Perfect spot for a hotel! Very close to trains and interesting public area. A bit of walking inside hotel to find your room. Just one elevator. Good tasty breakfast but the seating area with small tables etc could be better. I still recommend the hotel!
Top Hotel…
Clean, comfortable and staff was very friendly. Being from USA we were surprised at no face/wash cloth, but were given additional hand towels.
Wonderful hotel. Easy access to the airport and hop on hop off buses, train station and city attractions. Wonderful breakfast and lobby.
Hotel was good, great location. Unfortunately the room was bar to hot and none of the temperature controls worked to adjust it.
The hotel is noisy due to windows along outside stairwell. Had to move rooms two times. Staff overall was accomodating.
Excellent location, very clean, friendly staff, cosy rooms. Spacious bathroom, but some extra shelves or hooks to put your toiletries and clothes would have been nice. Cosy breakfast area, but not when it’s crowded.
The facility was clean, and comfortable, with an attentive staff.
Incredible location, continental breakfast was brilliant. The staff are amazing and so helpful. Especially Anton assisting with the mobility scooter for my grandmother. Staff also were so helpful with a few external travelling issues we had during our time.
Great location and bar was nice...had a major problem with bedding...had to get housekeeping to vacuum but second day supervisor came up to see how bad it was I lived with it but was surprised no one at hotel offered any discount or other amenity....also train noise was constant but not loud...I think there could be a very good hotel here just need upgrades for the price
Very nice and clean - good service - wonderful location -close to everything and very nice and helpful staff
Lovely hotel, perfectly placed next to Waverley station as well as both the Old town and New town. Plenty of good restaurants a short walk away. Very clean and comfortable
Very helpful staff, great location, comfortable accommodations.
Great people from the front desk to the breakfast area and bar to the cleaning staff. Everyone was very helpful and positive.
The employees at Motel One were excellent. They went above and beyond to be helpful, particularly the day staff at the reception desk.
Very centrally located with a short walk to train station. Very comfortable stay. Easy walk to royal mile.
The front desk staff were so friendly. I arrived before check-in time, but there was a room available so I got to get a few hours of sleep before having a wonderful tour of Edinburgh. Everyone was so accommodating. And the location is fantastic!
Overall the hotel is very convenient to the bus from the airport and the tour bus, plus the train station. The staff are wonderful, very friendly and helpful. The breakfast is plenty, many options. The room is a little worn, it could have updated carpet or new floors. But it was perfect for our needs, I would return to Motel One if ever in Edinburgh again.
We loved the cleanliness, location, and the breakfast was amazing! Small areas for improvement are ramp for the luggage, more storage in the room, and washcloths.
This hotel is a hidden gem. It was perfect location to the train station and all the town had to offer. The staff was so helpful and friendly. They also gave us local places to make sure to visit. I would highly recommend and would stay there again.
Wonderful hotel and great location to everything...highly recommend.
Fantastic position to visit Edinburgh and very clean. Very small room (wardrobe little and difficult to use). Room 113 noisy and to exposed to the street. no courtesy toilet kit no slippers. The breakfast i monotonous, no scrambled eggs, no pancakes.
I had an excellent stay at Motel One Edinburgh and highly recommend it. The staff were incredibly attentive, friendly, and went out of their way to ensure a smooth and comfortable experience. The location is absolutely superb—right in the heart of the city, within walking distance of major attractions, restaurants, and transport links. My room was spotless, well-maintained, and stylishly designed, offering a perfect balance of comfort and functionality. Overall, a fantastic value for money. I’ll definitely stay here again!
Great place, easy to reach, lovely furniture, spacious room, good breakfast. I would improve the complimentary toiletries, and possibly offer slippers.
