The staff was friendly and helpful. We loved the common areas to sit and have a drink or snack. The room - 572 - was an adventure to get to and we loved it! Bed was super comfortable. Everything was great!
The staff are courteous and helpful. The location is ideal for vacationers in Edinburgh. The breakfast is excellent.
The hotel location is a perfect base to visit Edinburgh. Beds are very comfortable and the reception staff were nice. However, in our case our stay was very overpriced (16-19 May) but must be the start of the high season.

Nice hotel, great location. Hotel a bit pricy. No water provided in room, no refrigerator, no snacks. On my Belgium / Scotland 5 week holiday, I stayed in ~20 hotels. Motel One Edinburgh-Royal was the most expensive and the ONLY on that didn't provide water in the room on a daily basis.
The hotel is centrally located and well-served by public transportation. The staff is welcoming and friendly, and for me, that alone is a huge plus. The standard room is adequate in terms of space and comfort. Housekeeping is quite thorough; I would only suggest a little extra attention, such as replacing glasses and bath towels and checking that the electrical outlets are not damaged. The breakfast offers a good variety of both local and continental fare, adequate for the number of guests. However, I would suggest improving the furniture in the breakfast area, including the height of the chairs and tables, as it's not very practical to eat at tables lower than the seats, nor to eat directly in the lobby. In terms of safety, the hotel is equipped with fire extinguishers and escape routes, but in the room without the ability to open the double windows, I felt a bit unsure. Perhaps some written and clearly visible information in the room would help people feel safe. My experience was overall positive, and I can confirm the excellent value for money. Hotel location was great as was value. Decaf coffee would have been nice from the machine in the lobby and a bottle of water in the room. Bed comfy room spacious and also quiet. Breakfast was just right not always easy to find space to eat it though. Enjoyed the stay.
Here is the review you requested: --- Disappointing stay at Motel One Edinburgh after multiple good experiences I’ve stayed with Motel One several times in different cities and have always had a good experience, which is why I chose them again for Edinburgh. Unfortunately, this time was different. We arrived on Saturday evening and were assigned a ground floor room. In reality, it had two half windows high up on the wall, looking out directly onto the external stairwell and the hotel’s garbage bins. We couldn’t even open the windows because of the smell of trash coming in. We asked if we could change rooms and were told that since we were the last to arrive, that was the only room left. They said we could switch the next day if we wanted. But we only had one day to explore the city, and that would have meant packing up in the morning, dropping the bags at reception, and coming back later to pick up the new room – losing at least an hour. Reluctantly, we decided to stay in the room with the view of the bins. The room was also right next to the housekeeping storage area. At 6:45 AM we could hear the linen carts rolling out one after another. They were very loud because of the door opening and closing, and because there’s no carpet in the storage room. On the positive side, the room itself was very clean, and the hotel’s location is excellent, right in the city center where you can easily visit everything on foot. I think Motel One should clearly distinguish these ground floor rooms with half windows from the standard rooms with full windows on the upper floors. What we got didn’t match the quality I’ve come to expect from the chain.
Sent email already but Room assignments were not acceptable. No value for money and imo, a fire risk to have a room with a skylight only.
Very clean, good breakfast and friendly staff
The hotel in every way meet our needs. It was the perfect location! The rooms were clean and the reception area welcoming. It was wonderfully quiet. The morning continental breakfast was lovely and allowed us to eat at different times in preparation for our tours. I will highly recommend the hotel.
Great hotel centrally located and near Waverley station 2comments - a) not enough tables for breakfast so you are often eating at v low tables or on your lap b) rooms not v warm

