We loved our stay. Great location, good breakfast options, and nice bar in lobby. We recommend to anyone going to Edinburgh.
You are number One
We recently stayed at Motel One on the Royal Mile for my partners birthday overnight stay away! What a wonderful hotel with beautiful decor! Our room was so comfy and the perfect location for a night out on the town! Would definitely stay here again next time we're up in the Capital! Thank you for an amazing stay!!!
Very enjoyable stay. Could have done with a light by the cupboard shelves, too dark to see our clothes, needed a second chair in the double room, and a bin by the tea and kettle for used teabags etc instead of taking them into the bathroom.
Great location… no room service .. no bottled water in rooms..
From check in to check out excellent, guy on bar could have been a bit more friendly .
I have used this hotel on many occasions, for convenience, central location and cost. The staff are always friendly, helpful and professional. The rooms are warm, comfortable and very clean. I have no hesitation when choosing Motel 1 for my stays in Edinburgh.
Amazing location and the staff is so friendly! 10/10 would recommend
All the staff were super friendly and very helpful. Our room was great, we were able to fully control the temperature which we’ve had bad experiences of in other hotels. The bed was really comfy and a great size. The fire display on the tv when you put your key card in for the electrics was a wonderful touch. The breakfast spread was fantastic, we loved the smiley faces/nice messages on the eggs. Everywhere was very clean at all times. The location is perfect, so close to the train station yet we didn’t hear any trains during our stay. Being at the end of Cockburn street is perfect for visiting both Old and New town. We had no trouble getting anywhere. My only negative is that we paid extra for a room with a view but wouldn’t class what we had as a ‘view’. Having said that, it also wasn’t bad enough for us to want to change rooms. We will definitely stay here again on any future trips to Edinburgh.
Had a great stay. Room was clean and spacious. Bed very comfortable. We had paid for a room with a view and it was lovely to be able to look over to the Scott monument. We arrived by train and the hotel was very convenient for us and all the things we wanted to go to were within walking distance. Lounge area was very comfortable and a pleasant space to relax in. Enjoyed breakfast on the one day we had it. No real negatives - perhaps another comfortable chair would have been nice in the room. However this was overall a very good experience and staff were all friendly and helpful.
Prime location and the hotel decor was stylish and clean. Breakfast sufficient and plenty of choice although depending on where you sit it can be draughty by the door. Staff very friendly and helpful and always willing to help. Rooms comfy with lovely views although the temperature can be changeable from cold to being too hot even with thermostat. Bed was comfy and big and overall our stay was great. Thank you 👍
A wonderful stay in a clean and comfortable hotel. Friendly, helpful staff. Every area of the hotel was spotlessly clean. The rooms are functional and comfortable. Perfectly located for a stay in Edinburgh. The breakfast and bar were excellent. If we had any criticism it would be that you cannot fill a bathroom sink with water and the lack of proper mugs and spoons in the room for hot drinks.
you staff was exectional
Very strange to have the breakfast area situated before the reception area and to have bith doors open every morning - making it cold. Anyone from outside could walk right in and enjoy a free breakfast. No one checks room number, name or even your entire presence. The buffet itself was organized in the most unlogical way as well - cheeses and ham and butter in between the 2 coffee machines (?) then oats on a shelf above, yet cereal is around the corner. Bread/croissants spread. Huge furniture (chairs) so limited seating. Staff was okay. Not incredibly welcoming. Just okay. Location superb. Bathroom door slammed in the loudest manner. Bed comfortable. Booked a stay in London in December but decided, based on this experience, to cancel. Will not return for this price versus service! As a solo traveller we pay too much as it is but over 700 euros 3 nights for this? No ;)
Our second stay in a Motel One - loved this hotel! Only scored a 9 because no kitchen. Rooms beautiful and spacious, gorgeous bar as always. This location can’t be beaten - walkable everywhere and so close to train and bus stations. Would happily stay here again!
I've stayed at this hotel before and it was great. But this time the room felt more shabby. The toilet was wonky (had obviously been damaged), the shower had quite a bit of mould evident and immediately outside the room was where the staff stood to smoke, so it felt like we had to keep the curtains closed the whole time so as not to be looked in on. I was really disappointed it wasn't as good as before.
