The direction to my room is very difficult to navigate. There are multiple stairs and steps that make it hard to move my luggage to the room. Also, the room doesn't have fan-only option for its heating system so the air gets stuffy inside. For the price, I don't think it's worth it.
We really enjoyed our stay especially as we were using a voucher we had received to make up for a very poor experience in the glasgow Motel one. The room was lovely spacious although we did have to keep some curtains closed all the time as there was outside public stairs where people would walk by and be able to see into our room. We did arrive quite early that day and tried to check in a bit early which we were told our room wasnt ready which was fair enough. However we were told to come back at 3pm and it would be ready by then so we did this to find that it still wasnt ready and it was 20 past 3 before we were actually able to check into our room. Bed was really comfy and had a good night sleep and breakfast although no hot food was really nice and again was included with.our voucher am not sure I would pay the price charged for a breakfast that wasn't hot.

Location was excellent, but room was incredibly basic. I was on the 6th Floor, which was two lifts and cross 5th floor trek on the way to get to. Room was in the roof, very hot (from heating) and aircon made little difference. Light and air available from a tiny window that could only partially be opened. Nowhere to hang clothes, but 3 useless wardrobes with shelves. Staff very pleasant and helpful and location great in an amazing city, hence the 6 score, but overall disappointing and won't stay again.

Für Motel One grosses Zimmer mit super Aussicht. Bequemes Bett. Leider sind die Zimmer etwas ringhörig und in die Jahre gekommen. Das Bad ist nicht geheizt, das ist unangenehm. Die Dusche sollte auch renoviert werden.
Great location and facilities, only issue was no hot water in our shower however we were moved to a new room straight away to fix the issue
Hotel is in a fantastic location. Just off Royal Mile & opposite Waverley train station & Princes St gardens. Would definitely stay here again.

Alle waren stets freundlich. Es gab nur mit dem Wasser während unseres Aufenthaltes Probleme. Und einmal saßen wir in der Bar und wurden von einem Betrunkenen gestört, so dass wir die Bar verlassen mussten. Da hätte ich mir gewünscht, es wäre verhindert worden.
This hotel was perfectly situated for a weekend visit, staff were very helpful and pleasant, the bed was very comfortable and big ! There were a couple of small things to point out - I was a little disappointed with the room we were allocated - it was very tight and we looked out onto a wall - it felt very claustrophobic. Plastic beakers were also provided in the room instead of coffee cups - this may not bother some people but it did me . I would , however stay here again and try and resolve these couple of issues before booking

Have stayed before ,the bar had a lovely fire which has now gone,there is now no atmosphere, so didn't sit there. Nice bedroom cosy bed and impressive bathroom,but lack of storage despite a tall cupboard which could have been a wardrobe but had no rail for hanging clothes ! .Pricey for only bed and breakfast(£166).
Ich hatte einen sehr freundlichen Empfang und ein wunderschönes Zimmer. Die ganze Atmosphäre im HOTEL war sehr entspannt.

We loved our stay at Motel one Edinburgh. The location was perfect for looking out over the Christmas market and the Scott Monument and right off the gorgeous Cockburn street. Our room was spacious and the bed was very comfortable. The downstairs bar/lounge areas were so cosy and all the staff were super friendly and helpful. Thoroughly enjoyed our stay and will definitely book again.
Hotel was heel gemoedelijk, dichtbij alles, een echte aanrader. De badkamer was een beetje aan de kleine kant met zeer slechte afzuiging. Dat we de eerste ochtend geen water hadden was natuurlijk niet zo leuk, en de rest van het verblijf was het water, voor ons, niet warm genoeg en de druk kon ook beter. Maar ... we zouden toch absoluut terug dit hotel uitkiezen.
Mooie locatie, mooi hotel. De kamers waren wel erg stoffig, waardoor ik veel last heb gehad van allergieën.
No hot water for an hour, delaying plans, causing expense at having to book a taxi to not miss appointment. The response from reception at checkout was quite literally "it wasn't our fault". Taking some accountability and the acknowledgement that it was the hotels fault would have gone along way. A stay at another hotel last year with a lack of hot water (which didn't affect us) resulted in sincere apologies and 25% off the entire stay - take note.
The first morning that we woke up there was not a drop of water and the hotel manager was nowhere to be found. When we asked to be transferred to the other hotel in town he replied that there were no rooms available and that all the guests of the hotel that were complaining about the lack of water could go to one room and have a shower taking turn one by one. We did not have water until the next afternoon.
What a lovely hotel. Super location beside Waverly station and steps away from the royal mile. Happy to take our bags as we were very early, and having checked in online there were no problems to access bags and get key to room later that evening. Rooms were lovely and clean and modern, comfortable bed and although was inward facing, still had a view over a nice planted inner courtyard.
Hotel was overall good, however we had an issue with the shower and the water pressure and although that maybe wasn't directly the hotels fault. I did feel they should of offer us some form on compensation for this as we did pay more than usual for the room.

