This fantastic hotel is right opposite Waverley Station so was perfect for my needs. I was impressed with the friendly greeting I received at reception and was really happy with my room. I paid extra for a room with a view and it was well worth it - right opposite the Balmoral Hotel with views across to the castle. Beautiful. The room was immaculate and the large double bed extremely comfortable. I was so happy to have hypoallergenic pillows and bedding rather than feather and the shower was lovely and hot. There are German tv channels as well so not a huge choice of British but that wasn’t a problem for me. I paid each day for breakfast and really enjoyed it. It was continental but there was a good choice of breads, pastries, fruits, boiled eggs, meats etc. it’s a nice dining room with lots of tables and good views. The only thing I would have liked was a clock. I’ll definitely use Motel One in other destinations.
wifi in room is very poor
Motel One has been my hotel of choice in Edinburgh for many years. The staff is always welcoming and helpful. Location is excellent for both Princes street and Royal. I cannot imagine staying anywhere else in Edinburgh.
Room was very clean & the bed very comfortable. Breakfast was very basic.
Everything was very good, enjoyed the cleaning and the breakfast.
Very nice hotel and very nice people working there!
Nice hotel, friendly people, great location. Breakfast could be better with egg and bacon, a wider selection of pastry and fruit.
Great location, clean room. Really friendly staff
Great location
Fabulous welcome and our room was ready an hour before time due . Great room .Just what we needed .
Great location; Staff super friendly; Nice continental breakfast selection.
The staff at Motel One Princes Street make that hotel one of my favorites around the world. From making a reservation to check-out the team there work far and beyond. I truly appreciate all of their efforts. And I must congratulate the manager who must be excellent at hiring and managing staff. I hope you all are able to treat yourselves to a retreat. or some other celebration. you deserve it! I especially would like to thank AJ Ablong and Emily Trowell who truly gave me a very special experience. they patiently guided me through the reservation process via email. and upon arrival they were so warm and friendly and they made us feel like an A-lister and at the same time made us feel at home. The breakfast crew, the housekeeping crew, the construction crew, all made us feel so welcome. each department were warm and courteous. Honestly, I have stayed at many 5-star hotels around the world. The Ritz, W, Four Seasons, Savoy, Dorchester....who cares....they cannot compare to the service at Motel One Princes Street. Thank you so much for all of your hard work.
Excellent service throughout. At booking AJ was wonderfully helpful. The stay was excellent throughout.
Room was very clean and perfect for a short city break. Staff were brilliant- so friendly and helpful. A fantastic stay!
While everything went really smooth, the hotel was very clean and the staff were really friendly, I will suggest to management to review the amount of Hours in regards of security at the door. The only downside I can highlight are the homeless trying to get inside with you at the entrance after 10pm. It's not very pleasant and you don't know how aggressive the situation can get. It spoiled the experience a bit.
The staff was extremely helpful, friendly, and kind. Our accommodations were spotless which I appreciated.
The location was good and breakfast was nice. The lounge/bar being up on the first floor did not appear as inviting or well-used as the lounge/bar at the other Edinburgh location or the Glasgow location where the lounge/bar was located on the ground floor.
We really enjoyed our stay at Motel One. We had a nice room and there was a good bar. Reception staff were helpful and efficient and I really appreciated that they kept our bags for a few hours after checkout. The room was a little cold and they said they were using a cooling system but they did provide a portable electric heater which was good. I would have loved to have had a dressing gown to have kept myself a bit cozier but otherwise the stay was very pleasant indeed.
This Motel One location was great for our short stay in Edinburgh. The room was modern, clean and comfortable. Even though it faced out on Prince St, it was super quiet. The staff was friendly and helpful. Although it lacks most of the frills of a luxury hotel, it was an amazing value, especially in this central location.
The hotel is in a very good location, you have everything very close, the room with an incredible view of the city and the staff very friendly.
What a fantastic location. The hotel was beautifully decorated and presented. There was some refurbishment ongoing but it was discreetly cordoned off and didn’t impact on other areas in the hotel which were immaculate. The room was large and well appointed. It was very comfortable and clean with the exception of long hair left in the plug, we have short hair.
Nice hotel. Friendly staff. Very clean. Healthy breakfast buffet. Location superb. But we felt the hotel is designed for short stay, probably business users. Why? bit pricey, limited hanging space, one tiny shelf in the bathroom (most of our toiletries on the floor), no dresser for the ladies, heating switched off in April (portable heater available on request)
Staff excellent and friendly all areas spotles and tidy only complaint is could not open bedroom window
Our stay for one night was great with an upgrade to a room overlooking Princes St on a sunny day. Comfy bed and great shower. Enough room for big bags
Great location, lovely clean hotel.
Perfect location, nice clean room, friendly and welcoming staff, only let down by the construction noise experienced within the hotel due to a refurbishment project which commenced early in the morning until 5pm. Feel we should have been made aware of this. WiFi did not work in the morning so my Wife had to leave the hotel to find a coffee shop with WiFi to commence working for the day.
