Friendly staff and excellent location. Arrived at 11.30am to drop my bag off but my room was already ready and given a free upgrade to a room with a view.
Excellent location- near Airlink, Waverly Bridge Station and quiet room even though large window faces Princes St which is a busy street! Thanks Haley for exceptional services with a smile at check in!

You need a glass in the bathroom for thootpaste thootbrush ecc. And a rubbish bin in the room.
The lobby was really nice and we thought the room would be nice, we were so disappointed. A room with a high price should have decent towels, drawers and a television that works.
our room had no hanging space at all. This is really not acceptable in a hotel that costs 300 pounds a night.

Breakfast buffet offerings were fabulous! Room on this visit was comfortable and the temperature was well regulated. On a previous visit a week earlier room temperature was too warm to sleep comfortably.
My wife and I stayed at the Motel One Edinburgh Royal mile for our visit to Scotland. Location was everything when we chose this hotel, and it's location is grand! It is close to the Royal mile, Edinburgh Castle, St. Giles cathedral, walking distance to shops/pubs/restaurants, and Waverly train station was right across the street! The service was on point, and the breakfast was good! The rooms are sparse, but functional. The bed was comfortable. Above all, the room was clean! I would stay here again. The improvements I would make would be washcloths and hair conditioner in the shower/bathroom (that's it!). Great stay, otherwise.
It was extremely disappointing. The room stank of chemicals which made our eyes sting and meant we both woke up with headaches. There was no window in the room which was not made clear on booking. The room was not very clean too. Location is brilliant and staff are lovely.

We love the hotel, the team is amazingly kind, for newbies: there are rooms without windows but:its a n old house. Not all roosm have real windows! We had it, and we love the place It is close to all places and the breakfast is amazing
The location is excellent however the rooms very basic with no TV internet. Very overpriced.
Great location. Wish breakfast was included in the rte instead of being an add-on. Most othe hotels in this class include breakfast. Chris in the lobby look nice, but are not comfortable to sit in at all.
We stayed 16 nights and had a wonderful experience. The staff was always welcoming and friendly. The breakfast bar was well stocked and a definite plus for a good start to our days. Hats off also to the housekeepers for keeping our room in order each day.
Great place to stay, right in the middle of all the interesting places. The Airlink bus from the airport stops just a minute away. Room and bathroom were all very nice. Breakfast is more than enough, finding a place to eat can be tricky but we managed. We'll be back!
Towel for shower are too small and in The room there’s too light during the earliest morning hours
It was a last minute booking and I received excellent service. I was able to access my room at 09:00am after a long journey, it was cool, clean and had everything I needed. Staff were excellent. The bar being open late was great to catch up with old and make new friends.
We had an enjoyable experience. Our room was comfortable and we loved the morning breakfast. The lounge was inviting and the staff professional and friendly. Great location and you cannot beat the price given all the amenities.
We really enjoyed our stay. We had a lovely room with a great view. The location is perfect. The only complaint that we have is those awful plastic cups in the room; please cold we have china ones! The Clipper tea is excellent. The instant coffee in hotels is always a disappointment!

My only complaint was the temperature - I expected air conditioning and it was stuffy and a bit uncomfortable due to the heat of the summer. It never cooled off greatly. Staff excellent, breakfast excellent, location was absolutely perfect - 5 min walk across the north bridge and you’re in old town, 3 min walk and you are at Princes Gardens or St. Andrew’s Square with great restaurants, literally across the street from Waverly Train Station, and 1 min walk to Sainsburys and other shops of interest.
Another excellent stay at Motel One Edinburgh-Royal, our go-to hotel whenever we visit Edinburgh. The location is perfect, the rooms are always clean and comfortable, and the staff are wonderfully friendly and welcoming especially at reception . We look forward to returning!

Room was small and very basic, was not good value for the price, however it was during the Fringe when everywhere is too expensive and poor value.

Good location. Room size and storage: OK. Room quiet. Bed comfortable. Wi Fi and shower: good. Breakfast good. Layout of hotel a bit of a nuisance with reception on mezzanine level and only one lift stopping at that level.
Great location. Staff are helpful, friendly, very professional, offering early check-in when available. Very comfortable room, great bed, walk-in shower, Wi-Fi. A shame that there's nowhere to store small clothing items, underwear, etc. A small drawer unit would make a big difference.
In terms of convenience and hospitality, the stay was very nice. The hotel was much closer to Waverley Station, as well as some supermarkets and some sightseeing spots. What’s more, the hotel staff provided me with some ice in plastic bags for my sprained leg. Thanks to their support, I was able to enjoy touring in Edinburgh despite my injury. The staff was also very kind and made us feel comfortable.
we stayed there when we arrived and the last night we had in Edinburgh. The staff was lovely and we had no issues with anything. Everyone was very nice and helpful when we had questions and getting our bags down the elevator!

W tak uroczym obiekcie rozczarowaniem były plastikowe kubki na herbatę w pokoju.
Hotel czysty, dostępny, załoga przesympatyczna i pomocna. Do 10-tki brakuje ciepłego posiłku na śniadaniu, które jest bardzo smaczne i produkty są dobrej jakości, co doceniam, ale po tygodniu pobytu chciałoby się zjeść coś ciepłego. Jedna propozycja.
Bardzo ładny hotel w samym centrum super lokalizacja, przyjemne wnętrza, ciekawa stylizacja, duży pokój, pyszne śniadania. Widok na zabytkowa ulice miasta.