The overall cleaning is terrible. Of the hotel Generally, dust everywhere. In 5 days the shower towels where changed only once and when you did, they where stained. We put the towel on the floor several times for them to be changed and you’d simply put them back on the shower, after being on the floor… about the staff I have to say that the beard big guy of the bar is more than rude. He don’t know how to treat customers, talks in an ironic and passive-agressive way, it’s not acceptable. In one of the evenings I asked for a slice of bread and butter because I was bad of my stomach and couldn’t eat anything else… bread and butter, not rocket science, and products you have, and to a customer who was not feeling well. The lady at the bar told me it was not possible and that I had to choose a menu toast. Also not acceptable…
Hotel was awesome. Location cannot be beat. Room was in excellent condition bathroom was very good. The bed was super comfortable. Room was a bit warm but still very good
Comfortable room, Friendly helpful staff and perfect position for facilities
This was my mistake, The receptionist offered us a room with a view, but told us it would be an acessible room, my every thought was to say no, but I accepted it. Big mistake, in the room there was a strong smell, we were unsure if it was some kind of airfreshner or disinfectant. But we went out hoping it would be gone, but it was not on our return it was still there, we just thought , it's only for one night, but we had a terrible sleep and woke up with headaches and nausea, it felt like we had slept in a hospital. I did not complain as it was my error of judgement, but I certainly will never return to Motel one
The room was much smaller than it looked in the photos. No hotel slippers were provided. There was no minibar. Maybe these are not listed in the hotel features, but I’ve never stayed in a hotel without slippers and a minibar before. The entire lighting system works with a single switch—so either all the lights are on, or all are off. There was no power outlet in the bathroom, which I’ve never seen before either. After room cleaning, only the bed sheet was straightened—no sheet change, no vacuuming or mopping. The hotel staff were friendly and helpful. The breakfast was very good. The location was probably the best in the city.
Great hotel to venture out & explore the city. It's in the ideal spot for that. Good choice of breakfast & the room & bed was very comfortable. Very happy with our stay
Room was very basic. Limited storage and sockets awkward for using hairdryer etc. Tv was very difficult to connect and was buffering for most of the times we tried to switch it on. Bed was comfortable. Shower was good.
Great location not far from the railway station. Ideally situated for getting around and overlooking Princess St park.
Lovely room, and staff so helpful
Nice, quiet room with a nice view of Cockburn Street, although a bit of a walk to get to said room. Arriving at 9am from Toronto, I was grateful to be given the room immediately upon check in, rather than waiting for the standard 3pm check in time. The hotel is in a perfect location, halfway between Royal Mile and Princes' Street, as well as situated directly across from the train station as well as Waverley Bridge, where I caught the airport shuttle the morning of my flight home. Very convenient. My only complaint is of a minor nature; I always appreciate a face cloth and shower cap in a hotel room, but I actually brought my own, having read the reviews prior to travelling. I did miss a fridge, though. That's a must for me in any hotel room. The staff were accommodating by storing my food items in their fridge, but, although I was assured that someone was available at the front desk 24/7, coming downstairs at 5:30am the day of departure, I was hard pressed to find any member of staff to retrieve my items. I finally located two in a kitchen by following the smell of toast! I also like the convenience of a fridge, in order to be able to enjoy a juice and yogurt in my room, before leaving for the airport. Also, many rooms provide a bottle of water and a phone! The lack of a landline surprised me. Given that I was alone, should an emergency take place, there would really be no way of contacting the front desk, short of googling the hotel website. Apart from the lack of certain amenities, the reasonably priced buffet breakfast, cool quiet room, and perfect location merit a 9 out of 10 score from me.
Great. Quiet room, excellent location and staff.
Bit of a mixed bag. Almost everything was good as expected from previous stays at Moel One. However the room was a bit of a let down. Six coat hangers with a small rail, absolutely nothing else for storage of clothes etc. Not really acceptable for a 3 night stay for two people. Breakfast good value.
clean, friendly, great value and great location
Great location, friendly team!
Lovely hotel in a great position. Staff were super helpful and friendly. Room was clean and comfortable would highly recommend.
Great hotel, great location. Breakfast overpriced and same menu outings each day was disappointing.
Everything was great, I was really happy with the room, the staff, and all services!
The hotel is fine but we ended up in easily the noisiest room I've ever been in. Constant creaking from above which we assumed would stop but continued from 7am onwards and we could not sleep on after a late night. Also thr therm didn't work so room was too warm. When we informed desk at check out we were just told we should have said something earlier
Excellent location right in the centre of Edinburgh. 5 mins from both the train station and Princes Street. Situated on Cockburn Street gave you access to many small shops and restaurants which was really nice. Room was spacious and very clean. Toilet facilities were immaculate. Continental breakfast in the morning was fresh and plentiful set up in the bar area was relaxing and very enjoyable. Staff were friendly and helpful at both reception and restaurant area. All in all would definitely use this hotel again or it’s sister hotel which is located just off Princes street next to the Apple Shop.
