Sent email already but Room assignments were not acceptable. No value for money and imo, a fire risk to have a room with a skylight only.
Very clean, good breakfast and friendly staff
The hotel in every way meet our needs. It was the perfect location! The rooms were clean and the reception area welcoming. It was wonderfully quiet. The morning continental breakfast was lovely and allowed us to eat at different times in preparation for our tours. I will highly recommend the hotel.
Great hotel centrally located and near Waverley station 2comments - a) not enough tables for breakfast so you are often eating at v low tables or on your lap b) rooms not v warm
Excellent location, close to station, bus to airport, and all major attractions. Great breakfast selections.
Very friendly. Would stay again.
Guest room: bathroom w/ minimal space for toiletries kits (even the trendiest hotels have learned to accommodate extra space so guests don't need to use the floor). No outlet in bathroom, so hair dry in entryway. Bathroom door won't stay open which is annoying when you are back and forth as you dress. No garbage can at the desk, although you offer tea/coffee set up--so guest has to go back/forth to bathroom w/ garbage. Females on front desk in AM were very pleasant. A gentleman on later in day did a good job of ignoring customers. A wine glass at the landing seating area sat untouched for well over 36 hrs (not my glass, heard people sitting there one afternoon).
Always stay at Motel One Royal when in Edinburgh. Friendly staff , rooms always clean . Situated between New town and the Old town , ideal for exploring either .
Property clean. Easily accessible. Internal room extremely hot and no ventilation.
Friendly, cassual and perfect location. Loved the smileys on the eggs, small things that gave us a good start every morning. The only thing I come to think about to perhaps improve is the sensitivity of the auto-opener of the front door facing the street from Lounge/breakfast area during breakfast hours.
The experience was reasonable, very good in some respects, but the hotel was very expensive for what it was.
Excellent location and tasteful decor. This cozy hotel is the perfect jumping off point for exploring Edinburgh, and the best value I’ve found for a hotel in Scotland.
Simply what you need (and more) for a good price
Staff were excellent. The central bar and lounge and breakfast are all great. And the location is excellent!! But PLEASE - get rid of the plastic cups in the rooms - they are poisoning guests with microplastics and are so horrible to drink from. The labyrinth of corridors and lifts (I was in the Cockburn Street) was just awful and the room I was in was overlooked from the building immediately opposite.
Very good hotel
The Motel One Edinburgh Royal did not reflect the standard of other Motel One Hotels. Our initial room was unbearably hot, and the shower was not functioning properly. Fortunately, we were able to change rooms. The second room had a more comfortable temperature; however, it was very noisy and also appeared to be in need of renovation. The same impression applied to the breakfast offering, which we found to be below the usual standard we are accustomed to from Motel One. I would, however, like to emphasize that the staff on site were very friendly and helpful at all times, which we greatly appreciated. Considering the price, I find the overall experience significantly overpriced.
Our room and bathroom was so small it was uncomfortable. Two people had difficulty moving around in the room. We stayed in several hotels on this 2 week holiday. Motel One was the most expensive and was disappointing. By the way, we have traveled extensively through North America and Europe. We have never stayed in a room as small as the one you provided in Edinburgh. It was not a good value. I selected this hotel for myself/husband and another couple. I was embarrassed. They were not happy with their room either. Because you are asking about reception below, the reason for my low rating is when I arrived for check in I was the only person "in line." One receptionist was helping a guest, the other was on the telephone. I waited at least 15 minutes without being greeted or helped. Shouldn't a live person standing in front of the desk waiting to check in be welcomed better than this?
Brilliant location, great room, and such lovely staff
Clean and excellent location (close to Waverley Station and Royal Mile. Very nice seating area for bar and morning breakfast, with friendly and helpful staff.
Fantastically well-located hotel with friendly, helpful staff. Rooms are clean and comfortable.
We were very comfortable. We appreciated the kindness from the staff and the central location. I recommend it, without doubt. Just some hints, according to me,. Some clocks could be useful, in the lounge, in order not to be forced to look at our phone or watch, all the time.
Room was ok but small. We paid the same rate as others in our group who had much larger rooms. Room rate should be based on size, not day of the week.
Recently stayed at Motel One Edinburgh and had a great experience overall. The service was excellent — all of the staff were incredibly friendly, helpful, and accommodating. We arrived early after travelling on the sleeper train, and they kindly managed to arrange an early check-in for us, which was hugely appreciated. Nothing ever seemed too much trouble for the team. The only downside was how busy the hotel was. There were constantly lots of people coming and going, and breakfast was often so busy that it was difficult to find a seat. That said, the fantastic staff really made the stay, and we would happily return.