Whilst it is an overall nice hotel that is well located to the major attractions in Old Town Edinburgh, it is wildly over priced for what is offered. I can not stress that enough - the cost of the stay was actually ridiculous.
Perfect location Lovely room Very enjoyable stay
Good stay.
Nice location, wonderful view from room, smooth check-in/out, warm welcome. The only item to be improved could be more available seats during breakfast.
Excellent in location & very convenient place for everything. Nice cafe near the motel.
Always stay at this hotel. Love the location although it can be expensive
Fan didn’t work
Great location - check in and out was very warm/friendly and efficient. Rooms are SMALL! dark - the hallways are dark. And if you had proper food service it would be a much better experience.
A very relaxing place to stay with really friendly staff and delicious breakfast.
Great location and friendly staff The bed was very hard and the floor creaked a lot in the bathroom as it is an old building after all I would recommend this hotel.
Location Location Location! The staff, each and every one of them, were brilliant. Louis at the front desk was always accommodating. I highly recommend the adding the breakfast bundle each morning of your stay. The bar staff made premium cocktails every evening at an affordable price. My room had an overlooking city view at Waverly Station on the 3rd floor and it was simply put... perfect. Tha k You Motel One for an incredible stay.
The hotel’s location is ideal, close to everything and very convenient for exploring the city. However, the access to my room was quite distant and included several steps, which made it a bit difficult to manage with a heavy suitcase. Overall, a pleasant stay but the room access could be more convenient.
Very comfortable, clean and welcome stay
Hotel exceeded my expectations. Wonderful location close to everything and completely walkable. The front desk even accommodated our request to try to get two rooms closer together. We so appreciated the hospitality!
Lovely hotel , only downsize is no twin bedded rooms, so we had to hook a family room, 2 nd bed was a sofa bed, not the most comfortable for an adult But hotel, staff and location fab
I stayed for 2 nights and found the hotel to be very nice and comfortable. Overall the staff were friendly and some extremely nice. The heat was not working in my room and the main desk person tried to assist me but it was not fixed before I left . He did give me a heater. It was way too hot. I would recommend looking into different heaters.
The room was clean and nice. The front desk staff was inconsistent. There is no assistance with luggage. Meal suggestions were all on the Royal mile and required reservations. The staff did not warn us about that. The floor by the stairs are warped and could be dangerous. When our sink backed up maintenance was not available and it was suggested we switch rooms at 11pm. While the hotel and breakfast was nice the front desk needs some help with customer service
We had a great room and stay. Great location. I would recommend a little more furniture in such a large room (standard specification when the room was huge).
The check in process is smooth and easy. The entire staff is extremely helpful and inviting. The room was well maintained and extremely comfortable. The location is close to Waverley Station and right on the Royal Mile.
This hotel has the best location. It was clean and modern with friendly, helpful staff and a great bar to unwind after a busy day.
Excellent place to stay. Perfect location. Great atmosphere around area. Felt very safe. Great foyer. Very reasonable drink prices from bar. Great room. Well worth upgrading to room with a view.
Excellent location with easy walking access to train station, Royal Mile and shopping district. Great bar area and good value breakfast. Accommodation is basic but very clean and comfortable.
Stay was good no complaints. Rooms are basic, clean & all the satay are lovely.
Was made to feel very welcome from start to finish. Really excellent bar area, we ended up having a few drinks there each evening because of how nice it was and how friendly the staff were. Anton was the gentleman who checked us in and was very friendly. Rooms were comfortable and had everything we needed, sans an iron. Some furniture was showing signs of age and wear but these are minor nitpicks. Overall, we will absolutely be staying again when we are in Edinburgh and will be looking at other Motel One properties to stay at elsewhere
The hotel was in a great area, employed by May kind & helpful staff members, and had nice amenities! People seem proud of being a part of the team!
Bathroom was very small and the noise from bins being emptied was very disruptive every morning. Staff were friendly though and location excellent.