Excellent location, 2 nice pubs 2 minutes away, as well as Balmoral Hotel in front.
Wonderful hotel the staff are excellent and nothing us too much trouble for them . Bedroom was lovely and very comfortable bed . We have been to this hotel several times now and this is where we will always stay when we come to Edinburgh
The reception team was outstanding! They were hospitable, knowledgeable, and fun. Thanks
Polite staff, clean rooms, comfortable bed a most enjoyable stay in a beautiful city.
I love this hotel. It's really conveniently located, it's very clean and the staff are always helpful and friendly.
The hotel team were excellent supporting us and making out stay comfortable on our work trip for Edinburgh Bar Show. Even helping us with our work deliveries. Rooms were very clean and comfortable. I dropped one point as breakfast could be better, more Scottish!
Friendly staff clean room no problems
Pros: Great staff, location, breakfast area, cleanliness, service Cons: Not the view that I paid for, expensive, very basic furniture (no bedside tables or closet)
We've stayed before, and like the location and the size of the rooms. Bed very comfy. The tea/coffee mugs are good, but it would be nicer if the cups for the bathroom weren't paper cups. More teabag choice would be good. Less astringent soap please. Hoping the revamp will keep/improve the brightness of public areas
Location couldn’t be more central, just over the road from Waverley Station. Staff were SUPER helpful, friendly and accommodating. Room was spotless and had everything we needed. Decent value for money too. Would definitely recommend and stay again
I will recommend your hotel to my friends
The only negative observation I would like to make is that, even in this questionnaire, many languages are included but the Italian language is missing. Also the TV in the room was tuned only to English or German channels. However, a secondary problem since the purpose of our trip was to visit the city as much as possible.
All good. Very comfortable bed. Only minor issue the soap dispenser in the shower. Did not function/dispense very easily.
My second stay here, I knew what to expect. The staff were excellent - friendly and helpful. The room was very clean and fresh. The only minuses were a dead bulb over the bed (should have reported it so it could be remedied) and no functioning air conditioning. Overlooking Princes St there is bound to be noise (zealous street musicians, rowdy public at night) but we needed the windows open for comfort (in the absence of air conditioning) and therefore could not easily shut out the noise.
Excellent location, good price, clean and comfortable hotel. Allowed early check in as a room was available, no fuss (unlike other budget hotels), nothing at all to complain about
Excellent buffet. Room small but extremely well appointed
Great location, comfortable and clean rooms and friendly staff
Nice hotel, but lack of AC lets it down. the room was too hot and no way to control heat/cooling without changing for the whole hotel i was told by reception. room looking a little tired. but apart from that was a good stay.
In our traveling around Europe this Hotel stands out as one at the top. It's location, staff friendliness, cleanliness and price tag are hard to find. We had an incredible time in Edinburgh and Motel One was a bonus. We highly recommend this place.
Perfect location and very friendly staff. The rooms were very clean and spacious. We were given a upgraded room with lovely views of waverley train station and the Scott's monument and castle in the background. Would definitely book again when back in Edinburgh.
Very good hotel and perfect located in walking distance to lot’s of restaurants, shops, Royal Mile and the castle. Easy with tram or bus to the airport. Fresh rooms and great service, and we loved the cosy lounge/bar area. Will stay there again.
Dry good service we enjoyed our stay thank you
Excellent location. Concerns Pillows were uncomfortable. Breakfast price was quite high. Not much choice according to the price.
We had a wonderful stay at Motel One Princes Street. We arrived at Waverley Station at 11.30pm and it took just 5 minutes to walk to the hotel. 10 minutes later we had been seamlessly checked in and were in our rooms, which were clean and comfortable. Considering the standard of the rooms and the unbeatable location I would have expected to pay at least double of what it costed. The reason I chose this hotel was mainly due to the person I spoke with when I made an enquiry. I had called three hotels but this person was so friendly and helpful it made the hotel stand out. My family and I would definitely stay at this hotel again.

At home with Scotland’s sovereigns
Being the capital of Scotland, Edinburgh naturally has a long history with royal personages. In our Motel One Edinburgh-Princes we’ve cannily picked up on Scotland's royalty-related motifs, welcoming visitors with illustrious design combining antique candelabras and opulent velvet sofas. From the booths of the second-floor bar, there are majestic views onto the famed Princes Street and Edinburgh's history, while in our One Lounge, you can start the day in imperious fashion with a healthy breakfast, and relax later on in the company of royal portraits.
And the area around this Design Hotel at Waverley Station is well worth exploring, with the National Gallery of Scotland, Carlton Hill and Edinburgh Castle just a short stroll away. If you’re travelling on business, our design hotel is just as handy for Edinburgh International Conference Centre and the airport.
