Lovely place. Ideally situated. Everything one could need all wrapped up in a minimalistic package.
Accommodations, staff etc all first rate!
When we checked in we discovered that there had been a mistake and that I had booked the same hotel twice so they had two rooms for us. Pete at the front desk quickly helped me resolve the problem so we only had to pay for one. He was so understanding and kind and helpful even though I imagine he had to go through a lot of red tape to do so. I am very grateful for his assistance! The hotel was clean, comfortable, and very close to the train station and all we needed! I will gladly stay here again!!

The Motel One Royale is brilliantly placed by the main Edinburgh train station and in the heart of both old Edinburgh and the shopping areas.
A clean and tidy property. Overpriced. Breakfast at £13.90 is scandalous and should be included in the overall price. Kyle on reception was exceptional. Very helpful and understanding. One of the girls behind the counter would need to improve her manners. Excellent location and a great view from our room.

Best Location in Edinburgh for visitors. Loved for staying in a historical building from the 16th and 18th century.
First of you have to improve the Wifi system. I could not use an internet at room. The bathroom is so small that it is inconvenient to use. It was too complicate to find my room and steps made me crazy.
Rooms were very small for the cost
You cant beat the location- the hotel's proximity to sights, buses and trains is phenomenal. I splurged for a room with a view and got a tree covering 7/8s of the Burns Monument and a clear view of the train yard... pretty disappointing after having a great view from the tiny room I booked last time. The bigger bed was worth it and was very comfortable. Staff were not unkind but never smiled at or greeted guests passing through the lobby. Questions from other guests were visibly a nuisance. I opted to skip room cleaning for the environment and got a weird- "ok, but we're not coming back at 2pm" notice on my door. The rooms were remarkably quiet for the number of guests on my floor and my proximity to the elevator.

As always motel one is relying. You’ve been in one , you’ve been in them all and that’s what we like. There are no differences depending where you’re staying. There’re all clean, spacious, calm, staff is friendly and helpful. There was only one elevator leading to reception in Royal one in Edinburgh but that one was super fast. It was already the second stay in there for us and we’ll surely come back again as we were absolutely pleased.

Close to railway station but very confusing to find room and found it pricey for what it offered
Perfect location. 3 minutes from the bus that connects the city with the airport (12 pounds return ticket), 3 minutes walk from Waverly railway station, 7 minutes from the floral clock, 5 minutes from the colourful Victoria street and Edinburgh castle, 10 minutes walk from Calton hill. Numerous pubs with food and live music in walking distance. Clean, Big rooms and really big bed. Perfect breakfast. The way to distinguish soft boiled eggs from hard boiled eggs is funny and inspired!!!
The only negative was parking and loud people on the News Steps late at night. Hotel was nice.
Our room and service were good except that our sleep was interrupted both nights of our stay due to the double glazing having ventilation. It sounded like it was the back of a kitchen next door with bottles being dumped into a bin and wait staff talking outside the window.
The people experience, very comfortable room and strategic location makes Motel One an excellent choice!
Great location with good service and really quiet and lovely rooms
Your staff is fabulous. Very helpful and friendly. The location was very convenient. Getting to our room was difficult. I understand there is only so much you can do in a small building but my mother really struggled getting to it and back with all her luggage. I do not care of the half glass shower at all. It is impossible to not get water on the floor, which is hazardous.

Great location and accommodation for the price! This was a perfect place for our stay in Edinburgh. We liked it so much we rebooked it for our return to the city before heading home after the Highlands part of our trip (since we realized how easy the access was to the airport Airlink bus).
Nice visit with you. A few suggestions would have made things perfect…free fresh coffee ( not instant ) available downstairs to carry back to room for those not wanting a big breakfast, a bigger bedside table space. The room safe was appreciated, but ours did not lock as directed.

