Excellent location, just steps from the Royal Mile, and the hotel staff were exceptionally friendly, welcoming, and helpful throughout our stay. I do have one suggestion. Why are the reception staff required to stand all day? They were professional, cheerful, and doing everything they could to make guests feel welcome. It seems unnecessary to expect them to remain on their feet for an entire shift. Please consider giving your reception team the option of sitting when appropriate. It would be a small change that could make a big difference to the comfort and well-being of such dedicated employees. Happy staff help create happy guests.
Overall a good experience. There were some hot water / pressure issues and on each occasion the room was serviced, we had to go and find a second towel or mugs / spoons had gone missing. Irritating but didn't marr our otherwise pleasant stay.
All was good, hotel is really nice, breakfast is varied and abundant, cleanliness is adequate
The room 664 was nice, cozy and spacious. We just loved it. If only there had been a fridge It would have been perfect. The breakfast was really rich. After eating it, we had power to walk for miles around the city. Your motel is fabulous.
We loved our stay! The staff was very welcoming and the accomodations were great. Location was fantastic.
always a nice stay
Location is perfect, rooms are comfortable, staff are lovely and special thanks to the bar guys without exception. The only thing I truly missed are room slippers. The bathroom tiles are cold so I had to buy one from a store outside. I’d choose the same hotel for my next stay.
The location wae perfect the staff excellent breakfast need some healthy shots like ginger and some fruits.. the bar with the two guys was interesting funy and very sociable…the room was quite very clean and nice. The only thing required is a closet .. i ve stayed in some motel one in glasgow in brusells in london … perfect!!! See you again
Very good location. Comfortable rooms, very clean. Breakfast with good choice, and excellent coffee. Staff is friendly, efficient. Our rooms where already available at our (early) arrival.
Staff were friendly, professional and did a good job. Parking needs to be made clearer for new/first time guests.
Located steps from the train station with access to taxis and a short walk to Princes Street and to the Royal Mile, Motel One Royal was convenient and comfortable and friendly
Generally nice and clean hotel with a good location. Extremely expensive, like everywhere else at this time of year. Very disappointed to have paid extra for a city view, but looked straight into some trees. A room further east in the building would have given a much better view. Tried and let them know, but it didn't help much. Good breakfast, but no eggs and bacon. I was aware of this. Cold bathroom and low pressure in the shower.
The room was spacious. A second chair or a small set of drawers would make it better. The lighting was a bit harsh. Some warm light, like a floor lamp with a shade might make it better.
We had an enjoyable two-night stay. Concierge was able to hang onto our luggage prior to check in and when the time came it was easy & quick. The location was great for walking anywhere and was still quiet in the evenings. The room was spacious and lovely with a fun view on the corner. The only bad thing I could say is the constant smokers at the entrance. We did not eat the breakfast as we found more inexpensive options within walking distance, but we would definitely stay here again!
Excellent location. Staff were very helpful. We are elderly and for us the only drawback is stairs from the street to the reception area. A staff member did help us with our bags and so it was not an issue but it is a vey slight inconvenience.
Hygiene and Cleanliness was to a very high standard Staff were so professional and helpful We will be back sometime again
The facility was extremely well kept and inviting, the staff was helpful! The room was the perfect size, with a lot of spaces for storage, and the air conditioning was wonderful. The location was unbeatable being so close to everything in Edinburgh. Wish we could have stayed longer!
Clean friendly and helpful. Great location and very quiet. Highly recommended.
The room was fine. The bed was comfortable and the space was adequate. The shower was good although the shower pressure could have been stronger — a minor point. The lobby was comfortable and inviting. It was great that they offered food and drink for a price throughout the day — a welcome respite from all the crowds. I would definitely stay here again.
The motel is situated excellently for shopping in Edinburgh.
Great hotel in a convenient location. Hotel staff are very accommodating!
Amazing staff very helpful and friendly. Great location. Only negative is breakfast. Not enough seating for everyone. Staff did their best but very busy hotel and difficult to seat everyone. Excellent selection at breakfast but not a pleasant experience.

The most convenient location in Edinburgh! We arrived at Edinburgh airport, jumped on the Airlink Bus, and the last bus stop at Waverley Bridge is so close to the hotel it's easy to get you and your luggage there quickly. The hotel offers to hold luggage if the room isn't ready which is very convenient. Our room had the most picturesque view of Cockburn Street; there was some noise but it was very quiet overnight and early morning. We didn't have the in-house breakfast option, but it looked very popular and starts much earlier than most local cafes and coffee shops. Very friendly check-in crew. The hotel is not air conditioned, but the ability to open a window did help a lot at night in the July heat. This hotel is a great budget option in what can be a very expensive city. This is the second time I've stayed in this location of Motel One Edinburgh-Royal and I will book in the future if I return.
Poor room very dark - lighting terrible. No water glasses. Breakfast chaos no where to sit. Tables too low.
I enjoyed one night in Edinburgh, the room was clean and had all I needed, the staff was friendly and very helpful, the bar and snack are available till late and I could leave my bags in a safe space to collect later which was extremely helpful. Definitely recommend this hotel.
Better to be a fridge in the room
Room was a little basic and over priced at £239/night…..other than location I wouldn’t say this was good value for money.
Vey freindly and helpful staff Room very clean and comfortable.
Great professional staff, perfect location, and great value!!
The location of this hotel is wonderfully central. The staff could not have been any more efficient, helpful and friendly. Only the breakfast was a slight letdown - I would have liked a large selection of bread/rolls. And scrambled egg/ fried eggs/bacon would have been nice. But overall, an excellent experience.
