We had a wonderful four days here. The hotel is in an excellent location, the rooms are very spacious and comfortable, and the staff are all friendly and ready to help. Shoutout to Nancy especially—she made us feel totally at home! Come visit us in Shanghai whenever you get a chance!
Great location. Knowledgeable staff.
Excellent friendly and helpful staff. Excellent clean hotel and ideally situated
Amazing location, moderately comfortable rooms, good value.
Great location, clean, air conditioning, and very comfortable!
Motel One Edinburgh-Royal exceeded our expectations. The room was very clean, comfy bed, and a window that opens (which is much appreciated). Tea and coffee provided in the room and also available free in the lobby. The lobby itself has a great vibe. Great place to have a drink or just hang and people watch. All of the staff were friendly and helpful. The hotel is very close to the train station and an easy walk to the Royal Mile and all the beautiful sights of Edinburgh. Would highly recommend.
Excellent location! Friendly reception, small but comfortable room.
Great spot to be. Everything excellent. Location, staff, breakfast, cleanliness. All 100%
Great Location, bathroom little, great experience
Everything about Motel One in Edinburgh is just above average. Apart from the price which is sky high for the adequate standard of accommodation . I note that Motel One costs less in the London locations. Charging according to demand does not lead to good value.
Great service
Had a wonderful 4 nights stay at MotelOne Princes Street. The location is excellent, just opposite the Edinburgh Waverley Station. The hotel has many stores and restaurants nearby. The city view from our third floor room was awesome. The staff were very friendly and helpful. Overall - Excellent.
Very friendly staff. The room was very clean and comfortable. The hotel was very centrally located. Ideal for exploring Edinburgh.
Great location. Wonderful stay, except one day missed cleaning our room. We asked for towels and received them.
Hotel has a fantastic location in Edinburgh. Staff are always very helpful and friendly. Bar area is chilled & immaculately clean.
While the breakfast was delicious and there were many options, the two times I ate there, many dirty dishes were left on table. The room was very small but the location was excellent. I thought it was an expensive place to stay but didn't compare it to other properties in the area. In the bar, the alcohol menu needs updating - some of the gins I asked about weren't available and the bartender said he had never seen them.
Very friendly and helpful staff.
We stayed twice at the Edinburgh Motel One Royal. First stay was perfect since we had booked a room with a view. During the second stay which was not booked in advance a room, we stayed in a very quiet room in the back of the hotel but with very small windows. It felt a bit like a bunker. Anyway, that didn’t bother us since we were out exploring. The hotel is very much centrally located. You can walk to the train station.
We had a very pleasant stay in your hotel. The location was perfect and the accommodation very comfortable. We had breakfast on one of the days which was very tasty, however my husband would have loved a little better choice of hot food. The staff were very pleasant and accommodating.. We had cocktails one evening, most enjoyable.
I love the location! It is central for everything. The only complaint is about the very low tables where we eat breakfast. Uncomfortable to lean over to eat. Rooms are small but that can't be changed.
Love Motel One! The price is nice for the quality of the rooms.
Staff was welcoming and the breakfast bar was well stocked and had a good assortment. My room was nice and clean. I appreciate being able to store my bags after I checked out so I could see a little more of the city before I caught my train.
The location was great, room was clean and breakfast was nice.
Centrally located, clean and comfortable rooms. Only issue were stairs and steps-difficult to navigate with heavy luggage.
Very helpful front desk. Clean rooms. Great location Need to offer real decaf coffee.
Fabulous location, close to public transportation and a short (though uphill) walk to the castle.
We really enjoyed our stay. The hotel is very well situated although in the heart of the city it is quiet.
Great clean property with an excellent breakfast. Location is perfect. Close to train station and Royal Mile.
The front desk was was friendly and helpful. The location could not have been more perfect for transportation and centrally located to shoppinn and restaurants. The room was clean and had what we needed though the bed was not comfortable.
short, but the bed was comfy, bathroom clean and big, breakfast had good options
The Breakfast was really good. Nice Sourdough Bread, the pastrami was good and there was a wide variety of food to choose from. The coffee from the coffee machine was ok. Beds were also reasonably comfortable. My main critique would be that the room was a bit stuffy and smelly. The window only opened a bit so it was hard to get in fresh air.
The rooms have very little storage space such as shelves or small cabinets to store clothes. Also, there should be a phone in the room.
Perfect location for walking all over. Staff is friendly, helpful and knowledgeable. Breakfast was excellent with a nice variety for all including vegans. Highly recommend!
Your location is terrific and close to everything.
Great location, clean facilities, room smaller than expected.
So disappointing… from the very start when a grumpy receptionist barely gave us the time of day to the most inadequately resourced room I’ve ever been in. Disappointed from beginning to end. Absolutely poor value for money and I would not stay there again.
Property was clean and well kept up. The rooms were very comfortable and the views were amazing.
