Had a wonderful 4 nights stay at MotelOne Princes Street. The location is excellent, just opposite the Edinburgh Waverley Station. The hotel has many stores and restaurants nearby. The city view from our third floor room was awesome. The staff were very friendly and helpful. Overall - Excellent.
Hotel has a fantastic location in Edinburgh. Staff are always very helpful and friendly. Bar area is chilled & immaculately clean.
While the breakfast was delicious and there were many options, the two times I ate there, many dirty dishes were left on table. The room was very small but the location was excellent. I thought it was an expensive place to stay but didn't compare it to other properties in the area. In the bar, the alcohol menu needs updating - some of the gins I asked about weren't available and the bartender said he had never seen them.

The front desk was was friendly and helpful. The location could not have been more perfect for transportation and centrally located to shoppinn and restaurants. The room was clean and had what we needed though the bed was not comfortable.

The rooms have very little storage space such as shelves or small cabinets to store clothes. Also, there should be a phone in the room.
So disappointing… from the very start when a grumpy receptionist barely gave us the time of day to the most inadequately resourced room I’ve ever been in. Disappointed from beginning to end. Absolutely poor value for money and I would not stay there again.

Clean and comfortable overall but room 214 has an “accessible “ bathroom with a very low wash basin which I personally did not need, so I found it very difficult to use as I had to bend down so low. Being tall. You should only use this room for guests who need the use of a very low wash basin.

Clean, convenient, perfect location. Room was small and layout was less than ideal
We paid £250 for a small, dimly lit, and bare room with a tiny bathroom that provided only soap (no shampoo or conditioner). The breakfast was modest, with nothing cooked except boiled eggs. The lobby also doubled as the breakfast room, and there were not enough electrical outlets (not even one next to the small table where a computer would eventually be used). While we were there, the hotel was essentially under renovation: there were protective sheets on the corridor floors, workers constantly around, the smell of paint everywhere, and, most importantly, the workers showed little consideration for guests, even occupying the elevator with their carts without giving priority to hotel guests. Of course, the location is excellent, and the room was clean, but even by Edinburgh standards, the price is disproportionate to what was offered. If the property is being renovated, it should be closed to guests during the works.
The check in was smooth and warm welcomed. The room size is good. Breakfast is delicious with choices of bakery, eggs, fruits and coffee! Location is convinient to every attractions in city center. Train station is across of the road.

I had a wonderful stay in an beautiful city. Check-in was pleasant and swift, I was able to check in early and leave my bags in my room before my meeting which was really helpful. The reception team was always cheerful and friendly. Breakfast was easy and efficient. I loved the writing on the eggs, what a fun idea. I was recommended this hotel by someone who has stayed here before and I will be recommending this in the future myself as well. Thank you to the whole team. An enjoyable visit.
It was a pleasure to stay and your staff are excellent. My room (200) was very convenient as I had heavy luggage this visit. The room rate was £227 incl breakfast which I enjoyed in your lovely bar area. I’ve stayed several times before and always enjoyed my visits. The location is excellent but this room was small and a little gloomy with no outlook so it didn’t seem nearly as good value as the larger rooms I’d had before with better views (or as in some other branches but I suppose that’s just Edinburgh prices being very high). Small things that would make a big difference, especially if I was staying longer than one night, would be having a proper glass and mugs in the room, a proper box of tissues rather than just a few and a small fridge. Post-Covid it seems odd and rather mean to have only paper cups. I still look forward to visiting again when I need to return to Edinburgh.

The staff were friendly and efficient and checking in was simple, my room was lovely and very quiet. The breakfast was superb, the best buffet I've had in ages. I would definitely stay here again.
A great hotel close to Waverley Station and bus stops, an ideal base for exploring the city of Edinburgh. The staff were most helpful, the room was comfortable and the continental breakfasts were excellent.

Motel One is conviniently located downtown Edinburgh with public tranpotation available at the front of the hotel and with a short walking distance to the famous Royal Mile and other attractions. I experienced a very friendly and helpful service from the hotel staff. Here are a couple of things I didn't like: 1- noise from large amount of glass being dump every night behind the hotel. 2 - very dark (green and brown), depressing :) colours of the interior. 3 - no food availability from the hotel bar.

Location is brilliant. Staff are very friendly and helpful. Rooms are nice. BUT. Couldn't get onto the wifi. Paint smell in the hallways and rough plastering being patched up - I realise that this needs to be done at some point but at £265 for one night it needs to be better. Breakfast is poor - there are scant vegan options, it is overpriced, and I'll not pay for breakfast again and instead get something somewhere else. The coffee was truly awful - couldn't finish it.

Helpful staff, great location. Heat turned off, room quite cold. Was offered a heater but we were leaving in the morning so didn’t take it.
The location is the key thing with this hotel I think - you can find it easily as you come out of the station and it's great for all walking about to everything in Edinburgh. My room was clean and comfortable and the view (paid a little extra for that) was very nice to look out on as the lights came on. I was travelling solo and it felt safe and secure. The only downside was that my room was freezing cold and there was apparently no heating, only aircon. Reception lent me a portable heater to carry back to my room, which sort of solved the problem, but not ideal. There was no evening meal or room service, which isnt a problem when you are surrounded by options on Princes Street, but just worth being aware. Breakfast is on offer however.
The hotel is in a great location, and the staff were all very nice. However, there was a ton of construction going on during our stay and we were not aware. Unfortunately, our room (230) was directly adjacent to the work so we were woken up by it. Additionally, something was either being moved or worked on at 4 am the first morning of our stay and woke us up; the noise went on for nearly an hour, so we ended up just staying up.Our toilet had some difficulty flushing completely but honestly at that point we were just ready to leave and didn’t bother front desk staff with the complaint. We did not know there was a breakfast available until we were checking out and someone asked where it was. It would have been great to know we could have had breakfast onsite! Additionally, half of the tv stations were in German; when asked, front desk staff said that we should just stick to the lower BBC channels as “They are in English.” Not really the assurance we were looking for, but Graham Norton does his best on Wheel of Fortune so that’s mostly what we watched when we were in the hotel.
The Hotel has awesome location. But the room was cold and not able to warm it up. Breakfast coulb be better with scrambeled eggs.
Great location, comfortable rooms, good breakfast
Once again nearly everything was really fine for us. And the two things we may can complain are really critics on a very high level. Due to actual construction works there were some smaller issues with the Wifi in our room (but really only small issues) and for us there could be more selection concerning the cold meat platter for continental breakfast fans like us (e.g. Corned-Beef). But this are really very little complaints as we are highly satisfied in total. Especially important for us is to mention the righly friendly staff that even helps when you have some special wishes. A big "Thank you so much" for this from us.
