Everything was great, I was really happy with the room, the staff, and all services!
The hotel is fine but we ended up in easily the noisiest room I've ever been in. Constant creaking from above which we assumed would stop but continued from 7am onwards and we could not sleep on after a late night. Also thr therm didn't work so room was too warm. When we informed desk at check out we were just told we should have said something earlier
Excellent location right in the centre of Edinburgh. 5 mins from both the train station and Princes Street. Situated on Cockburn Street gave you access to many small shops and restaurants which was really nice. Room was spacious and very clean. Toilet facilities were immaculate. Continental breakfast in the morning was fresh and plentiful set up in the bar area was relaxing and very enjoyable. Staff were friendly and helpful at both reception and restaurant area. All in all would definitely use this hotel again or it’s sister hotel which is located just off Princes street next to the Apple Shop.
One of the beat hotels i stayed in! I loved the aesthetic, the room, the view, the location, the lobby cafe. The staff were super warm and welcoming and answered all my inquiries. The only funny thing i would say is that there was no heater in the room but there was AC.
This is a beautiful old building where I've stayed before- nice rooms, lovely bar/ reception area and friendly staff. Generally this is a nice hotel in a key location in the old part of the city with amazing views and really near the train station. We were given extra tea and milk on request and staff were friendly and helpful. The rooms can be a bit noisy as many of the rooms look out onto the many sets of steps around the city. Our room was also a bit warm and we didn't seem to be able to get the aircon to work. The bar is nice but expensive and they've stopped selling my favourite scottish cider in favour of generic brands which is a shame. It's also become much more expensive than last time I stayed and is more expensive than other Motel One's that I've stayed at before. Booking with a child is annoying though as you can book online but have to then call them to get a bed added for a child. Lots of useful emails and reminders sent but they were all in German and I'm English and travelling from England!
Location is perfect Room was very comfortable but the noise from outside the hotel was terrible. We were is room 322 and we could hear the activity and voices all night
The staff at MotelOne was great - very quick to respond to email queries as well as in person. I think the only thing that was lacking, were some disposable room slippers!
Great location and confort rooms
Good service, lovely staff.
Fabulous hotel, clean comfortable very central. Highly recommend.
Excellent place to stay. The staff are exceptional and everything runs so smoothly. I only marked the hotel down by one point as there was no drawer storage in the room at all. Very comfortable room and lounge area. We will be back 😊.
Staff was extremely helpful and friendly. Hotel was in a great location for the local attractions. Very clean and comfortable
I had one small request, to be allocated to a quiet room or quiet floor because I had an exam to sit early the next morning. My whole night was a disaster with noise from the hallway, the other room next to me and so much from the street as well. Just very inconsiderate.
Room and hotel was clean Staff were great Ceiling on our room had fallen in a bit Lift broke in day 2 No hot breakfast
My stay at your hotel was fantastic. The staff were exceptionally welcoming and the location was extremely convenient. The room was cozy and well-cleaned, the breakfast was very nice. Thank you very much for such a delightful experience!
Excellent location, Helpful staff, Very clean Bar staff great but maybe more snacks available would be nice. Had an amazing time .
A very good hotel with a fabulous location. Comfortable rooms with comfortable rooms. Breakfast is casual but great value. The only negative was that my room was quite a way from the lift. Ok for me but an issue I think for those who are not as mobile with luggage.
Very pleasant stay. The room was well up to expectations. Nice buffet breakfast. Very pleasant and helpful staff.
Great location Would recomend
We have stayed here a number of times over the years and have enjoyed our experience, however this time was not a good experience. The bedroom was unbearably hot with only a small opening of the window which was insufficient to cool the room. We hardly slept due to the heat. The bathroom towels were very hard and well past their softness. Bathroom door catch defective as was the kettle on off switch. We did not complain to the management as we are not complainers, but we were extremely disappointed with our stay this time and will be seriously considering our options for the future.