This hotel is in an excellent location for the trains (Waverley station) the old and new town and a shortish walk to the castle, The room was large and the Ned comfortable. The basin in the bathroom could not be made to hold water so you washed in running water a terrible waste of valuable resources and I suggest this is changed. Breakfast was good but the seating area was mostly low chairs and tables which was not that comfortable for eating, it was also chaotic on the first morning with so many people hunting for spare seats and tables. Overall though it was a good hotel to stay at.
An absolutely perfect location! Lovely contemporary hotel in a vintage building. Staff were very helpful and courteous. Pete was particularly diligent in helping us with an issue and this was most appreciated. Breakfast was great! The only issue we had was that the previous customers had clearly smoked in the non-smoking room and the smell was unfortunately with us for the 4 nights. We realize it is difficult for the hotel to control that but we would have rated a 10 had the room not reeked of smoke.
From the moment we walked in, everything was amazing! We were really early so they graciously took our luggage, invited us to enjoy the breakfast and told us to check back in two hours (still was three hours ahead of regular check in time). We returned, room was ready, very clean with a great street view. Front desk gave us great bar and restaurant recommendations which we thoroughly enjoyed!! Loved the interior decorations, the cozy mismatched chairs and sheep’s head decor. Bar was on the smaller side but great!! Highly recommend this conveniently located hotel🙌
Love this hotel have stayed here 5 times now. Perfect location and comfortable clean rooms. I do have slight complaint/niggle that all my communication is always in German when I am English I can't access the information easily. Also upon checking out my parents explained their last night was heavily disturbed by guests in the next room playing loud music upon returning to their room at 3:30am. The response from the man at reception was very disappointing as he basically shrugged and dismissed their comment. As elderly couple they didn't want to leave their room at this time, to go down to reception to complain and didn't know how to contact reception from their phone. But the dismissive response was not what I would've expected from this wonderful hotel. It definitely impacted their view of their stay and would make me reconsider future stays. Checking in however, was superb. Please learn how to deal with negative comments better.
Location is amazing, but the experience in the hotel was poor. Most staff were unfriendly and unhelpful. Room cleaning was erratic and inconsistent. Room itself was tiny, cramped and we had a view of a wall. Room was stuffy, humid and hot.
easy check in; i had a lot of luggage to check in while my husband found parking and one of the staff helped me to our room with our suitcases, etc. we loved the breakfast with all the choices and yummy food; quality products in the room like the soaps and it felt very clean.
SAtaff was kind and courteous. Always helpful, and promptly delivered an extra blanket. Room was comfortable and"worked".
The hotel is in a great location, the staff were very polite and helpful. The room was spacious and had a fantastic view, the bed was also very comfortable and the room was spotless. The breakfast options were good and delicious but this was all ruined by the poor seating arrangement on offer, I was truly shocked how management think very low tables and low stools are adequate. There were a limited number of normal table and chair options but you either had to be lucky or arrive as soon as the breakfast is open to get them. It´s a shame as other than that the hotel is lovely.

We booked a single room for two of us in error. Once we arrived after an overnight flight and tried to check in to a fully booked hotel, we thought we’d have to find another place to stay. The two gentlemen at the reception desk took time to change some things around and offered us an accessible room. They saved our entire vacation.
Really nice clean room , breakfast good. Fabulous location. Bar meals in the evening would have been good - or an option to order a takeaway . I was travelling alone and was tired and really didn't want to venture out in the evening.

Room was very comfortable and amazingly quiet. I would have given it a 10 if there had been a waste bin in the bedroom and if the shower screen was sufficient to not soak the bathroom floor!
Confusing to navigate through the hotel and the room was a bit odd. Enjoyed the hotel bar/lounge. Our room looked out to Cockburn At and was loud at night and early morning.
We had excellent service during our stay. We also appreciated the quick responses to our emailed questions before we checked in. Very clean an a convenient location. Getting to our room was like going through a maze and involved changing elevators and a few stairs. There was very little space for clothes and other items in room and bath. Very hard to shower without getting water on the floor. Will be staying again.
Wonderful setting and comfortable. Easy walk to/from trains, trams and busses. Would recommend installing USB and USBC ports on 1 or more 240V outlets.
