most enjoyable stay ever ,was made very welcome and would recomment this hotel to everyone i talk too gr8 value ,very comfortable beds ,no hassle staff at reception very helpful,next to wavery staion mins walk not even that

We stayed for two nights for a friends 50th and to see the England v Scotland six nations game. Location of Motel One is great. Straight out of station and handy for city centre. Rooms have the basics that you need; beds comfy; staff were exceptional. Lounge area very nice with great views (we have stayed at both Motel Ones in central Edinburgh and liked this lounge area better). It was about £40-£50 more expensive than usual owing to the rugby going on in the city which made it less of a budget price which we were a bit disappointed with but our friends were dotted around the city and we still had the best deal despite inflated prices. We were out and about all weekend so as a base it was perfect - we didn't need anything else. Check out time is 12 which is really useful. We were able to wait in lounge with a cup of tea looking over the city before a 2 minute walk to the station for our train - perfect!


Friendly clean but basic. good position in city to see all city sites and travel connections.


Good location and friendly staff. Room was a good size but bathroom small. Could do with something other than hangers to store clothes. A safe would be a nice extra. Price of room expensive, I know it was a rugby weekend but could have got a 3 or 4 star hotel cheaper if we had waited longer to book


Motel One - Princes Street, Edinburgh. Location excellent, staff professional warm and welcoming, check in very fast, easy, and hassle free, room very good, spotlessly clean and quiet, with comfortable bed. Shower superb with plenty of room. Will definitely use Motel One in future. One slight problem was no power point at the table area for the kettle. We had to place the tray on the soft chair next to the bed to plug it in. Previous reviews make no mention of tea/coffee making facilities so perhaps they have only just been introduced and a remedy is in hand. The lounge and bar area looked attractive but we sadly didnt get chance to use it.

Considering its location the price of the room is very good. The room itself is fairly basic but clean and I think many will have limited views but it is a place to rest your weary head after a day of doing whatever you have come to Edinburgh for. Maybe not the place for that romantic getaway but great for most other things


Lovely hotel, conveniently situated in the heart of Edinburgh. 2 minutes walk to the train, tram and bus, and 20 minutes to Edinburgh Castle. Excellent value for money, highly recommended

Staff very friendly and helpful. Room was very clean, bed comfortable and sockets in well thought out places for hairdryer and charging mobile phone. Plenty of choice at breakfast, lounge area very spacious with comfortable chairs.


Decent hotel. No iron in the room was a bit of an issue. There was also no way to contact the reception from the room so I had to look for the hotel telephone number and then call. I did get an iron which was great, but could have been a little easier. The room was too hot. I turned off the heating, and tried to put the AC on but it did not. I slept with the window open but the room was still too hot. Bed was comfortable. Check-in was average as there was a queue to check in and only one staff. Breakfast was not great - the options are very limited.


This was the first time I have stayed at a motel one. The location was very well placed as I had an early train from Waverly Station in the morning. The FOH staff were very nice and helpful for my check in / check out. The room was spotlessly clean, a decent size, nice decor, and very efficiently laid out. It was one of the nicest hotel showers I have had, too! Will definitely be staying with you again.

Excellent value for money. The only complaints (minor) were that the bar did not sell Cointreau and that we were not offered a free map when checking in. I only spotted the tear off free maps when we were checking out. Otherwise perfect.


Enjoyed our stay


Nice hotel for a reasonable price. Unfortunately we did not get a good night sleep on Friday night, as the walls are thin and people were banging doors and playing music at 3:30am!

Clean, modern guest accommodation with efficient, helpful and friendly staff. Minimal space in standard rooms, but ok for one or two nights if all you require is somewhere to lay your head down for the night.


rooms lacked basic essential that are vital especially if you are going out at night in Edinburgh ie no iron and iron board. Lack of phone in the room and it was a double room, so couldn't get in touch with room services to order any food.

The staff are all without exception excellent. Friendly, helpful and attentive. The room was quite basic but clean, fresh and modern. Continental breakfast was good. If there was one thing to improve on it would be to increase the evening 'bar snack' options. Whilst a full kitchen/meal option might not be possible, increasing the offering from toasted sandwiches to also include perhaps soup/bread, chilli/rice, jacket potatoes or similar would save lone travellers having to venture out. I'm sure adding a microwave to the toaster would be a relatively simple addition. When it is dark/wet, it would offer a safe and simple alternative - especially for female guests.


Room clean and comfortable - my only moan is that ois costs very little to provide the guest with a free bottle of water in the room, staff were great.


Staff extremely friendly and helpful. Only fault is that I have stayed the previous 2 weeks and most days when I come for breakfast my name is never on the list even though it has been paid for. Just a little inconvenient and annoying to be questioned every single morning so early. Also the first night in my room at my request someone came to fix my tv whilst I was out. When I returned back to my room later my door was ajar which lead to me having a very comfortable sleep as I felt a little unsafe. Overall though the staff are very helpful and friendly and it was a very comfortable stay.


We loved our stay. The staff were all lovely and this really made our experience fantastic. Location is great and communal areas were beautiful. The bed was very comfortable and bathroom and shower great. Our only niggle was that the room itself felt quite budget in its decor. In particular the white textures walls. It would not prevent me recommending the hotel just perhaps not for special occasions. Thanks for a great stay!

The staff were very polite and helpful. Room was of a good size and with a view over princes street. However, I did email the motel before going as had read some reviews that other rooms were of a smaller size. The room was nicely decorated, light and airy. The bathroom was clean and modern. Nice area in the lounge to sit and have a drink although we did not take advantage of this as we're out exploring! We also did not try the breakfast for this reason. The location is very good as is all public transport. Getting the tram to and from the airport was convenient and easy. Would definitely recommend to others.


Recently stayed here for my 50th birthday weekend. The hotel is in an excellent location and was impressed with the standard of the rooms (beds very comfortable). The hotel itself was clean and the staff were very helpful. Would definitely recommend this hotel and visit again :-)

The reception we received from Leve was worthy of a 5 star hotel. She was very helpful and friendly throughout our stay. All of the staff were very friendly. The room was very clean and comfortable and the location in Edinburgh is ideal. The room could have a bit more space to put your clothes. I understand budget but there is plenty room for another few shelves to lay your clothes out. I don't think it needs ot be drawers.

Great budget hotel! Warm & friendly staff couldn't have been more helpful. The obly slight downfall was the mattresses, for a double bed there are 2 single mattresses that kept sliding apart whilst sleeping but apart from that I have nothing else negative to say.


Perfect location in the heart of Edinburgh opposite Waverley Sation steps with fantastic views up to Calton Hill one way and the Castle the other way. Very atmospheric view at night when all lit up. Close to all amenities, bars, restaurants and shops. Rooms v clean and comfortable. Shower v good with plenty hot water. Friendly staff and eat all you like breakfast.

My wife and I thoroughly enjoyed our short stay in Motel One Princes. Room extremely comfortable, breakfast very good and plentiful, and crucially staff were all most friendly, attentive and helpful. Wonderful location with convenient parking nearby. (Only slight negative was bit of a smell from shower drain but that did not detract from an overall excellent experience) We will certainly return and have already recommended it to friends.


Spent 7 nights at your Princes Street unit. Very impressed by staff. Breakfasts were almost excellent but required mango chutney, mayonnaise or similar to complement the meat and cheese on offer.