It is very comfortable, clean, conveniently located and with amazing staff!
Below average stay - blind on bedroom window let light in early morning, the shower barely worked - when I eventually got it warm enough it was a trickle. Poor breakfast options little to now warm unless you count toast? Also area not big enough for the number of guests
Exceptionally clean and comfortable hotel in a great location -- would highly recommend it!
Location was fantastic and the staff was extremely accommodating
Room a tad smallish and it backed onto a neighbouring backyard pub which was not great later at night …however….overall a good place great location for walking and staff was super friendly!
Loved our stay at Motel One. Blessed to have a fantastic view from Scott Monument to Waverley Bridge, the Balmoral and Calton Hill. The stars were friendly and helpful. Top rate stay!
Location was amazing, facilities were lovely. Perfect for our stay. Only negative is the noise from the closes out the window and we found it warm most nights, even with the windows open
Excellent staff, very clean.
Very nice rooms & reception/bar area. Staff very friendly & helpful. Nice location, The tea & coffee station access is a very welcome offering. I do find using the App is not very user friendly, was unable to check in online as it kept changing all the information I was trying to complete, would not accept the telephone area code or address i was trying to input. So we had to queue for a little while to check in when we arrived at the hotel, but it was not too long.
The rooms are clean, functional and very good value for money but the staff are what really makes the place! Friendly and helpful and always a ready smile.
Excellent location. Very quiet room. Staff were friendly but professional, looked very smart. Free coffee in the bar was a lovely touch. The bar had a great view and was clean and relaxing. The bed was comfy.
Above excellence, staff was amazing and food was awesome.
Hotel position is ideal and staff were great. Room was large but was sadly lacking in hanging and drawer spaces .. Continental breakfast was excellent but the seating and table arrangements are not very good. I want to eat my food from a table which is at the normal eating height and not a low lounge table height. There are not very many tables at the eating height. Otherwise a great stay.
I loved the location, the size of the rooms and the service overall. It was in the heart of the city but not noisy at all. The breakfast was beyond my expectation and the all day long complemantry tea & (descent) coffee at the lobby was the cherry on the top! I had a great time and cam not wait to try this chain in other locations.
Wonderful, Helpful Staff. Comfortable Clean room. Great Location
From the moment we arrived, Motel One felt special. The lobby is absolutely beautiful—warm, stylish, and welcoming—and check-in was so easy that we immediately felt relaxed and taken care of. Our room was spotless, and the bed and pillows were incredibly comfortable, the kind that make you instantly sink in and feel at home after a long day walking through Edinburgh. I stayed on the 7th floor and never requested daily housekeeping, yet every day the housekeeper thoughtfully left a bag of fresh towels and supplies at my door. He even quietly asked if I wanted the room cleaned. It may seem like a small gesture, but it meant so much—it is those quiet acts of kindness that stay with you, and he truly represents the heart of this hotel. Even the little details were wonderful: the elevators were quick, and the coffee bar with two machines making lattes, cappuccinos, and other coffees was such a pleasure each morning—fresh coffee without ever waiting. Breakfast was another lovely part of the stay. There is a breakfast option each morning with a very nice variety, including lunch meats, cheeses, fresh fruit, cereals, and boiled eggs, along with other light choices that made for a perfect start to the day. The evenings became one of my favorite parts of staying here. The bar staff were so attentive and friendly, making excellent drinks, and there was something incredibly relaxing about sitting in that cozy lobby, sharing a drink with friends, talking, laughing, and simply enjoying the atmosphere. And then there is the location—which honestly feels magical. Step outside the front door and it is like walking straight into a Harry Potter scene. Waverley Station is right there, and the energy of the city surrounds you immediately. This hotel may be described as budget, but there is absolutely nothing budget about the care, comfort, and warmth you receive here. It felt first class in every way, and I would return without hesitation.
Not enough tablets for breakfast, eating stood up is not ideal. Friday night drunks coming in at 3.00am shouting and singing doesn’t add to a good nights sleep.
We stayed here for 5 nights in April and enjoyed everything about the hotel. Great great location. Two minutes frtom Waverly Station and right in the heart of Old Town.
The Motel One Edinburgh-Royal was in a great location, easy to find and everyone was super nice. Our room was clean and meet our needs quite nicely. The breakfast as well as the bar were well stocked and everything was great. We would highly recommend this establishment.