We have been staying at this hotel now for about 5 years and can I just say it’s a 10/10! The location couldn’t be better…the staff are so helpful and friendly and the hotel itself is just lovely.

Lovely hotel in a brilliant location. One of the bar staff (a well built chap with a beard) was not the friendliest, but everyone else was really pleasant. The hotel was clean and our room very comfortable. Regarding the issue over the loss of water (Friday, 21 November): I would like to highlight and congratulate the front of house staff that had to deal with some of the rudest guests I’ve ever encountered. Yes, the loss of water was unfortunate; but to continue to shout at and berate the staff who did all that they could at that time was disgusting. Those members of staff are a credit to Motel One. I personally would have told these guests to go forth and multiply. I would be grateful if you could let them know that not only were they brilliantly professional, but a lot of the guests appreciated their help.
Asked for a different room on arrival as the room we booked didn’t have a view. I pleased to say the receptionist was able to provide a superb room on the 5th floor with a fantastic view of the Winter market. ( on a less positive note the lounge area was cold due to having 3 access point from the street.
If bathroom with anti-slip bath mat , it would be much better. It slippy when shower.
Saubere große Zimmer. Gutes Frühstück. Nettes Personal. Zum Sitzen unten an der Bar und Lobby war es kalt, sobald die Aussentür sich öffnete.
I have stayed at Motel One Royal four times now.it is in a great location, clean and friendly staff.Just one gripe!! The glass shades in the bar and mirrors could do with a clean .Otherwise perfect.
Comfortable room, very quiet and able to sleep well on a firm bed. Staff friendly and helpful. Nice breakfast with a good range of continental style food. Pleasant lounge/ bar area.

Very beautiful hotel at the best location of the city. Clean, with a cozy decoration, spacious room and α breakfast with a wide variety. There could be more space for placing personal items.
This was the 3rd motel one I’ve stayed at in Scotland. Theyre beds are always comfortable, rooms insulated and quiet, breakfast ample and service impeccable. The first night of my stay we had a surprise fire evacuation standing in the cold and rain at 2 am. Nothing was on fire, maybe someone lit something in their room but we still stood outside until 3 am. That’s the only negative experience I had with motel one and would and will continue to stay there in the future!

Très déçu concernant la nuit du 13 novembre 2025 ou l’alarme incendie à retenti, aucune excuse, aucun geste commercial nous as était proposé… nous avons passé 1h dehors dans le froid de 2h à 3h du matin, le lendemain comme si de rien n’était… un geste commercial serait la bienvenue concernant cette nuit passé dans votre hôtel.
Great hotel, perfect location for train station and super close to the centre. The luggage storage meant we could explore the city without taking our bags around with us after checkout! Lovely staff, breakfast was good and it was clear what was Gluten free - they also offered GF toast that they prepared in the kitchen for you! Very kind staff working the breakfast area - would definitely return to Motel One :)
The hotel was really nice and clean. Location was perfect. The restaurant and bar nice and hours were convenient. The only thing was the elevator. They were down to one and there was always a wait. But overall we enjoyed our stay.
This was our third stay at your hotel, and once again there was absolutely nothing to fault—from the ever-friendly customer service at reception and during breakfast to the cleanliness of the rooms. A big thank you goes to Anton, Maria, and another member of staff whose name I unfortunately cannot recall; he is Scottish, with red hair and a red beard. Our thanks also extend to the rest of the team. I would also like to take this opportunity to congratulate Anton for how professionally he handled a delicate matter that arose when I left the hotel on Wednesday, the 12th of November. Through his determination and personal interest, he managed to resolve the issue for me, put my mind at ease, and—most importantly—bring a smile back to my face. In my opinion, Anton is a real asset to the company and deserves recognition. Well done to all, and please continue delivering this excellent level of customer service, especially for returning guests like us.