Lovely hotel, room was very nice and the staff were really friendly! Unfortunately whoever was above us was really noisy and due to the building being old, the floorboards were quite creaky, however the staff were really accommodating when we told them and helped us moved rooms which certainly helped us enjoy the rest of our short stay. Location was perfect too, right in the heart of Edinburgh.
Having stayed in a lot of Motel Ones, the room in this one was quite dark because of the small window. We had paid for a room with a view, which we had, but the small window was disappointing. The reception/ bar area was also small and the bar area drafty due to thexautomatic entrance door opening regularly.
Everything was perfect, from location and cleanliness to your incredible reception staff.
Perfect location, great accommodations and friendly staff. This location is the perfect blend of old world feel and modern comforts. Wouldn’t change anything!
Fantastic spot… central to everything. Rooms were spotless and staff always very friendly and helpful.
Brilliant t stay
Good accommodations but front desk staff not very friendly.
My review is mixed. On the plus side, the staff was friendly and helpful. The room was clean and the bed was comfortable. The location was great. On the negative side, there were things were disappointing. There were no glasses in the room, just paper coffee cups. This made taking medications weird when you made coffee already. One towel was torn and frayed. There were no outlets that reached a mirror so that using the hair dryer was a hit and miss affair. Small things that could be fixed which were frustrating. They detracted from the good things unfortunately. A mixed bag.
Perfect location and accommodation
Very welcoming, Clean. Staff were very knowledgeable about surrounding area and very helpful. Motel ideally situated in centre of town.
Friendly staff, exceptionally clean, comfortable. Excellent value for centre of Edinburgh.
Nice and clear - Good breakfast and nice personel.
All good. However would prefer better coffee maker, option for fried breakfast and hair conditioner in bathroom
Very noisy hotel resulted in a very poor nights sleep.
Loved the location. Hotel is clean, nicely decorated, friendly staff. Would give it a 10 but we and another couple got lost in the hallway labyrinth and an emergency exit. Fortunately we caught the door before we were locked in. 😳
Perfect accommodation for a short city break. Very close to main train station yet so well soundproofed I never heard any external noise. Small clean basic rooms, with comfortable bed. I didn’t take breakfast but the area was always full and it looked like a very good variety of breakfast food and drink was available. Staff were warm and friendly. I’d definitely consider staying there again and recommend it to others.
Great location. Small room. No air conditioning, felt a little airless & claustrophobic. V busy with guests. Breakfast was too crowded. Limited selection being replaced periodically. No yoghurt nor prepared toast - queue for 1 slow device. Scramble for limited seating near the bar, with people pushing past as food was balanced. All felt a bit chaotic. No draft beer at the bar, just bottles. Expected more noting price was reasonable.
Perfect location/ base for exploring the city, right next to the train station. Very reasonably priced. Loved our stay and will be back again soon.
HI, I had such a good day before. Not this time. I chose to return based on a good stay--this time i was walking with a stick due to an injury. I checked in late in day and room wasn't ready which is fine so I waited. I asked for a quiet room. I was given a dingy room with a prison-like high window which backs on to Devil's Advocate Close--you can hear EVERY conversation of folk going to/from the pub. NO phone in room to contact reception, so I had to hobble down to reception. The staff were not surprised i was unhappy w room--clearly it is complained about a lot. They could only move me to a single bed which was brighter and quieter but so small i had trouble sleeping and also moving around it. On returning to my room that night I needed to use the lift for disabled guests. This seemed to inconvenience the receptionist who asked 'could he not just use the stairs?' NO, I could not. This was both inappropriate. unhelpful and unfair. Also, the staff saw i was walking with a stick but made no effort to help me with bags or anything else. It was a really poor stay and only one member of staff seemed to care.
Lovely room, pity it was difficult to get to it in the Cockburn Street section of the hotel with a heavy suitcase.
Great location at the right price.
