Customer service excellent. Room could use bigger bedside spaces and a bigger desk
The hotel dining area was filthy. The breakfast was a terrible experience in every way. The room was extremely tiny though clean. The staff were pleasant. The interior renovation work was loud and added to the overall messiness of the place. This hotel was not worth the money I spent. I literally thought I was treating myself to a nicer hotel than I might normally have picked. I would not recommend it.

Housekeeping did a very good job even the hotel is under renovation and there is construction in my floor and reception area as well. I was not impressed with reception as they did forget my complimentary bottle of water upon arrival :(
We was surprised to find building lot! The room was ok! Barrier-free, ok, for people with handicap, but fur us without shelf in the Badroom! The breakfast room with the breakfast was very nice and cosy! The reception staff was very competent and friendly, the rooms very clean! We will come back! Thanks Nicole and Kim Mulle
Lovely greeting at reception, extremely friendly. Room was standard and therefore small (which we understood when booking). It was extremely warm in Edinburgh when we visited and I feel the hotel just isn't equipped to manage the temperature in the rooms when it is this hot. Our air conditioning unit was completely inadequate. When working it just produced warm air, and you could only feel this at a certain position in the room (not when in bed). This also just stopped working early hours of the morning. We had an awful sleep due to the heat and feeling warm/uncomfortable. There was an awful drainage smell coming from the shower drain in the bathroom. This was immediately obvious upon entering the room. We thought this would maybe disappear once we had showered and had water running through it but unfortunately not and the smell only got worse. We mentioned these things to the reception team when we were checking out the next morning, very understanding and apologetic. We just wanted them to correct the problems before the next guest checked into that room. If we were staying for any longer than 1 night, we would have either tried a different room, or moved to a different hotel. There was no way we could've stayed in that room for another night. Unfortunately we feel it was not worth the £309 we had paid for it. We came away from the stay extremely tired from one of the most uncomfortable nights sleep we've had and disappointed. We had stayed here before and had no concerns. But unfortunately, we won't be staying here again.
Fabulous location, friendly staff but uncomfortable room. Small space with poor ventilation and inadequate AC even with small fan from desk; had to prop open door to hallway for air movement. Tall window tilted open at top a few inches; had to pull blinds for privacy so no air incoming. View of other motel room windows only. Construction noise started 0830. Disappointed for $250/night midweek, paid for location not comfort.
So ideal for train station and visiting Edinburgh attractions. Very clean and quiet ,despite the ongoing work in other rooms and considering how central it is.
**Subject:** Formal Complaint – Unsafe and Unacceptable Conditions During Stay Dear motel one management' I am writing to formally raise a serious complaint regarding my recent stay at your hotel, which I found to be utterly unacceptable and, frankly, dangerous. While I understand that the hotel is currently undergoing renovation, there was absolutely no prior warning given at the time of booking or check-in. Upon arrival, I was met with the sound of a builder cutting metal *in the reception area*, which made it impossible to hear the receptionist or understand what was being said. On the way to my room (Room 212), I had to navigate through corridors cluttered with building materials. I was shocked to discover that the material store room, along with the contractors’ welfare and canteen facilities, were located directly next to my room. I was then woken early in the morning by loud, vulgar language—builders shouting obscene words such as “fuck” and “cunt” as if it were standard vocabulary. This continued for a prolonged period, followed by the sound of materials being moved and doors being slammed—*all before 8:30 a.m.* The next morning, I had to again step over materials just to exit my room. Even more concerning, I observed fire doors propped open and obstructed by building supplies. This is not only a breach of basic safety regulations but a severe risk to the lives of all your guests. I am disgusted by the conditions I was exposed to and the lack of professionalism in managing a construction site within a live hotel environment. I will be reporting this matter to the Health and Safety Executive, the local council, and the building control inspector for investigation. I expect a full explanation of how this was allowed to happen, and what steps you will take to address these serious breaches. I also expect appropriate compensation for the unacceptable experience. The room is not comfortable. There is not a place to put your clothes, comfortably, especially for 2 people. No side tables to put a drink on or your personal items. Access to the kettle is limited if your mate is sleeping. Definitely an economy room. Will look for other choices before I stay again.
I have stayed in over 12 motel ones and love the brand . The temperature in the room and need for a fan this time meant we didn’t enjoy our stay. I hope the new renovations will help .
i've been to motel one in Glasgow several times and also Edinburgh, the one on princess street had no atmosphere about it .The motel one on the mile has everything .the staff was a bit stand offish other than that clean and perfect location.
Lovely stay . Reception staff were particularly friendly and helpful. Buffet breakfast was good. Only issue was the air conditioning wasn't working & it was an uncomfortable night.
From start to finish the staff at this Hotel were first class.
So beautiful and clean and easily accessible to all everything you would want to visit on a vacation in Edinburgh.
We love Motel One. We have stayed a few times now with the company. We love the rooms and breakfast. The staff are always fab. This time (along with the rest of the country) our room was sweltering. The fan did not seem to cool very much. I had a miserable night sweating it out. So dont know if in the long view Air Conditioning is poss? But everything else fabulous. Thank you. Ps. For breakfast could there be a vegan porridge pot please?
Very poor indeed and a bad advert for tourists and locals, alike.
The only real issue was the bed was extremely hard and uncomfortable which meant we didn’t get a good nights sleep. The construction was a little inconvenient which affected the bar and breakfast area, breakfast had minimal options so we skipped it. If the bed was comfortable it would have been much more enjoyable as the location is great.
Our stay was marvellous after having a bad experience at our previous accommodation. Your staff accommodated our family at the last minute and even upgraded our room to one with an amazing view of the city as it was my birthday! They couldn’t do enough for us and we will definitely use Motel One again, many thanks.
Good hotel, however: the building site and the noise on floor two (the floor of our room) was unexpected and unwelcome.