Guest room: bathroom w/ minimal space for toiletries kits (even the trendiest hotels have learned to accommodate extra space so guests don't need to use the floor). No outlet in bathroom, so hair dry in entryway. Bathroom door won't stay open which is annoying when you are back and forth as you dress. No garbage can at the desk, although you offer tea/coffee set up--so guest has to go back/forth to bathroom w/ garbage. Females on front desk in AM were very pleasant. A gentleman on later in day did a good job of ignoring customers. A wine glass at the landing seating area sat untouched for well over 36 hrs (not my glass, heard people sitting there one afternoon).
Always stay at Motel One Royal when in Edinburgh. Friendly staff , rooms always clean . Situated between New town and the Old town , ideal for exploring either .
Property clean. Easily accessible. Internal room extremely hot and no ventilation.
Friendly, cassual and perfect location. Loved the smileys on the eggs, small things that gave us a good start every morning. The only thing I come to think about to perhaps improve is the sensitivity of the auto-opener of the front door facing the street from Lounge/breakfast area during breakfast hours.
The experience was reasonable, very good in some respects, but the hotel was very expensive for what it was.
Excellent location and tasteful decor. This cozy hotel is the perfect jumping off point for exploring Edinburgh, and the best value I’ve found for a hotel in Scotland.
Simply what you need (and more) for a good price
Staff were excellent. The central bar and lounge and breakfast are all great. And the location is excellent!! But PLEASE - get rid of the plastic cups in the rooms - they are poisoning guests with microplastics and are so horrible to drink from. The labyrinth of corridors and lifts (I was in the Cockburn Street) was just awful and the room I was in was overlooked from the building immediately opposite.
Very good hotel
The Motel One Edinburgh Royal did not reflect the standard of other Motel One Hotels. Our initial room was unbearably hot, and the shower was not functioning properly. Fortunately, we were able to change rooms. The second room had a more comfortable temperature; however, it was very noisy and also appeared to be in need of renovation. The same impression applied to the breakfast offering, which we found to be below the usual standard we are accustomed to from Motel One. I would, however, like to emphasize that the staff on site were very friendly and helpful at all times, which we greatly appreciated. Considering the price, I find the overall experience significantly overpriced.
Our room and bathroom was so small it was uncomfortable. Two people had difficulty moving around in the room. We stayed in several hotels on this 2 week holiday. Motel One was the most expensive and was disappointing. By the way, we have traveled extensively through North America and Europe. We have never stayed in a room as small as the one you provided in Edinburgh. It was not a good value. I selected this hotel for myself/husband and another couple. I was embarrassed. They were not happy with their room either. Because you are asking about reception below, the reason for my low rating is when I arrived for check in I was the only person "in line." One receptionist was helping a guest, the other was on the telephone. I waited at least 15 minutes without being greeted or helped. Shouldn't a live person standing in front of the desk waiting to check in be welcomed better than this?

We were very comfortable. We appreciated the kindness from the staff and the central location. I recommend it, without doubt. Just some hints, according to me,. Some clocks could be useful, in the lounge, in order not to be forced to look at our phone or watch, all the time.
Room was ok but small. We paid the same rate as others in our group who had much larger rooms. Room rate should be based on size, not day of the week.
Recently stayed at Motel One Edinburgh and had a great experience overall. The service was excellent — all of the staff were incredibly friendly, helpful, and accommodating. We arrived early after travelling on the sleeper train, and they kindly managed to arrange an early check-in for us, which was hugely appreciated. Nothing ever seemed too much trouble for the team. The only downside was how busy the hotel was. There were constantly lots of people coming and going, and breakfast was often so busy that it was difficult to find a seat. That said, the fantastic staff really made the stay, and we would happily return.

Below average stay - blind on bedroom window let light in early morning, the shower barely worked - when I eventually got it warm enough it was a trickle. Poor breakfast options little to now warm unless you count toast? Also area not big enough for the number of guests

Loved our stay at Motel One. Blessed to have a fantastic view from Scott Monument to Waverley Bridge, the Balmoral and Calton Hill. The stars were friendly and helpful. Top rate stay!
Location was amazing, facilities were lovely. Perfect for our stay. Only negative is the noise from the closes out the window and we found it warm most nights, even with the windows open

Very nice rooms & reception/bar area. Staff very friendly & helpful. Nice location, The tea & coffee station access is a very welcome offering. I do find using the App is not very user friendly, was unable to check in online as it kept changing all the information I was trying to complete, would not accept the telephone area code or address i was trying to input. So we had to queue for a little while to check in when we arrived at the hotel, but it was not too long.
The rooms are clean, functional and very good value for money but the staff are what really makes the place! Friendly and helpful and always a ready smile.
Excellent location. Very quiet room. Staff were friendly but professional, looked very smart. Free coffee in the bar was a lovely touch. The bar had a great view and was clean and relaxing. The bed was comfy.

Hotel position is ideal and staff were great. Room was large but was sadly lacking in hanging and drawer spaces .. Continental breakfast was excellent but the seating and table arrangements are not very good. I want to eat my food from a table which is at the normal eating height and not a low lounge table height. There are not very many tables at the eating height. Otherwise a great stay.
