Very nice stay, good location, facilities and nice clean rooms. New bar member on training when we were staying could have been supported by another more experienced bar member and not the Check in Desk staff. Felt like that caused an unnecessary bottleneck.

I might have appreciated your hotel, but your booking/communications need SIGNIFICANT improvement. More than half the time, I receive emails in German (rather than English) when I booked a hotel in ENGLAND and I live in the US. Moreover, the way you describe "free cancellation" during Fringe Festival month is extremely misleading. Why would you even refer to a free cancellation when the date by which you have to cancel is almost a year PRIOR to me even having made the reservation?? Also, the entrance to the hotel gives a HORRIBLE first impression for a hotel that I spent more than $400/night for 4 nights. Your entrance to the hotel is absurd, like I'm entering a cheap subterraneous convenience store. The actual lobby gives nothing of the impression you get from the pictures on your website because the lighting is so dark. All your doors have the look of a utility closet, and my immediate impression of the hotel upon arrival is that it is dark, dreary and depressing. The accommodations are sparse as well. For $400 per night, your hotel offers ONE wastebasket in the bathroom, none in the bedroom, the wifi constantly goes out and has to be reset by the front desk, no toiletries of any kind and a combo wash/shampoo soap, ONE water bottle for a stay whether it be 4 nights (which was us) or 1 night, and a heater brought to the room when it got cold. Your hotel feels cheap and unkind. I understand the prices double for the festival, but perhaps in exchange for such fortuitous events, you can increase your hospitality during the months you overcharge. Extremely disappointed and put off by your hotel operations.
I’ll be honest that I was really disappointed with the hotel. The standard of room was poor! Tiny, stuffy and the drains in the bathroom smelled. I paid £250+ per night without breakfast. I know it is Edinburgh fringe but this is still extortionate considering I was put into a non renovated room. Due to the lack of AC I did not sleep on my first night, a staff member suggested a fan and I asked them to put one in my room however this did not appear so I had two nights of very little sleep due to the heat. I visited reception to get an ice bucket and the iron / ironing board. Difficult to carry everything and no offer of help. When I asked for help they agreed (no others customers to serve), but I was kindly reminded by the young man they do not offer room service but will help on this occasion! There really was no need to say this and this kind of attitude really annoyed me considering the money paid. I was wondering if this was why the fan wasn’t put in my room.
Lovely clean hotel and very central
Great location, and well appointed rooms. Exactly what I needed.
Clean and updated. The room was comfortable and had a great view of the city. The breakfast was beautifully presented with lots of options. The common areas and room were well decorated. The bed was a bit hard and there was ongoing construction but it didn't interrupt our stay. It's also very easy and close to the train station.
Friendly staff who clearly wanted to help ensure that your stay at the motel was enjoyable.

Everything from the staff, room accommodations, breakfast area and bar were fantastic! Facilities were clean, modern and up-to-date. Making taxi reservations and inquires about area sites were very easy and dealt with in a friendly, efficient manner. Excellent location to tram, buses and sites.

Nice hotel although going through refurbishment, minimal disruption to guests, staff all friendly and helpful. Comfortable bed and quality decor we had a very nice stay. Close to all the city attractions.

Er was geen airco in de kamer aanwezig, wat gezien de weersomstandigheden voor een ondraaglijk gevoel zorgde. Op de gang daarentegen had men wel een fris gevoel.

I was bitten by bedbugs, which means that despite the other good features this hotel offers, it fails to meet a basic requirement: providing undisturbed place to rest and sleep.
Room was quite dark and pretty small. Location was great. Lifts were incredibly slow. We had significant luggage and with reception on the first floor and no parking at the front of the hotel check in was quite difficult
We got a totally unexpected upgrade which was marvellous and made as sooo happy. Thanks again!

Everyone on you staff was extremeley helpful. My husband had an accident our 1st day in Edinburgh and had surgery at the Royal Infirmary and my stay was extended and there were no issues extending my stay. I then had to move to a handicap room and everyone was so helpful and accommodating. Will definitely stay again.

on arrival had several large bugs in the bed, which I suspect were bed bugs. reception got me a new room and were very nice and apologised. but new room had other rooms being renovated around it, with works starting at 7.30 - 8am which was noisy and woke me up. Also no black out blinds in the room, was hard to sleep with brightness from outside. tried breakfast once, the greek yoghurt was off and I didn't finish it. I come to Edinburgh for 3 nights at a time, twice a month for work and will not be coming here again.
No frills, clean, comfortable, just what you need
For a lost minute booking, this hotel was great. right across the street from the trin station, so easy in, easy out. Room ws compact but orderly and the bathroom was very well organized.
Renovations were ongoing, but kept to a minimum, so not bothersome at all, except for the bar being temporary.
This is a good location to walk the Royal mile and restaurants are close. Room was very clean and had all the basics. We only had a one night stay here.

The hotel dining area was filthy. The breakfast was a terrible experience in every way. The room was extremely tiny though clean. The staff were pleasant. The interior renovation work was loud and added to the overall messiness of the place. This hotel was not worth the money I spent. I literally thought I was treating myself to a nicer hotel than I might normally have picked. I would not recommend it.

