the perfect base from which to explore the city: stride down the Royal Mile, go shopping in Edinburgh’s city centre and dive into local history at the National Museum of Scotland. The Royal Botanic Garden, Princes Street, the Scott Monument and John Knox House are also just a short walk away. There are umpteen pubs, restaurants and cafés near our hotel, too. If you fancy a breath of fresh air but don’t have time to get from Edinburgh to the Highlands, how about climbing up Arthur’s Seat in Holyrood Park? Edinburgh’s very own mountain offers you a stunning view of the city proper, Edinburgh Castle and Calton Hill. Or, you could head to a nearby whisky distillery and get a real taste of Scotland, in the truest sense of the word. So, cheers – or as they say in Scotland, ‘Slàinte mhath!’