Ideal location in Edinburgh. Comfortable bed, lighting could be better. Unfortunately mirror was in a dark area this made it difficult to do hair/make up. Staff very friendly, reception area was nice. We would stay again.
Room/Bathroom were both quite dirty, dated and very dark. Had to walk through a bit of a maze to get to the room in another building
Close to train station, friendly, great breakfast!
Conveniently situated just a short walk to the Royal Mile and Waverley Railway station. Very friendly, helpful staff.
Brilliant location, excellent room with lovely view.
We would highly recommend Motelone Royal. Service and all staff polite friendly and efficient. Clean and really well presented bar lounge area. Super comfy bed and pillows. Fab location.
Super Lage
Our stay at Motel One was okay overall. Check-in was disappointing, as the clerk seemed distracted by his phone and didn't provide much information. We weren't offered the complimentary water or told about breakfast information or other hotel amenities. The room was a bit lacking in conveniences. There were no glasses and no phone to contact reception if we needed anything. We also had quite a bit of luggage, and getting to our room involved two elevators and stairs, which wasn't ideal. That said, there were definitely some positives. The view from the room was fantastic and made the trek worthwhile. The room was more spacious than expected, the bed was comfortable, and the shower had great hot water. The sofa, however, was worn and looked quite dingy. The toiletries were minimal, with only a combined body wash/shampoo and no conditioner. The location was excellent and very convenient, which was one of the best parts of our stay. Overall, while there were some frustrating aspects, but the comfortable bed, beautiful view, and great location made for a decent experience.
Awesome staff, very attentive. Room was clean with a pretty nice view. Hotel was centrally located with a tenth of a mile walk from the train station and up to the Royal Mile. Would definitely stay there again!
Absolutely amazing!!
Great location, breakfast choice good, but the seating is very close and a bit of a hit or miss
Very comfortable, clean hotel . Expensive though because of the location. No gym. Good choice at breakfast
Clean staff excellent really enjoyed my stay will use you again
Perfect location. Close to old town, close to new town, close to train station and buses. Clean rooms. Friendly, helpful staff. Amazing breakfast. There was lots of selection, the food was fresh and of good quality. I highly recommend this hotel.
Ideally located just minutes away from Waverley station and the Royal Mile
Great hotel, room was lovely, clean & everything you need. Staff friendly. Breakfast really good. Great location.
great location, helpful staff, enjoyed the stay
We are very happy with our stay at Motel One. All staff were very friendly and welcoming. It was very nice to have the luggage storage available when we arrived before our room was ready. Room was clean and comfortable. Yummy breakfast with lots of options. Excellent location. One feedback I have is to have anti slip mats for the shower available to borrow. Our 5 year old found the shower very slippery.
Fantastic ! From beginning to end. The staff was so helpful and everyone we met made our stay seamless. The breakfast was amazing! The location in Old Town was perfect and we could reach our travels if bus, trains, airport shuttle with ease.

Road Trip Edinburgh-Glasgow
Only three good reasons that speak for Scottland: Discover history, breathe sea air, taste whisky!
Hotel Edinburgh Royal
At Motel One Edinburgh-Royal, we’ve rolled out the proverbial turquoise carpet for you so that you’ll be treated like royalty when you arrive for your stay. We can’t wait to welcome you within our historic walls, positioned against the beautiful backdrop of Edinburgh’s Old Town (which, by the way, is a UNESCO World Heritage Site). Our interior is just as special: a rustic yet regal style rubs shoulders with the nature and panoramas of the Scottish Highlands. Everyone’s familiar with our special shade of turquoise, but at Motel One Edinburgh-Royal, we’ve gone green, too. The charm of the Scottish outdoors is brought inside, thanks to the botanical-themed decorative touches and the rear wall of the reception area, planted with real ferns and mosses. Works by photographer Thomas Effinger truly bring Scotland’s flora and fauna to life, fitting perfectly with our hotel’s design concept. His images really come into their own in the bedrooms, hung above the headboards covered in Motel One tartan fabric.
Our cosy box spring beds guarantee you a dreamy night’s sleep, but if you’re struggling to drift off, why not try counting sheep? The walls of our One Lounge are decorated with sheep sculptures by artist Marie Talalaeff. If you’re more interested in whisky than sheep (or sleep), it should come as no surprise that our bar has something to tickle your taste buds. Its bottles won’t just please your palate: they’re a treat for your eyes, too, with the striking light-fitting above the counter made from 50 whisky decanters. Whenever you hit the hay, you can dine like a king on our lavish breakfast the next day.
Getting to your royal residence in Edinburgh is a breeze – it’s within walking distance of Edinburgh Waverley station and a mere bus ride from Edinburgh Airport. You’re sure to be impressed by the central location of our design hotel, just a few side streets away from the famous Royal Mile. Our affordable hotel is close to all the sights, making it the perfect base from which to explore the city: stride down the Royal Mile, go shopping in Edinburgh’s city centre and dive into local history at the National Museum of Scotland. The Royal Botanic Garden, Princes Street, the Scott Monument and John Knox House are also just a short walk away. There are umpteen pubs, restaurants and cafés near our hotel, too. If you fancy a breath of fresh air but don’t have time to get from Edinburgh to the Highlands, how about climbing up Arthur’s Seat in Holyrood Park? Edinburgh’s very own mountain offers you a stunning view of the city proper, Edinburgh Castle and Calton Hill. Or, you could head to a nearby whisky distillery and get a real taste of Scotland, in the truest sense of the word. So, cheers – or as they say in Scotland, ‘Slàinte mhath!’
