Very polite and welcoming staff. Beautiful interiors and convenient location on Princes Street, Edinburgh. As far as I am aware the rooms for disabled guests appear to have no views other than a courtyard. It would be nice if they also had a choice of the beautiful views over Princess Street and to the Castle. The en-suite shower room, in the disabled room, and the bed room would benefit from brighter lighting and more shelves/storage please. It would be easier to manage a wheelchair in a larger room. Two beds would be ideal, if a carer needs to be in close attendance. Lower hanging rails would be more accessible. Thank you for a pleasant stay, with attentive and caring staff.
Great location and friendly staff The bed was very hard and the floor creaked a lot in the bathroom as it is an old building after all I would recommend this hotel.
Location Location Location! The staff, each and every one of them, were brilliant. Louis at the front desk was always accommodating. I highly recommend the adding the breakfast bundle each morning of your stay. The bar staff made premium cocktails every evening at an affordable price. My room had an overlooking city view at Waverly Station on the 3rd floor and it was simply put... perfect. Tha k You Motel One for an incredible stay.

The hotel’s location is ideal,close to everything and very convenient for exploring the city. However, the access to my room was quite distant and included several steps, which made it a bit difficult to manage with a heavy suitcase. Overall, a pleasant stay but the room access could be more convenient.
During this trip, I stayed 2 times (2 different places) at Motel One and in general I liked a lot to stay there. At Edinburgh the room was a bit cold without heater, but I talked with a staff who gave me a good advice, also I got to know it was because of the period of time, so it's ok.
Hotel was modern, clean and spacious. It’s is in a fantastic location across the road from Waverley Train station, round the corner from the St James Centre and a short walk to the Playhouse. The staff were incredibly welcoming, friendly and knowledgeable. I would stay here again and would recommend to others.
Very comfortable, clean and welcome stay
Hotel exceeded my expectations. Wonderful location close to everything and completely walkable. The front desk even accommodated our request to try to get two rooms closer together. We so appreciated the hospitality!
Great weekend in Edinburgh. Great hotel in excellent location. The staff were brilliant, nothing was too much trouble and they were all friendly, cheerful and approachable. My husband has ill health and our room was too cold for him. Visited reception and although the heating was centrally they got us a heater and additional duvet within minutes. Lovely breakfast, again if something had run out there were always plenty of staff around to sort it out quickly. Would definitely recommend !
Lovely hotel , only downsize is no twin bedded rooms, so we had to hook a family room, 2 nd bed was a sofa bed, not the most comfortable for an adult But hotel, staff and location fab

Our stay was absolutely excellent! The reception staff were extremely pleasant. We were delighted with our room overlooking Princess Street. Very handy location for shopping or dining Breakfast following morning was well presented and plenty of choice. All staff very pleasant and friendly.
I stayed for 2 nights and found the hotel to be very nice and comfortable. Overall the staff were friendly and some extremely nice. The heat was not working in my room and the main desk person tried to assist me but it was not fixed before I left . He did give me a heater. It was way too hot. I would recommend looking into different heaters.
The room was clean and nice. The front desk staff was inconsistent. There is no assistance with luggage. Meal suggestions were all on the Royal mile and required reservations. The staff did not warn us about that. The floor by the stairs are warped and could be dangerous. When our sink backed up maintenance was not available and it was suggested we switch rooms at 11pm. While the hotel and breakfast was nice the front desk needs some help with customer service
Although the location is centrally located I would not recommend this hotel unless you do t mind the street noise all night long. The bed was extremely hard and the pillows were absolutely terrible. They were very nice about storing luggage for free while we went on a tour. The breakfast was also good.
We had a great room and stay. Great location. I would recommend a little more furniture in such a large room (standard specification when the room was huge).
The check in process is smooth and easy. The entire staff is extremely helpful and inviting. The room was well maintained and extremely comfortable. The location is close to Waverley Station and right on the Royal Mile.
This hotel has the best location. It was clean and modern with friendly, helpful staff and a great bar to unwind after a busy day.