Your customer service was amazing. Everyone we spoke to was extremely helpful and kind. It was amazing to me. The room was nicely decorated and very smart in the arrangement and decor.
Missed cook breakfast and no fridge in the room
Very cute themed hotel, it is in a great location. Clean and embrace the marathon theme.
Hotel was really clean and the staff were amazing so helpful and just really nice people.
Clean and comfortable overall but room 214 has an “accessible “ bathroom with a very low wash basin which I personally did not need, so I found it very difficult to use as I had to bend down so low. Being tall. You should only use this room for guests who need the use of a very low wash basin.
Perfect location to bus, train and taxi transit. Near the Royal Mile. Friendly staff, clean rooms, great AC, good morning breakfast and all day bar!!!
Very handy to Princes Gardens, Calton Hill, Princes street, the Royal Mile and right a cross the street from Waverly Station.
Very comfortable and well maintained rooms. Very helpful and pleasant staff.
The staff on Reception were ALWAYS, friendly and extremely helpful. However, there were no drawers/cupboards in our room, which was inconvenient and annoying.
Room was clean including bathroom. A second luggage stand would be helpful. Desk staff very hospitable and helpful. Great location (Royal) ! Lots of different types of main floor lounge space which was nice. We ourselves liked that the HVAC system was set at cool (May 19-22, 2026). We heard another guest complain that they wanted heat. I guess a common system can’t please everyone, but we would not want a noisy fan coil individual system in our room. Need a secure wifi with password.
Floor boards creaking, pillar in the middle of the room against which I banged my head at night, ONE garbage can only, worn carpeting. This is a shabby, absurdly overpriced hotel in a good location. You can do better.
Clean, convenient, perfect location. Room was small and layout was less than ideal
We paid £250 for a small, dimly lit, and bare room with a tiny bathroom that provided only soap (no shampoo or conditioner). The breakfast was modest, with nothing cooked except boiled eggs. The lobby also doubled as the breakfast room, and there were not enough electrical outlets (not even one next to the small table where a computer would eventually be used). While we were there, the hotel was essentially under renovation: there were protective sheets on the corridor floors, workers constantly around, the smell of paint everywhere, and, most importantly, the workers showed little consideration for guests, even occupying the elevator with their carts without giving priority to hotel guests. Of course, the location is excellent, and the room was clean, but even by Edinburgh standards, the price is disproportionate to what was offered. If the property is being renovated, it should be closed to guests during the works.
Switch on. beOne.

Motel One Edinburgh – affordable designer accommodation in the capital of Scotland
Edinburgh: The capital of Scotland
Motel One has two locations in Edinburgh, ready to welcome you at both central, popular Design Hotels each with individual interiors, friendly service and free WiFi. Our affordable hotels are a great choice for your weekend away, special event, short stay or business meeting.
Formerly called “Auld Reekie” by locals, Edinburgh is no longer the grey, industrial stronghold of its reputation. Scotland’s capital has gradually transformed itself, and is now one of the UK’s most popular destinations.
Budget Design Hotels in Edinburgh – your Motel One
Scarcely half a million people call Edinburgh home, making it compacter and cosier than many other European capitals. Nearly all its sights are within walking distance of our centrally-located Design Hotels. Both the Edinburgh Royal with its view of the castle and the Motel One Edinburgh Princes right in the old part of town make great bases for your explorations.
Edinburgh is made up of contrasts: between the Old Town and Royal Mile and its modern counterpart, the New Town. The Royal Mile is lined with neo-classical frontages and imposing columns, testament to Edinburgh’s storied history, while the geometrically laid-out new town reflects the precise planning and development of the 18th century.
From either hotel, you’re just minutes away from the cobbled Royal Mile, which connects the Castle and the Palace. At in fact around a mile long, it’s peppered with impressive architecture, seamed by countless narrow alleyways and hidden passages. Robert Louis Stevenson, of “Treasure Island” fame, once said, "There are no stars so lovely as Edinburgh street lamps,” and you’ll quickly agree if you tour the town in the evening.
Edinburgh Castle, Camera Obscura and Princes Street Gardens
A key symbol of the city, Edinburgh Castle on Castle Hill towers over everything literally and figuratively. Inside, you can find out about the world of Edinburgh gone by, enjoy the view across Princes Street Gardens, and jump at the the One O'clock Gun.
Follow the Royal Mile a while to the Camera Obscura tower where a living image of the city is projected onto a table, and visitors can wonder at interactive optical illusions as well as the great views from the roof terrace.
Should you be in the mood for a shop, head to the boutiques and department stores of nearby Princes Street after visiting the Old Town. Weather permitting, the parallel Princes Street Gardens are a nice spot for a stroll and a sit down.
Our Design Hotels are also within close reach of other sights such as Holyrood Palace, the John Knox House and the Canongate Tolbooth.