Check in staff were professional and efficient. The room was clean and comfortable. I was disappointed however that there was nowhere to store clothing and personal items other than a few coat hangers on a small rail. There was plenty of room for a small chest of drawers, so why are these not provided? There were no glasses for water and no bin in the bedroom. We paid more than £400 for two nights and would have expected better facilities for the money. We have stayed twice before and would probably look elsewhere in future.
Lovely hotel, very central, close to everything (railway, airport connections, buses, tramway, shops and restaurants), definitely recommend. NB: one personal remark: i really really disliked the hand liquid soap which i found very manly. Also the duvet cover had stains.
Great location, friendly staff Breakfast location is really not ideal, through traffic, cold air and tables too low. No outlets and glasses in the bathroom
Exactly what you need. Friendly staff, a bar that’s open until 2am, a clean room and bed.
The room with Views doesn't have views at all, at least the lower floors. The fact that the other side of the building is looking to a concrete wall does't make the other side of the building a "room with a view". I feel it is a bit of scam. I wanted views and if I knew I would not get them I would have booked elsewhere... I emailed in advance to ask for good views as this was a birthday present for my mum and still I was given which I know was not a good view compared to other upper floors rooms... very disappointed.
Excellent location!! Beautiful area! Staff is friendly. Room was warm with no AC, and window only slightly opened. No food available after breakfast. Cannot beat where this hotel is located!!
Rooms are rather basic. For example, the lack of a fridge is rather poor.
Fantastic location, staff extremely polite and friendly. Breakfast was ok but not great. Seating was uncomfortable for eating and the room was quite cold

Road trip Edinburgh-Glasgow
Just three good reasons to visit Scottland: discover history, taste whisky, breathe sea air!
Hotel Edinburgh Royal
At Motel One Edinburgh-Royal, we’ve rolled out the proverbial turquoise carpet for you so that you’ll be treated like royalty when you arrive for your stay. We can’t wait to welcome you within our historic walls, positioned against the beautiful backdrop of Edinburgh’s Old Town (which, by the way, is a UNESCO World Heritage Site). Our interior is just as special: a rustic yet regal style rubs shoulders with the nature and panoramas of the Scottish Highlands. Everyone’s familiar with our special shade of turquoise, but at Motel One Edinburgh-Royal, we’ve gone green, too. The charm of the Scottish outdoors is brought inside, thanks to the botanical-themed decorative touches and the rear wall of the reception area, planted with real ferns and mosses. Works by photographer Thomas Effinger truly bring Scotland’s flora and fauna to life, fitting perfectly with our hotel’s design concept. His images really come into their own in the bedrooms, hung above the headboards covered in Motel One tartan fabric.
Our cosy box spring beds guarantee you a dreamy night’s sleep, but if you’re struggling to drift off, why not try counting sheep? The walls of our One Lounge are decorated with sheep sculptures by artist Marie Talalaeff. If you’re more interested in whisky than sheep (or sleep), it should come as no surprise that our bar has something to tickle your taste buds. Its bottles won’t just please your palate: they’re a treat for your eyes, too, with the striking light-fitting above the counter made from 50 whisky decanters. Whenever you hit the hay, you can dine like a king on our lavish breakfast the next day.
Getting to your royal residence in Edinburgh is a breeze – it’s within walking distance of Edinburgh Waverley station and a mere bus ride from Edinburgh Airport. You’re sure to be impressed by the central location of our design hotel, just a few side streets away from the famous Royal Mile. Our affordable hotel is close to all the sights, making it the perfect base from which to explore the city: stride down the Royal Mile, go shopping in Edinburgh’s city centre and dive into local history at the National Museum of Scotland. The Royal Botanic Garden, Princes Street, the Scott Monument and John Knox House are also just a short walk away. There are umpteen pubs, restaurants and cafés near our hotel, too. If you fancy a breath of fresh air but don’t have time to get from Edinburgh to the Highlands, how about climbing up Arthur’s Seat in Holyrood Park? Edinburgh’s very own mountain offers you a stunning view of the city proper, Edinburgh Castle and Calton Hill. Or, you could head to a nearby whisky distillery and get a real taste of Scotland, in the truest sense of the word. So, cheers – or as they say in Scotland, ‘Slàinte mhath!’
