Staff are so friendly and polite. Rooms are clean and nicely decorated. Bed is very comfortable. Location is excellent for travel, shopping and sight seeing. Breakfast was nice, continental and fresh. Bar opening hours were great, with a good selection of whiskey, gin and the odd cocktail! The only issue was the seats in the bar and lounge were very low (comfortable) and difficult to get out of.
What a find! This boutique like hotel could not be better positioned for exploring Edinburgh. The room was spacious, bathroom lovely and the bed very comfortable. All the staff we dealt with were super friendly and efficient and it was lovely surprise to get back from a day exploring to find the bed had been made. I looked at a lot of other hotels, of which all were more expensive, but in no way would I describe this as a budget hotel. The furnishings were tasteful and there was three lifts to service the upper floors, so no waiting around. Theres not really anything negative I can say. If I was really nit-picky, a shaver point in the bathroom would have been good to charge toothbrushes etc, but there was one by the bed. Don't expect a huge range of hot food for breakfast, but what was on offer in the buffet style layout was more than adequate - including the lovely sour dough bread. If we come back for another visit, this is the first hotel I'll try and book.
Friendly helpful staff. Great location near Waverley station and easy access to the Royal Mile & Princes St. Rooms small, well equipped but dark and maitenance needed. No views from room. Price if rooms are high but relative for Edinburgh

I arrived late at night. The side door next to reception didn't respond to my approaching (despite the outer door being open), so I had to drag my luggage around to the front and up the stairs inside. There wasn't anyone on reception and no kind of "call for attention" button. I managed to attract the attention of someone, and got checked in. I got upstairs and the room was very warm. I turned the dial on the wall down and adjusted the fan settings but nothing seemed to happen. As I had to be up early the next day I opened the window and went to sleep. I woke up in the morning and the room was still very warm. I went down for breakfast and had to help an elderly couple trying to figure out how to make up their porridge pot; because you now have adverts for your loyalty scheme on the coffee machines it was harder for them to recognise what to do. When I checked out I mentioned to the staff member on reception that it was very warm overnight and that the air conditioning was broken, and he informed me that had I reported the issue during the night they would have been able to provide me with a fan. He also told me that because of the time of year they had switched off the cooling system, meaning that the only choice was heating. These are things that I expect to hear from budget hotels where I'm paying less than £100, or little old charming guest houses. I paid £170 to a major hotel brand to not have to deal with this kind of nonsense. I can't fault the location, and that's valuable, but the service needs to deliver.

Nice place
Regular visitor for over 5 years to the hotel but room quality varies enormously on every visit. I was in room 453 this time and would not accept a room there again, with so many steps, lift change and then a view of a wall. When the key didn’t work, it’s a 5 minute walk back to reception. I understand the unique configuration of the building but there is no acknowledgement from your staff how this impacts upon the visitor experiences, especially if you have luggage and if you are in the older demographic. I’m reluctant to continue to recommend this hotel knowing that some rooms fall below an acceptable standard.

Great Hotel, staff excellent very helpful, breakfast are continental, rooms clean and spacious, only thing I would say window cleaner needs to clean windows at reasonable time not 7 o'clock in the morning!!!!!

Great stay in a very central hotel. Staff were excellent, very friendly and attentive. Breakfast was busy however everything was always kept full and fresh. I would recommend this hotel to friends and family.

Good point: *Central location. Negative points: *AIRCON didn't work, had to leave window open but woke in early hours due to noise so closed window and sweated the rest of night. *Breakfast served til 10 but by 9am mini pastry were finished and not replaced. Limited breakfast offering. Boiled eggs were too runny for our taste *Hard to find somewhere to sit, had to perch in corner where people were storing their suitcases while trying to eat breakfast and then navigate round to leave.
The location was excellent. Rooms were very small, but that's true for most of Europe. The rooms were very warm with no way to cool it down.
Brilliant location for getting around. Lovely foyer. Basic room but that’s okay as clean and had what we needed. I have had to mark down because a plastic cup for coffee when you are spending £170 per night isn’t acceptable.
The hotel was in great location, room was ok - the view was not best (brick wall). Also sadly, the room smelled of cigarettes - I didn't realise until I got back late in the evening and was too tired to bring it to anyone's attention.
For the premium price, you only get a basic room and a complimentary water bottle. Room doesn't have a small referigiraton which is the norm.

Staff are always extremely helpful and friendly. Rooms have always been spotless and comfortable. We arrived early and didn’t expect to get an earlier check in, but we were offered to take our room early if we’d like which was really helpful. Motel one always go above and beyond if there is an occasion during your stay (I.e. it’s Christmas, Easter, etc), and add fun touches around the hotel for guests. The location is ideal for an Edinburgh stay. Right next to Waverley and between the old and new towns. It’s central for all big Edinburgh landmarks. The only reason the score was 9 and not 10 is because the bathroom could be improved with some small extras - conditioner, for example. Otherwise we had nothing we’d suggest for improvement, particularly at the price point of the hotel.

We really enjoyed the overall feel and location of the Motel One Royal, but having to access our rooms by using two elevators or stairwells was rather inconvenient. All of The staff we encountered were truly friendly and accommodating!
Staff was friendly and was able to accommodate my request. Room was clean and quiet. Bed and pillows were comfy! I’m still puzzled why there were clothes hangers in the closed, but no place to hang them, only shelves and no hooks anywhere in the room, I searched the whole place 🤣
Check in was easy and quick, room was decent though weird since I think I got a handicapped room and didn't need. Bar was open late which was nice. Central to everything. Bed comfortable, temperate was adjustable, street sounds were mostly quiet though you can hear everything happening inside the hotel

This hotel is in an amazing location and it’s so cute! The staff is so friendly, they have a great lounge area which has great spread for breakfast, and a full bar to sit and have a cocktail in after your day! Our room overlooked Waverly Bridge and worked great for two people. We were put in an ADA room which was nice because of the extra space but wished we would have had a bit more storage, and that the sink area (pedestal) had somewhere to set your belongings. Overall though I would highly recommend this hotel for your stay in Edinburgh!