Excellent location with easy walking access to train station, Royal Mile and shopping district. Great bar area and good value breakfast. Accommodation is basic but very clean and comfortable.
Unfortunately the experience was very negative. We found underwear in our room, obviously the room was not cleaned properly. I asked for a different room and unfortunately there the heating was not working properly. We received a removable heater but and the staff was nice but overall it was a very disappointing experience.
Stay was good no complaints. Rooms are basic, clean & all the satay are lovely.
Was made to feel very welcome from start to finish. Really excellent bar area, we ended up having a few drinks there each evening because of how nice it was and how friendly the staff were. Anton was the gentleman who checked us in and was very friendly. Rooms were comfortable and had everything we needed, sans an iron. Some furniture was showing signs of age and wear but these are minor nitpicks. Overall, we will absolutely be staying again when we are in Edinburgh and will be looking at other Motel One properties to stay at elsewhere
The hotel was in a great area, employed by May kind & helpful staff members, and had nice amenities! People seem proud of being a part of the team!
Great location, especially if you are travelling into Edinburgh by train. Staff were super helpful and friendly. Rooms and hotel were clean and bright.
Excellent location. Lovely bar & lounge. Very good continental breakfast. Staff friendly. Comfortable room, bed was comfortable but we both felt we could roll off the sides of the bed as they dipped down. The only complaint was the piped music in the bar and lounge which was particularly loud and so it was difficult to have a conversation - when we asked Reception they advised that there wasn’t anything they could do about the volume as it was controlled by Germany!
Bathroom was very small and the noise from bins being emptied was very disruptive every morning. Staff were friendly though and location excellent.
First time here and I was taken care off so well. The only reason it is not a ten has to do with the room not being able to get warm enough despite kicking up the temp. The room was lovely and the note for my birthday exquisite.
Check in staff were professional and efficient. The room was clean and comfortable. I was disappointed however that there was nowhere to store clothing and personal items other than a few coat hangers on a small rail. There was plenty of room for a small chest of drawers, so why are these not provided? There were no glasses for water and no bin in the bedroom. We paid more than £400 for two nights and would have expected better facilities for the money. We have stayed twice before and would probably look elsewhere in future.
Lovely hotel, very central, close to everything (railway, airport connections, buses, tramway, shops and restaurants), definitely recommend. NB: one personal remark: i really really disliked the hand liquid soap which i found very manly. Also the duvet cover had stains.

Nice room decor etc quiet breakfast excellent. Staff excellent in general wee down side no waste bin in room. One in bathroom. All in all we will.be back

The room with Views doesn't have views at all, at least the lower floors. The fact that the other side of the building is looking to a concrete wall does't make the other side of the building a "room with a view". I feel it is a bit of scam. I wanted views and if I knew I would not get them I would have booked elsewhere... I emailed in advance to ask for good views as this was a birthday present for my mum and still I was given which I know was not a good view compared to other upper floors rooms... very disappointed.
Clean, good staff , comfortable
This hotel had what I needed in a very convenient location. Staff are very friendly and helpful and it’s great having the bar with light snacks. Hotel was warm and that helped with the cold weather. Only negative was that my bed was a little bit too firm.

Although the room size is big, it gives a packed, smaller impression. An additional shelf will be useful. Price is high. Breakfast is tasty and has good variety and quality. A hair dryer can be added in bathroom.
The breakfast was okay but not as good as the other hotels we stayed at. We didn't much like the seating set-up for breakfast. Everything else was very good.
An excellent hotel in a great location. The room was large and spotlessly clean with the added bonus of a walk in shower. The lobby was welcoming and a bit quirky. I'd certainly recommend this hotel.
I made a small mistake with my booking so had to book an extra night rather taken aback by the cost. Could you tell me why so expensive when surely good for you to have that extra booking. My only complaint.

My husband and I stayed here recently and I have to say this hotel was excellent. It just across from the train station so close to shops. Our room was very clean and bedding was crispy clean.continental Breakfast was lovely everything was fresh and presented well. Staff were excellent very friendly and bubbly. Have to say Cameron was second to none this girl went above and beyond for us. Would highly recommend this hotel. One thing I would say is ask for a room with the view of the castle when booking. Definitely will be back.
The hotel has a truly fantastic location and from our room we enjoyed a breathtaking view of the city through four large windows. The high ceilings give the room a charming character and it was warm, welcoming and cleaned every day, with fresh towels provided daily. The staff were exceptionally friendly and helpful, always greeting us with a genuine smile, which made our stay even more enjoyable. Breakfast was very good: a rich and varied buffet with an incredible selection of high-quality options to suit every taste.It would be nice to have some cooked options as well. If I had to point out a few minor downsides, I’d say the room lacked shelving or proper storage space for clothes. Despite the room itself being quite spacious, the available storage was very minimal, so for longer stays you’re pretty much forced to keep most of your belongings in your suitcase. Additionally, the toilet area was separate from the shower, and both spaces were quite small and didn’t have any ventilation, which we found a bit inconvenient. Anyway would highly recommend this hotel, it perfectly combines comfort, hospitality and the best possibile location.