Told there was a redesign in the lounge & reception, redesign throughout the Motel & painters everywhere, sitting on the chair in the entrance to the lifts, doesn’t look good. No electricity on check in.
I just stayed at the hotel a few days ago and while the staff is very friendly and the room is ultra clean, I found basic amenities to be severely lacking. There is no safety deposit box in the room so my husband and I had to keep our passports on us at all times in very touristy locations which is UNACCEPTABLE. The wifi was very slow; outside of the welcome bottles of water, there are no other water bottles available in the room...:. There were no glasses for our toothbrushes, no telephone in the room for wake up calls or for contacting reception. I don't care that the hotel is undergoing renovations, these are basics that are expected and if they cannot be provided, it should be reflected in the price. Very disappointed
We visited for a birthday and had a booking for 3 nights. When we checked in, which was a bit early so were just given a room that was already free, we were quite disappointed at having been given a very small room with a view of a construction site. We went to reception to ask if we could change to another room as we had no rush to check in early and were happy to wait for a few hours but were told this was the type of room we booked and the hotel would be full that night but assured us it was a 'quiet room'. Sadly on the first night (Saturday) we were kept awake until the early hours by loud thumping music from the bars around the corner and chatting in the side street the room was overlooking, on Monday morning were woken up around 6am by builders starting work on the construction site our room faced.. We asked for a room change again for the last night and were eventually moved to an accessible room facing a small internal courtyard. The room was fine and bigger but did not seem very clean (dirt/dust on the lightswitch on the headboard above the pillow) so it may have not been used for a while? The drainage of the shower also did not work properly so you had to stand in a puddle while showering. In the morning we were again disturbed by noise, this time drilling and hammering from the hotel's own construction site on the higher floors. If we had known construction was going on during our stay then we'd have booked another hotel. Overall it was a disappointing stay for a special occasion, especially given the cost. We sadly do not plan on returning to the Princes location in future.
Nice hotel. Was undergoing renovations while we were there but did not hear any noise. Quiet, good sized room and decently comfortable bed. Wi-Fi didn't work in our room. Friendly, helpful staff. Added benefit of luggage storage if needed. Great, central location. Easy to walk to anything in the city.
Location is fantastic: short walking distance to Waverley, and right on Princes street. Rooms are on the small side, and our had a few steps inside the room, to get to the bathroom! Apart from that, the dining room is spacious and nicely decorated, breakfast was ample and tasty, but above all, the staff are extremely friendly and helpful.
Extremely satisfied with the accommodations, staff and location. Very likely I will return to Edinburgh and Motel One.
We really enjoyed our 4 days at the Motel One Princes. It’s very central and Justas and Ieva were very friendly and made our visit very enjoyable.

Hotel Staff were very nice to us, We got a complimentary water to tajke from the bar. Should I have to travel again to Edimburgh, I would repeat same stay. Thanks a lot!
Every thing is wonderful the size of room , the clean, the comfortable and the location In my opinion if you want to improve your services, you have to supply the rooms with things like small fridge slippers for the room the bathrobe

excellent location, room clean and staff friendly but the bed was so uncomfortable i barely slept. i should have alerted the staff and asked to change rooms but was out working most of the time.
Great location and staff. Unfortunately, we stayed during renovation time. The bed was comfortable but not what we expected for a queen bed, as it was two single beds out together (not great for honeymoon and birthday)

wheelchair room quite good, but not 100%. a person in a wheelchair can hardly move under the washbasin. there are a few design aspects which would come at hardly any cost but would ease the usage for wheelchair people a lot...
Very convenient location within short walking distance to New & Old Town. Clean, quiet comfortable room. Staff pleasant & helpful. Only problem was the internet service which was useless.
It was a great location but otherwise pretty "meh." No lobby to hang out in, reception was fine but not exceptional, and the room was large but kind of depressing in terms of comfort and decor. It was stuffy and I couldn't get the air working. Windows were weird . .. up high and double set of windows. . . . couldn't open to get air that way. Something was spilled on the carpet and it soaked my socks. It was brown so I'm guessing (hoping) it was coffee. Puddle remained during my whole 2-day stay. TV service cut in and out. Great location and price was reasonable. It was a mediocre stay overall.
We were expecting, as per our booking, a room with a view of Princes Street but didn’t get that. There was also extensive building works ongoing which could be a little noisy at times. We would not have booked had we known about this work. It might be better to go after the renovations are completed because the decor is a little tired in the rooms. Having said that the room was clean and serviced daily. All the staff we interacted with were very friendly and helpful.

The lady on reception was really helpful, especially when I ’lost’ my room behind a shut door. It was a shame that I had no WiFi for all three days and no uk tv for my Iast evening and next morning. But I did get some fresh milk in a whisky tumbler!
Ongoing renovation and construction work made the place feel not as inviting and cosy at it would usually be. I also had issues with my room card as it took me several attempts to open my room properly with the card every time I tried to get in. This was same for the main entrance. WiFi was also not working well throughout.

Big renovations taking place whilst we were there. We were not warned beforehand. On arrival they said that is wouldnt be a bother to us, because they wont start until 9.00am. After placing us next door to all the work taking place we were woke up by sawing and banging at 7.45am.
