We visited for the tatoo. Very convenient location for the castle and other attractions in the old town. Station just down the road.
Girl at reception was very welcoming, all staff approachable and helpful from in corridors to breakfast staff, all nice. Only reason not scoring 10 are for silly reasons - minimalist is lovely but perhaps a small soap in bathroom and a bin in the bedroom, else very comfortable and stylish. Location is superb! Shall certainly book again.

Good location, very nice room but much more light will be appreciated, expecially at the room entrance. Brekfast was also very good with wide choice.
Room was tiny, with 2 seemingly smaller than normal single beds pushed together, room was very basic with out most usual facilities (Iron, Telephone) Noise was unbearable at times from the outside and people checking in, coupled with the noise coming from the elevator as it announced every stop or door opening it was performing on every floor relentlessly (which could clearly be heard through out my stay, even through the night. loud clunky banging doors shutting everywhere in other rooms mixed with very thing walls throughout the hotel.. certainly not a place for any kind of relaxation and far to overpriced just to get your head down for the night... very disappointed after what I was charged..
Toilet did not flush in first room we were given and was not very good in the second room. Room temperature was cold and thermostat either not working or we could not get it to work (weather chilly in Edinburgh). The shower was open and was level to the floor so the bathroom floor was wet. Imagine this will corrupt the grouting in time. Breakfast and bar staff were great
Overall experience was great. Check in a bit chaotic as a large party had arrived just before us. Great room. Great breakfast. Superb location.
Nice modern motel, quite impersonal and only superficially warm. You really feel you are in one of many similar hotels of the same chains in the word. Our room was quite difficoult to reach (we had to take two different lifts and several aisles) and incredibly small. However, the overall aspect was nice, the room was clean and nice, the entrance of the hotel is quite welcoming (even if most of the time it was really crowded, so it was not easy to relax there). All that aside, the best point for this motel is the position, perfect for the old city centre but also at walking distance from most of the interesting parts of the city. The airport bus also stops just in front of it. Moreover, compared to the other hotels we saw while booking, the price is good.

Hotel is well located in Edimburgh. Accomodations were ok. Size the room was quite good, as well as bed, towels, matress and pillows. No ammenities in the room (the for the same price we can find hotel with safe, frigo, cafeteria, something to improve it). The continental breakfast was quite nice, nothing extraordinary, but everything was fresh. The reception staff was very friendly. I´ll stay again at motel One in the future.
Really liked the hotel. Will definitely stay at a Motel One again. I just wish the instructions for regulating the heat and air cooling system were posted in the room. I suffered through a very hot night (despite cool outdoor temperatures) not knowing there was air cooling. The hotel seemed really overheated in general. I wish breakfast was included in the price. Other than that, the hotel was great.
Our stay was wonderful, If Iwas to make any criticism at all it would be to say that there was an extremely buckled metal panel on our ceiling in room 555, Apart from that we were very impressed

This was my second stay in the same hotel in Edomburgh and I must say that the experience was really negative compared to the first one. The room was very small, situate at the level of external stairs so we were forced to stay in the room always with closed curtains. The air conditioning was broken and the room was very cold, when we complained about the situation they put an external heating machine during our absence and when we came back to the room there ware almost 35 degrees forcing us to leave for about one hour the door open.
We loved our short stay in your great hotel. Only gripe was that the reception was a little grubby when we arrived. Needed a good Hoover around. Everything else was very good.
If I had known that "room with a view" would mean the view to the stone brick wall of the building opposite the hotel I would not have bothered paying the extra. Everything else was excellent Motel One Service that I am used to! The breakfast buffet looked particularly fresh and yummy. Personally, I loved the little poppy seed rolls. The croissants were less nice. Staff were doing their best to manager large amounts of people for the comparatively small breakfast area. The tables could have been cleaner (some staff were simply swiping crumbs to the floor before the next guest sat down). Room and facilities were excellent. There was even a continental power socket!
Hotel was clean and had lovely decor. However I requested a quiet room and was put in room 556. I was kept awake till 4am due to excessively loud music. Very dissapointing.
Having stayed at the hotel before, we knew what to expect and were equally delighted with our second stay. We were allocated room 407, which we enjoyed as it was quiet. We particularly valued the free internet access.