One of the beat hotels i stayed in! I loved the aesthetic, the room, the view, the location, the lobby cafe. The staff were super warm and welcoming and answered all my inquiries. The only funny thing i would say is that there was no heater in the room but there was AC.
This is a beautiful old building where I've stayed before- nice rooms, lovely bar/ reception area and friendly staff. Generally this is a nice hotel in a key location in the old part of the city with amazing views and really near the train station. We were given extra tea and milk on request and staff were friendly and helpful. The rooms can be a bit noisy as many of the rooms look out onto the many sets of steps around the city. Our room was also a bit warm and we didn't seem to be able to get the aircon to work. The bar is nice but expensive and they've stopped selling my favourite scottish cider in favour of generic brands which is a shame. It's also become much more expensive than last time I stayed and is more expensive than other Motel One's that I've stayed at before. Booking with a child is annoying though as you can book online but have to then call them to get a bed added for a child. Lots of useful emails and reminders sent but they were all in German and I'm English and travelling from England!
Location is perfect Room was very comfortable but the noise from outside the hotel was terrible. We were is room 322 and we could hear the activity and voices all night
The staff at MotelOne was great - very quick to respond to email queries as well as in person. I think the only thing that was lacking, were some disposable room slippers!
Great location and confort rooms
Good service, lovely staff.
Fabulous hotel, clean comfortable very central. Highly recommend.

Road trip Edinburgh-Glasgow
Just three good reasons to visit Scottland: discover history, taste whisky, breathe sea air!
Ready to start counting sheep?
At Motel One Edinburgh-Royal, we’ve rolled out the proverbial turquoise carpet for you so that you’ll be treated like royalty when you arrive for your stay. We can’t wait to welcome you within our historic walls, positioned against the beautiful backdrop of Edinburgh’s Old Town (which, by the way, is a UNESCO World Heritage Site). Our interior is just as special: a rustic yet regal style rubs shoulders with the nature and panoramas of the Scottish Highlands. Everyone’s familiar with our special shade of turquoise, but at Motel One Edinburgh-Royal, we’ve gone green, too. The charm of the Scottish outdoors is brought inside, thanks to the botanical-themed decorative touches and the rear wall of the reception area, planted with real ferns and mosses. Works by photographer Thomas Effinger truly bring Scotland’s flora and fauna to life, fitting perfectly with our hotel’s design concept. His images really come into their own in the bedrooms, hung above the headboards covered in Motel One tartan fabric.
Our cosy box spring beds guarantee you a dreamy night’s sleep, but if you’re struggling to drift off, why not try counting sheep? The walls of our One Lounge are decorated with sheep sculptures by artist Marie Talalaeff. If you’re more interested in whisky than sheep (or sleep), it should come as no surprise that our bar has something to tickle your taste buds. Its bottles won’t just please your palate: they’re a treat for your eyes, too, with the striking light-fitting above the counter made from 50 whisky decanters. Whenever you hit the hay, you can dine like a king on our lavish breakfast the next day.
Getting to your royal residence in Edinburgh is a breeze – it’s within walking distance of Edinburgh Waverley station and a mere bus ride from Edinburgh Airport. You’re sure to be impressed by the central location of our design hotel, just a few side streets away from the famous Royal Mile. Our affordable hotel is close to all the sights, making it the perfect base from which to explore the city: stride down the Royal Mile, go shopping in Edinburgh’s city centre and dive into local history at the National Museum of Scotland. The Royal Botanic Garden, Princes Street, the Scott Monument and John Knox House are also just a short walk away. There are umpteen pubs, restaurants and cafés near our hotel, too. If you fancy a breath of fresh air but don’t have time to get from Edinburgh to the Highlands, how about climbing up Arthur’s Seat in Holyrood Park? Edinburgh’s very own mountain offers you a stunning view of the city proper, Edinburgh Castle and Calton Hill. Or, you could head to a nearby whisky distillery and get a real taste of Scotland, in the truest sense of the word. So, cheers – or as they say in Scotland, ‘Slàinte mhath!’