Housekeeping did a very good job even the hotel is under renovation and there is construction in my floor and reception area as well. I was not impressed with reception as they did forget my complimentary bottle of water upon arrival :(
We was surprised to find building lot! The room was ok! Barrier-free, ok, for people with handicap, but fur us without shelf in the Badroom! The breakfast room with the breakfast was very nice and cosy! The reception staff was very competent and friendly, the rooms very clean! We will come back! Thanks Nicole and Kim Mulle
Lovely greeting at reception, extremely friendly. Room was standard and therefore small (which we understood when booking). It was extremely warm in Edinburgh when we visited and I feel the hotel just isn't equipped to manage the temperature in the rooms when it is this hot. Our air conditioning unit was completely inadequate. When working it just produced warm air, and you could only feel this at a certain position in the room (not when in bed). This also just stopped working early hours of the morning. We had an awful sleep due to the heat and feeling warm/uncomfortable. There was an awful drainage smell coming from the shower drain in the bathroom. This was immediately obvious upon entering the room. We thought this would maybe disappear once we had showered and had water running through it but unfortunately not and the smell only got worse. We mentioned these things to the reception team when we were checking out the next morning, very understanding and apologetic. We just wanted them to correct the problems before the next guest checked into that room. If we were staying for any longer than 1 night, we would have either tried a different room, or moved to a different hotel. There was no way we could've stayed in that room for another night. Unfortunately we feel it was not worth the £309 we had paid for it. We came away from the stay extremely tired from one of the most uncomfortable nights sleep we've had and disappointed. We had stayed here before and had no concerns. But unfortunately, we won't be staying here again.
Fabulous location, friendly staff but uncomfortable room. Small space with poor ventilation and inadequate AC even with small fan from desk; had to prop open door to hallway for air movement. Tall window tilted open at top a few inches; had to pull blinds for privacy so no air incoming. View of other motel room windows only. Construction noise started 0830. Disappointed for $250/night midweek, paid for location not comfort.
So ideal for train station and visiting Edinburgh attractions. Very clean and quiet ,despite the ongoing work in other rooms and considering how central it is.
**Subject:** Formal Complaint – Unsafe and Unacceptable Conditions During Stay Dear motel one management' I am writing to formally raise a serious complaint regarding my recent stay at your hotel, which I found to be utterly unacceptable and, frankly, dangerous. While I understand that the hotel is currently undergoing renovation, there was absolutely no prior warning given at the time of booking or check-in. Upon arrival, I was met with the sound of a builder cutting metal *in the reception area*, which made it impossible to hear the receptionist or understand what was being said. On the way to my room (Room 212), I had to navigate through corridors cluttered with building materials. I was shocked to discover that the material store room, along with the contractors’ welfare and canteen facilities, were located directly next to my room. I was then woken early in the morning by loud, vulgar language—builders shouting obscene words such as “fuck” and “cunt” as if it were standard vocabulary. This continued for a prolonged period, followed by the sound of materials being moved and doors being slammed—*all before 8:30 a.m.* The next morning, I had to again step over materials just to exit my room. Even more concerning, I observed fire doors propped open and obstructed by building supplies. This is not only a breach of basic safety regulations but a severe risk to the lives of all your guests. I am disgusted by the conditions I was exposed to and the lack of professionalism in managing a construction site within a live hotel environment. I will be reporting this matter to the Health and Safety Executive, the local council, and the building control inspector for investigation. I expect a full explanation of how this was allowed to happen, and what steps you will take to address these serious breaches. I also expect appropriate compensation for the unacceptable experience. The room is not comfortable. There is not a place to put your clothes, comfortably, especially for 2 people. No side tables to put a drink on or your personal items. Access to the kettle is limited if your mate is sleeping. Definitely an economy room. Will look for other choices before I stay again.
I have stayed in over 12 motel ones and love the brand . The temperature in the room and need for a fan this time meant we didn’t enjoy our stay. I hope the new renovations will help .
i've been to motel one in Glasgow several times and also Edinburgh, the one on princess street had no atmosphere about it .The motel one on the mile has everything .the staff was a bit stand offish other than that clean and perfect location.

Mooi, schoon centraal liggend hotel. Vriendelijk personeel. Heerlijk ontbijt. Het is alleen heel erg warm op de kamer .
Heel fijn hotel! Goede ligging en aardige mensen. De kamer was prima in orde. Ik kom hier zeker nog een keer terug!

Onze kamer was vreemd ingedeeld. We hadden een groot stuk als werkkamer en een ontzettend kleine badkamer. Er had beter een stuk van de werkkamer gepakt kunnen worden om de badkamer groter te maken. Er was geen kledingkast, wel hangers Geen koelkast of kluisje en geen airco, maar een soort ventilatiesysteem. Jammer! De kamer was schoon en het personeel heel vriendelijk en behulpzaam. Het ontbijt was voldoende, geen warm ontbijt
Fijn hotel op top locatie. Aardig personeel, mooie ruime kamer, klasse badkamer, heerlijk groot bed. Genoeg stopcontacten, waterkoker, föhn plus alle kleine details. Bovendien kan het raam open. Volgende keer kom ik graag weer!
Erg schoon voor zover ik dat kan bekijken. Prettig personeel.