We booked for two nights at the weekend during the Fringe festival so it was massively overpriced but no at much as other hotels in the city. The check in was flawless. We were early but staff quickly took our luggage to store until later. Check in was fuss free and professional. Very efficient staff throughout our stay. The room is modern, clean and functional. We had room 610 that had two windows that open so plenty of fresh air. However, I ended up closing them due to the noise from the street keeping us awake!! Its a city so to be expected. We did no thear any noise from other guests. The location is perfect. Two minutes over the road from the train station. Pubs and cafes on the doorstep and the Royal Mile less that 5 minutes walk also. Princess Street also 5 minutes walk. The room is basic and, if honest, if you were to stay more that a couple of days it would present issues regards storage. There are no drawers and only 6 hangers on an open rail. More toilettries would be a bonus - a bar of soap maybe. Tea and coffee, hairdryer and TV quite acceptable. The bed and pillows were super comfy and overall a good sleep. We would definitely stay here again for the German efficiency and the clean room. We didnt eat in the hotel so cannot comment, however, the breakfast looked very good continental buffet.
Reception was very friendly and helpful. The room was a little tight as it was on a corner. Very little space to put clothes and the windows could have done with nets as it was at street level! Unfortunately the room was cold and there were no facilities for warming it up, only AC if it were too hot.
We stayed two nights in two different rooms. The air conditioning did not seem to work in either room. Otherwise, we had an excellent experience with Motel One!
Only two things missing: Hair shower cap Had no tomato sauce or wasn't offered any other type of sauces in the bar.
Standard of cleanliness, ambience & location are all excellent, could not ask for more.

Good hotel, perfect location in Edingburgh with the known Motel one quality. Not for people looking for calmness. Only the smell of new materials (carpet etc) was a litle disturbing.
We loved staying at the hotel only stayed 1 night but it was brilliant and will stay again,so close to everything that we needed...
We stayed in your hotel for 4 nights. The last 2 nights were acceptable but the first one was awful. (room 430) 1. It was very very hot in the room and the air-conditioning didn't work. We complained to the reception staff but the only thing they could do is give us a small fan too weak to cool the air. It was impossible to sleep during the whole night. However, we thank the receptionist who helped us to move to another room the next day. For this awful night we paid £134 !!!!!!!!! 2. Moreover, the room was dark and very small and through the window we could only see the wall of the opposite building. Exept the receptionist who helped us tomove and the team breakfast, we found the hotel impersonal.
Great location, right next to the train station, a short walk to all of the attractions Edinburgh has to offer. Overall a fab budget hotel that I would book again. Only note: Car parking is at the train station, although the hotel do give you 20percent off.