Excellent location, easy access to airport bus stop and to visit Edinburgh landmarks
Central , lovely clean comfortable room and bed , good continental breakfast , very friendly and helpful staff , definitely would recommend.
I am a huge fan of this chain, nice Hotel despite the name. Great brand consistency with a degree of local personalized touches. Good beds and showers. Could us bigger towels and something else to eat in the bar . Toasties are not great.
A large hotel perfectly placed for sights and transport links. Clean and spacious room with private shower room. Staff were professional and polite. Public areas well maintained.
room 458 was very cold, when I asked reception about that they said that it works like this. I had a child with me and it was unpleasant.
As always. Perfect.
Fantastic location. The room was spacious and had all the facilities necessary, very thoughtfully designed. The room was extremely comfortable and the views were amazing. Thoroughly enjoyed our one night stay..
I love staying here....rooms are always very clean and staff service is lovely....such a nice atmosphere and reasonablely priced for the location
If you looking for a central place to explore from - his is the place to stay. Most attractions are within a short working distance. Bar and lounge area could be little bit more personal ( that is just my preference. Rooms are comfortable and clean however we could not get the air conditioner to function. Showerhead was in need of minor maintenance. Overall - a pleasant stay.

Road trip Edinburgh-Glasgow
Just three good reasons to visit Scottland: discover history, taste whisky, breathe sea air!
Ready to start counting sheep?
At Motel One Edinburgh-Royal, we’ve rolled out the proverbial turquoise carpet for you so that you’ll be treated like royalty when you arrive for your stay. We can’t wait to welcome you within our historic walls, positioned against the beautiful backdrop of Edinburgh’s Old Town (which, by the way, is a UNESCO World Heritage Site). Our interior is just as special: a rustic yet regal style rubs shoulders with the nature and panoramas of the Scottish Highlands. Everyone’s familiar with our special shade of turquoise, but at Motel One Edinburgh-Royal, we’ve gone green, too. The charm of the Scottish outdoors is brought inside, thanks to the botanical-themed decorative touches and the rear wall of the reception area, planted with real ferns and mosses. Works by photographer Thomas Effinger truly bring Scotland’s flora and fauna to life, fitting perfectly with our hotel’s design concept. His images really come into their own in the bedrooms, hung above the headboards covered in Motel One tartan fabric.
Our cosy box spring beds guarantee you a dreamy night’s sleep, but if you’re struggling to drift off, why not try counting sheep? The walls of our One Lounge are decorated with sheep sculptures by artist Marie Talalaeff. If you’re more interested in whisky than sheep (or sleep), it should come as no surprise that our bar has something to tickle your taste buds. Its bottles won’t just please your palate: they’re a treat for your eyes, too, with the striking light-fitting above the counter made from 50 whisky decanters. Whenever you hit the hay, you can dine like a king on our lavish breakfast the next day.
Getting to your royal residence in Edinburgh is a breeze – it’s within walking distance of Edinburgh Waverley station and a mere bus ride from Edinburgh Airport. You’re sure to be impressed by the central location of our design hotel, just a few side streets away from the famous Royal Mile. Our affordable hotel is close to all the sights, making it the perfect base from which to explore the city: stride down the Royal Mile, go shopping in Edinburgh’s city centre and dive into local history at the National Museum of Scotland. The Royal Botanic Garden, Princes Street, the Scott Monument and John Knox House are also just a short walk away. There are umpteen pubs, restaurants and cafés near our hotel, too. If you fancy a breath of fresh air but don’t have time to get from Edinburgh to the Highlands, how about climbing up Arthur’s Seat in Holyrood Park? Edinburgh’s very own mountain offers you a stunning view of the city proper, Edinburgh Castle and Calton Hill. Or, you could head to a nearby whisky distillery and get a real taste of Scotland, in the truest sense of the word. So, cheers – or as they say in Scotland, ‘Slàinte mhath!’