Brilliant location... lovely rooms and breakfast was also brilliant
I very much enjoyed my stay thank you. The reception on arrival was welcoming. All staff were at all times welcoming. Excellent cleanliness and comfortable, well equipped rooms (hardly an issue but I did not like the plastic cup for tea and coffee in the room)
Reception Staff were friendly and efficient, bar staff mmm; The location as ever is fantastic; breakfast was very good with a good variety and plenty of it; our room with a view was on the top floor on this visit, not quite as spacious as ones we've had previously lower down but fine for one night. Ability to leave bags prior to and after check in/out is a huge bonus
Everything ok! Breakfast is wonderful, as room's view! Staff very kind!
Perfect location. Nice lobby. Comfortable bed. No view and rooms always roasting.
Staff are so friendly and polite. Rooms are clean and nicely decorated. Bed is very comfortable. Location is excellent for travel, shopping and sight seeing. Breakfast was nice, continental and fresh. Bar opening hours were great, with a good selection of whiskey, gin and the odd cocktail! The only issue was the seats in the bar and lounge were very low (comfortable) and difficult to get out of.
What a find! This boutique like hotel could not be better positioned for exploring Edinburgh. The room was spacious, bathroom lovely and the bed very comfortable. All the staff we dealt with were super friendly and efficient and it was lovely surprise to get back from a day exploring to find the bed had been made. I looked at a lot of other hotels, of which all were more expensive, but in no way would I describe this as a budget hotel. The furnishings were tasteful and there was three lifts to service the upper floors, so no waiting around. Theres not really anything negative I can say. If I was really nit-picky, a shaver point in the bathroom would have been good to charge toothbrushes etc, but there was one by the bed. Don't expect a huge range of hot food for breakfast, but what was on offer in the buffet style layout was more than adequate - including the lovely sour dough bread. If we come back for another visit, this is the first hotel I'll try and book.
Friendly helpful staff. Great location near Waverley station and easy access to the Royal Mile & Princes St. Rooms small, well equipped but dark and maitenance needed. No views from room. Price if rooms are high but relative for Edinburgh

Road Trip Edinburgh-Glasgow
Only three good reasons that speak for Scottland: Discover history, breathe sea air, taste whisky!
Hotel Edinburgh Royal
At Motel One Edinburgh-Royal, we’ve rolled out the proverbial turquoise carpet for you so that you’ll be treated like royalty when you arrive for your stay. We can’t wait to welcome you within our historic walls, positioned against the beautiful backdrop of Edinburgh’s Old Town (which, by the way, is a UNESCO World Heritage Site). Our interior is just as special: a rustic yet regal style rubs shoulders with the nature and panoramas of the Scottish Highlands. Everyone’s familiar with our special shade of turquoise, but at Motel One Edinburgh-Royal, we’ve gone green, too. The charm of the Scottish outdoors is brought inside, thanks to the botanical-themed decorative touches and the rear wall of the reception area, planted with real ferns and mosses. Works by photographer Thomas Effinger truly bring Scotland’s flora and fauna to life, fitting perfectly with our hotel’s design concept. His images really come into their own in the bedrooms, hung above the headboards covered in Motel One tartan fabric.
Our cosy box spring beds guarantee you a dreamy night’s sleep, but if you’re struggling to drift off, why not try counting sheep? The walls of our One Lounge are decorated with sheep sculptures by artist Marie Talalaeff. If you’re more interested in whisky than sheep (or sleep), it should come as no surprise that our bar has something to tickle your taste buds. Its bottles won’t just please your palate: they’re a treat for your eyes, too, with the striking light-fitting above the counter made from 50 whisky decanters. Whenever you hit the hay, you can dine like a king on our lavish breakfast the next day.
Getting to your royal residence in Edinburgh is a breeze – it’s within walking distance of Edinburgh Waverley station and a mere bus ride from Edinburgh Airport. You’re sure to be impressed by the central location of our design hotel, just a few side streets away from the famous Royal Mile. Our affordable hotel is close to all the sights, making it the perfect base from which to explore the city: stride down the Royal Mile, go shopping in Edinburgh’s city centre and dive into local history at the National Museum of Scotland. The Royal Botanic Garden, Princes Street, the Scott Monument and John Knox House are also just a short walk away. There are umpteen pubs, restaurants and cafés near our hotel, too. If you fancy a breath of fresh air but don’t have time to get from Edinburgh to the Highlands, how about climbing up Arthur’s Seat in Holyrood Park? Edinburgh’s very own mountain offers you a stunning view of the city proper, Edinburgh Castle and Calton Hill. Or, you could head to a nearby whisky distillery and get a real taste of Scotland, in the truest sense of the word. So, cheers – or as they say in Scotland, ‘Slàinte mhath!’