Good location and service very good. The room we had 443 was rather enclosed with poor daylight and no views from the window.
Overpriced, cold and noise (banging and drilling) in the morning - as some 'contracting team' was fixing the bathroom next door at 8am, - I questioned that and got told that there is nothing that can be done as they work on the contractual basis- sorry but this is not good explanation for me.
Fantastic location good well organised hotel with everything I needed for a long weekend After comparing various hotels in the same area, whilst the fringe festival was in full swing, your`s appeared best value for what we needed are were not disappointed in any way.
Perfect we stayed here with 9 other couples whilst visiting the fringe, hotel was lovely, rooms were immaculate, showers brilliant, excellent location, we will definitely use this hotel cx
Overall it was a good stay and I would recommend Motel One. Very welcoming and helpful upon arrival and we managed to check in slightly earlier than the official time of 3pm. Location was excellent, although a bit pricey at £159 for 2 people B&(Continental)B, as I have used this hotel before and only paid £100. We did have a 'room with a view' but it wasn't worth the additional expense. It was a nice view to be fair although the external window (there was secondary glazing) needs to be cleaned and you don't really sit in the room (there was one chairs looking out anyway. It was also Edinburgh festival time and this may have also reflected in the price. Beds were clean and comfortable although are two single beds pushed together with a quilt each. Double bed with one quilt would have been better. The room was spacious but the space wasn't really that well used as there was a lot of 'dead space' due to lay out. There is a telly on a stand with a strange electronic fish tank thing going on when it's on 'stand by' but plenty of channels to select from. One strange thing was the tea making facility. There was the usual tea/coffee/kettle (nae biscuit) set up on a tray on a shelf but nowhere nearby to plug it in? We eventually sat the kettle on a chair near a plug point that was half way up the wall? A wee bit dangerous. Shower was really good. Pan head with decent power/pressure and temperature good. Toilet/shower room was clean although compact (see earlier for use of space in the room). Plenty of towels. All clean. Heating controls. When we got in we never noticed that the air con was on so when we came back in later (soaked after being at the RM Tattoo) the room was frozen. We couldn't get the heating to come on as it may be on some sort of central timer. We put it up high but to no avail. Outcome was that we went to bed frozen and woke up roasting as it had kicked in at some point during the night/early morning. Breakfast was really good. Plenty selection and all fresh. Set us up for the day. Staff were quick at clearing up and putting out fresh food and drinks. Was a little bit squashed trying to get a seat but not sure what could be done about that other than find space for more tables.
Excellent facilities, well suited for our purposes. One small complaint; lighting in the room tended to be too low for the purpose of applying make up. A minor point, I appreciate, but one that I feel could easily be addressed.
Excellent hotel. I am and my son 12 years old the first time staying at the Motel One hotel and we loved it. Spacious room, new accessories in the bathroom and the room, cleanliness and comfort. Will be staying in hotels group Motel One any more, especially as frequent visit Germany. Surprised by the lack of soap ..
This hotel is in a fabulous location just across the road from Waverley station and within walking distance to most attractions. I love the design of the bedroom. It's basically furnished with just a couple of rails to hang clothes, a table, couple of mirrors & flat TV on the wall. There's open shelves on one side of the bed for the kettle etc & the hairdryer (which is really efficient). There was only one 3 pin & one 2 pin socket in our room and it wasn't near the kettle. However the table is easy to move & I always travel with an adapter anyway so it didn't cause us a problem. The en-suite is beautiful with a fabulous walk in shower which is easy to use & adjust. The bed was comfortable, lovely pillows, lovely fluffy soft towels. Everything was spotlessly clean and I will definitely stay here again!
Ein sehr angenehmer Aufenthalt. Es war alles vorhanden was man brauchte. Das Zimmer war sauber und die Grösse gut. Nicht zu vergessen die zentrale Lage.

Ich war sehr,sehr zufrieden. Die Lage ist Top, das Personal sehr freundlich. Einziger kleiner Haken ... wenn das Frühstücksbufett um 7Uhr am Wochennede öffnet und der Orangensaft beim ersten Gast leer ist ...

Das Motel One Edinburgh Royal hat uns sehr gut gefallen. Sehr freundlicher Empfang, top Lage direkt am Waverley Bahnhof. Das Frühstücksbuffet war toll.
Lage, Freundlichkeit und Sauberkeit war toll. Nur, wenn man um 9.00 Uhr zum Frühstück kam, musste man an einem kleinen niedrigen Tisch mit kleinen Hockern frühstücken
Wir hatten um ein ruhiges Zimmer gebeten. Das haben wir bekommen.Vielen Dank !! Das Bett war großartig, das Bad war riesig (behindertengerecht), das Mobiliar war meist zweckmäßig. Einige leicht behebbare Mängel sind uns aufgefallen: - Der Tisch stand wegen der Steckdose so, dass er den sowieso nicht üppigen Korridor versperrte. - Alle Wäscheregale hatten keine Türen, - Ein Safe war nicht vorhanden - Ein Schrank ( Regaltür) mit Bügeln war nicht vorhanden - Das Waschbecken im Bad war viel zu klein und völlig falsch platziert - Ablagen im Bad waren völlige Fehlanzeige. Das angebotene Frühstück war angesichts der Preis/Leistungsrelation im Umfeld nicht diskutabel. Ansonsten war der Service klasse, vor allem das Kofferdepot nach dem Auschecken mit der Identifikationsnummer am Gepäckstück war eine gute Idee. Alles in allem :Zum Wiederkommen o.k. und nach Ausführung der den beschriebenen Verbesserungen großartig !! P.s. Die Frage : Belastung der Kreditkarte in Pounds oder Euro ? ist angesichts des von Ihnen verwendeten Tauschkurses eine unverständliche Abzockke . Das sollte eingestellt werden oder ein fairer kurs angeboten werden.
